Since my budget is US $2400, I split it 3 ways - $800/rent and utilities, $800/living expenses, $800/savings or travel. I was hoping to rent a 1BR at Straits Residences for RM 3500 because I really want a place with a balcony facing the waterfront. Hoping they relax MM2H though I might qualify under the new MDEC De Rantau Digital Nomad visa for 2 years since I work online. Wish me luck!

One of the reasons the government raised the entry requirements is to prevent misused of the MM2H programme. There were participants who used the programme for gaining profit through property speculation in the market. The participants don’t stay in the country and don’t contribute the local economy. On the other hand, their involvement would create never ending of upward spiralling of property prices. So, sadly the government has no alternative but to raise the entry requirements.

Why not just fix a minimum time period that MM2H entrant can sell their real estate instead of using the sledgehammer approach? The policy was badly thought through.

Thanks Taylor, a very interesting video. If I am ever lucky enough to live in KL, my budget would of necessity have to be a bit lower than your $2000. Nevertheless, looking at yours I think that would be quite achievable. Having been to KL many times, I am quite comfortable using either the very good public transport or the Bolt alternative. My food expenses and other items on your list, I think would possibly be lower, so, now that I have seen your budget I more comfortable in one day making the transition.

Can I put in my 2 cent worth of advise. I don't know how to choose a good agent but be carful. Read the contract, it may include internet make sure it is connected otherwise you will wait 3 -4 weeks. It more than likely will be + electricity. Get them to right an estimate in the contract that includes full air con use other wise they will take you for a ride.TAKE PHOTOS when you move in of everything not just the bad bits. Will save hassles later on exit as they will try and charge you. Also in contract get a fixed date for deposit return. Basically do not trust anybody. Oh enjoy!!

i know a lot of rich people who are pretty low quality --- LOL , snarky !!! Hope the MM2H does moderate - I would love to go back to Malaysia. nice to know about the Georgetown area .... Penang and Kulim is what I know but lived when corporate traveling in KL in a downtime 5 star - with its standard 5-culture breakfasts .... Glad you found your ex-pat home - congratulations. To think of the place I could have in Malaysia is incredible...Also all the incredible travel opportunities.I really am thinking of moving just not sure I would like it after awhile. Very interesting! I've been trying to watch as many of your videos as I can & am hoping to find out why you left Penang for KL, just out of curiosity. Maybe I haven't found the right video yet. My husband works in high tech and has been to Penang many times and I got to spend a few days there. We stayed in Georgetown at the Eastern & Oriental hotel (i think that's the name). We took a Grab to the botanic gardens and drove past some amazing British Colonial homes that looked like they were abandoned. Of course, ever since then we've dreamed of buying one! But your point of wanting to be high in the sky without spiders and other wildlife is a good one, so maybe a modern condo would be better! Thanks for the great info

I live in Bangsar South and paid Rm1.7 million cash for my condo 4 bed over looking Gasing Hill on 37th floor 1.7Ksq feet. Budget per month for us is about USD$16,000 per month. So no problem with the new MM2H requirements if they decided to reverse it again, who knows right.

I live on a RM 3000.00 per month. I have my own house. Soo rent is out of the equation. My car is fully paid. My medical bills are taken care by the government. This value supports 3 adults. I just live to survive month to month.

Taylor , if one didn't want to commit to the MM2H programme just yet, would it be possible to say, take a 6-12 month lease on an apartment in KL or Penang, then stay for 3 months, fly out for a week, fly back and stay for another 3 months and so on? And I'm not sure whether its 90 days or 30 days for a tourist visa. It's not super clear.

It depends on what country you are from but the US passport they give 90 days. You could most likely do what you are saying. They don’t like you to make a habit of that though. 😊

You can do visa runs, and Malaysia is very tolerant of it. But they like you to stay out for several weeks before coming back in, and they might question why you're not returning to your home country. Since it is visa-on-arrival they can, of course, refuse entry. Sometimes, by discretion, they might issue only a 12 day visa and refuse to give you another 90 days. An example of this might be someone with lots of visits in their passport and they're carrying a guitar. The Malaysians might decide they're a busker (and an undesireable). So if you don't have residency and you rely on 90 day tourist visas, it can be tricky. Some people do it for years, though. It means a holiday in Thailland every 90 days and then hope Malaysia lets you back in.

@@davidd5226 Yep. A short term strategy. Easily do it for a year, especially if you mix up your destinations a bit. Don't make an obvious pattern. The authorities are looking for illegal workers. They might sspect you of living in Malaysia on tourist visas while working. That's why they prefer you to stay out a few weeks before going back in. It suggests you're not working a regular job.

Would you talk about some nice furnished rental apartments and houses? I am not going to buyafter I retire. I am working in the states right now. I am from an Asian and single. Most of time, I will stay home and not travel much. The budget is around US2000 for rent. I am looking at Ritz Carlson 1 bedroom. I am not sure if it is worth or there are better options. Paying for a house cleaner is an affordable luxury, outside the US. For me, this is a must have. I did enough cleaning in the US to last a lifetime.

In klang valley most case agent commission bear by owner. Rare case is 50:50

I’m not sure if it’s strictly legal but I have always had to pay my agent something (buyer’s agent). 🤔
