This is a good run down of the community. We recently remodeled a condo in Bluffton to live in while we build a house, shop and 2 apartments in Hardeeville. We just moved from Los Angeles and are excited to be back in the low country. Being a national builder myself and worked on the homes in Sun City we decided to not consider a production home. The main reason being the quality, longevity and efficiency. With that said this community would be a good fit for the right person. For us personally we decided to spend a little more upfront and build a high performance structure using the passive house building standards. For anyone unfamiliar it's 15 inch thick ICF walls, R-80 metal roof, geothermal hvac, solar hot water and power. I realize that a lot of people wouldn't consider this because it's usually all about the money but in our case we feel it's worth it to build a multi generational home with a shop for the business and 2 rentals. Correction: approximately 2.5% of the purchase price for property taxes as a second home the Town of Hardeeville.

Do not hire WATER WORKS pressure washing . South Carolina. None of the employees could pass a drug screening if their moms life depended on it. The owner is as much a mouth breather, liar as the people he employs. For residential after driveways are surfaced clean. They spray straight on the residential driveways and side walks. But for community contracts like the one for Sun City. They just surface clean. And not spray the sidewalks with “bleach, straight” after it’s surface cleaned. So it dirties sooner and they can pull more money out the contact for it. Sooner because they didn’t do it correctly or the same process as driveways and sidewalks for residential. SCAM. COMPANY. Water works pressure washing
