Hella cheaper than electric heat !! Throw a pellet stove in… the oil on low low… to kick on when you’re not home if the pellets run out …

Some folks would put in a wood stove, have heat pump for automatic back up. Others would slide in a wood pellet stove. Vented right outside. The ducts are in and chimney in place though. Gas heat or gas log fireplace another option. Think there is styrofoam insulation under the vinyl so should be easy to heatl. Cost for oil hot air furnace? Reach out to Bates Fuel right in Sherman ME or any other local heating oil dealer for a quote @Erin-Thor!

In town lot Larry. .23 acre is typical. 76' deep BUT consider the acreage of the ball field, playground, the town office and old school on School ST! Dead ends too. 😀 Drilled well, concrete septic means no monthly utility bills too.

@@AndrewMooersmainerealestatePardon my ignorance: FABULOUSLY low taxes. There is a drilled well and concrete septic in an 'in town location.' Does this particular town not provide water or sewer services, hence the LOW taxes? Does "concrete septic" mean a holding tank and leach field on site or just a holding tank requiring regular pumpouts? Are all homes on the street or in the town responsible for these services, independent of the town? It's all very interesting.

@@ackack612 With under 1000 residents, the cost for public water and sewerage not worth the expense. This septic system was soil tested by William Hersey for a 3 bedroom system. So concrete tank, 1000 gallon and leachfield put in right by the book. You see the drilled well off the corner of the front of the home near the entry door. Plowed year round dead end street taken care of by the town. You just plow or snow blow your own driveway on this one.

@@AndrewMooersmainerealestate Thank you! Kind of what I expected. One more question...I looked up the mill rate and it's substantial, (or so it seemed to me). Clearly the valuation for the home is quite low. As a life long Maine resident who has the added perspective of extensive real estate experience and really knows these smaller towns, why have a comparatively high mill rate but keep valuations low? What am I missing? Appreciate what you do.

@@ackack612 Simple math exercise. Maine is small towns. There are 450 of them in Maine, only a hand full of cities. Raising money to educate kids, fill pot holes, plow roads, maintain the local overhead means you this "this" amount of money. Higher mill rate, lower property assessment or the other way around. Same mission at the end of the day. Small towns are way way more frugal and careful with their spending. Just like the locals run their own check books.
