I live in this building. People choose it because it's *not* downtown, the tenants are less party-oriented, it's a quieter area, and it's walkable to lots of things in the Montrose. Not saying it's cheap, and we don't live in a penthouse unit, but it's actually not a lot more per foot than the Hanover next door or many other highrises popping up in Houston. La Colombe also has a large art collection and it's semi-attached to the La Colombe d'Or hotel, i.e. you can get room service. The pool also has bar service on summer weekends. It is in fact like living in a luxury hotel.

@@texlad04 My main concern was that for Houston, TX that price is a little too steep. With HOA dues things add up pretty quick.

@@ssds86I don't disagree that it's steep, and I have complained, but it's one of the top rental buildings in the state and they have consistently priced high. (That said, prices have softened since this video. There was just a price cut of around 500 on units between 1500 and 2000 feet.) I'd say it's better than the Driscoll and closer to Parkside Residences. The level of design and amenities are superior to One Park Place. Museum Tower wouldn't be a comp and the regular Hanovers wouldn't be either - they all have a cookie cutter feel. So the tenants are paying to be at the top tier and have a condo-like experience (the layouts are generally pretty functional) surrounded by a large art collection with a luxury boutique hotel attached that serves celebrities and the wealthy. If you want VIP, you have to pay. It is actually like living in a luxury hotel complex. Yes, a complex. I say this as a 3 year resident. I'm moving out this summer because some inventory finally came on the market and I can buy something that meets my needs for an ok price. But I don't think it's unreasonable for the premium experience if that's what you value and if you rent on the dip. They do a price boom/bust cycle. Rent on the bust and the prepare for a rent increase if you want to stay. When you consider what a 2000-2500 foot house in 77006 goes for these days at 7 percent interest, it's hard to escape the fact that Houston is no longer a city of cheaper housing.

The secret sauce to this building is the overall luxury vibe. It is in fact like a living in a luxury hotel. The art collection adds a level of class you don't find many places.

Developer may plan on converting to condos at a later date which is why it's been built to condo specs

That’s definitely a great sized apartment. We should be building more luxury high rise buildings in America. The amount of resources it takes to build single family home subdivisions is not sustainable.

@@dvkins6394 true, but if there’s more luxury high rise buildings near coasts and marinas, many older people might decide to sell their home and live a better lifestyle. This will free up housing stock causing less subdivisions being built.
