Great information for beginners! ▶️Another thing that wholesalers should know is that when they find tenable properties at the right price point, there is a good possibility that they can get them financed as an investment property on a 30 year fixed...hold them...collect the rent...and start building their own portfolio.

From what I've learned when this happens to you, yes you would end up purchasing the home but just put it for sale again for a higher price and get what you can out of it.

You have contingents in the contract which would allow you to back out. Normally you have an inspection contingency say 7 to 14 days. If you don’t find a buyer before 14 days up you can use that contingency to back out or renegotiate the contract.

I’ve had several conversations with my wife on this as she has been in real estate her whole life. It’s all in the details. You are not by any way marketing or selling the property. You are selling the contract rights to buy the property to someone else. Big difference. You are also attaining the property well below market value to help an owner out of a property they no longer want. It’s unethical to do this as an agent as your held to a higher standard and need to use skill and due diligence in getting comparable market analysis which is market value. Things get hairy when you try to do this as an agent. You need to still make sure you abide by the state statues though regarding real estate.
