I’m curious about you not putting it on a foundation I was under the assumption the guidelines for getting a loan on a manufactured home had to be set on a permanent foundation. I would really like to know if this is correct information.

@@melissajohnson2935 Where I live in New England, and specifically the state I live in, concrete pads keep the manufactured home level and dry underneath. I live in a seventy foot by fourteen foot mobile home. I have lived in it for fifteen years, and not one issue with instability or moisture at all. It's the way to go!

Definitely! They removed a large home from the site a few months before I took the land over and I didn't get to see that part. So it was fun to watch them bring the new pieces in! Although they said that the previous home had been there for 30 years and really settled in... and was much harder to get out than this was to get in. This seemed really hard (to me!) so I can't imagine harder!

That all depends on where you live and what you get. Where I live if you want a treatment plant septic (required in you have less than 10 acres of land) is roughly $5k. A well is about $3k and that includes drilling and everything you need to run it, like pumps. You can either pay for those services out of pocket or have the cost financed into your home loan. Which is what most people do.

Food for thought: a lot of these companies run like production lines and they cut corners when it comes to "behind the wall" stuff (the really important stuff), such as plumbing and electrical. So 2 years down the line, you have issues and they charge you a fortune for service calls.

Total horseshit. That may have occurred in the 60s and 70s. That's straight illegal. The construction process is monitored the entire way through.......My19 69 magnolia has been great. ZERO ISSUES. IN 52 YEARS. It's 2x2 construction everything works great.

Hopefully they will put footings so it does not sink when a heavy rain falls. Not sure why a gravel foundation was not installed prior! Just grating the area without putting back any solid foundation seems really bad. From the video it looks like there is a slope to the property have to erosion proof if it does.

FYI...The shingles on the roof will get mold from the dampness of the trees so you will have moss and mold growing on your roof. You will want to use bleach and water to power wash your roof to get it off but it will wear down the shingles causing roof leaks. Best to save and put quality or metal roof on since you placed this in between trees. Install a water shut off immediately as the ones in prefab are either not in the bathroom or the washing machine hook ups are very flimsy and cheap and you will have to replace them in a year or two with stronger ones. Saves from water damage inside and mold. Check air leaks in winter by formation of icicles along edges of roof....sometimes in new prefab models the skimp on insulation ....just so you know.

that is why you do the options of getting your ducts and vents in the ceiling and they upgrade you to R40. When it gets time to replace the roof; put a metal roof on for sure. HUD requires water shut offs in every room where there is water. We just bought a Clayton Mfg Home and did around $8100 in upgrades. We did the Farmhouse Flex 1800 Sq Ft for 108,000 total in Oklahoma. The site prep is going to run us about $25,000 and we have level ground. It is all the taps and the concrete foundation, patios, porches and the garage pad.

What about gas, electric, water, sewage etc? Assuming that is something you have to coordinate with the town? Curious on how to do that (most of what I researched said it is extremely difficult to get). I’d love to do something like this but there isn’t much out there on how to successfully get the necessary permitting.

I'm thinking there's not much "permitting" to worry about if you live way out side city limits (at least in our case here in Tx). As for Sewage she'll probably get a Septic tank installed ($8000). As for water, we had to drill a water well. For electric you gotta call your local Electricity provider or go Solar.

@@FunDuude Yeah it's exactly the same in The Poconos out here in PA, though it seems getting a septic tank put in is much cheaper in Texas. Problem with permits is that certain places are very anti-outsider, so the locals will give you a hard time if they didn't attend pre-school with you, whereas your neighbor gets to do anything he wants.

You love it i know and my advice pay it off as quick as you can if you haven't already. Once land and home is paid for have 0 car payment 0 credit cards 0 loans of any kind then figure your living expenses and utilities, insurances which should only come too around 300 to 400 per Month maybe less maybe alittle more ! Minus your food and entertainment you should be able too semi retire working just part time and enjoy your life it's the only one you got ! I did all of this and now I'm retired at 50 and I love it

I ended up using 21st Mortgage, it was not hard to get approved. I would suggest talking to a few different places before you put in applications though... I found different listing prices at different places. The up front prices were very different from place to place!

@@crystalbrame7886 most times depending on where it’s installed if not on a pad, they will set it in then wait to actually do the complete install for the dirt to settle so it only takes one visit to tie down. It all depends on the state regulations and the mobile home place you purchase from.

Thank you! I'm not sure, I only know how they did my house which was on cement footers. I think it depends on where you are, your land and the zoning requirements. They might be able to do dirt pads elsewhere... my ground is mostly sand so that wouldn't work here.

The home has just been driven to the lot and spotted, they have not started the setup process yet. The setup crew will remove the wheels and axles from the home and set it on the blocks.

Someone said something about trees don't want tree within falling distance of house . I've seen what happens when trees fall on a house. Remember roots go out as far as the tree is tall. So keep away from sewer and water foundation.

Great Job, however I'm wondering where is the foundation concrete that they anchor the home down to? It has to be anchored down to something besides dirt. Mine was anchored to strips of concrete poured 18 inches deep.

You can use ground anchours if they are approved. They are like a large screw thats gets turned into the ground.

YEAH, I was wondering the same thing. When I was 14 my Mom and Dad bought a Larger section of Land and Bought 1 of at that Time it was known as a Modular Home like this one and it arrived in 2 Section's just like this and had to be set on a Concrete Formation where the Wheels went and Anchoring Slabs had to be Poured and then the State Inspector had to Inspect the Concrete work to make sure it met Codes and was deep enough. How is it you just bring a Bulldozer in ? Bulldoze a Flat Patch and then bring in the 2 Halves? WHERE IS THE CONCRETE SLAB TO SET THE HOME ON AND TO ANCHOR IT TO?

It had to be set on these special footings. I don't really know how to describe them, they're kind of like the ground anchours that frank mentioned. They set them in place after the house was brought in and then anchored everything. Then the state inspector had to come out and make sure everything was up to code. It took a few weeks to put everything together, I only was able to video the delivery not the setup.

So that's what the delivery drivers do . Know there is a crew that will come in level that thing up with cinder blocks. lag bolt it together. finish off roof. hook up electric plumbing and sewer and skirt it in.

I was wondering if you could shed some light on what you had to do as far as land, when buying a manufactured home. Purchasing land would be one part. How are utilities, sewer, water, etc. handled? Did you have to do all this yourself or was this coordinated by the mfg home dealer?

Hi Bill! It really depends on what type of land you're looking for. The manufacturing home company I purchased mine from had a few places they work with that could offer land & home deals... most of those were for land that was a lot inside a park. I talked to a few companies and they all had different connections and therefore different mobile home parks they worked with. If you're not looking to be in a park and want more traditional land then typically you're going to need to find that yourself... and then the manufactured home company can work with you to get it included in your loan. I found my own land and for my particular mfg home dealer included sewer & water as well as the foundation in my setup price and power (utilities) were an outside setup fee (meaning I had to find someone to setup power on my own). I believe that differs from place to place so you'll need to ask the people you're buying the home from how it works there. Hope that helps!

Uhhh... Not to be a spoil sport, but where are the footings? I've seen a number of these homes set and never seen one set with no footings for the block to set on. Single wide maybe but not double wide. It should be on a footing that minimizes settling so the two halves don't pull them selves apart.

They are set on pylons every so many feet. Had one when I was in Navy delivered. Never had a settling problem!

Three years later,...how is the house holding up? Any leaks or cracks in the house? Ive been thinking about a manufactured home, but the delivery aspect of the process scares the heck out of me. The house literally goes thru an earthquake on the delivery truck.

Do you have to have a vase under knee to place your home? I heard you have to have cement and where you going to connect you sewer for your toilets. This houses are costly when you buy them from a dealer?

check different dealers in your area. check with your county and city on what you can connect too. you might have to have a septic system or tie into the city sewer. there is a lot of site prep before your home gets delivered and then it can take several weeks for them to finish on site. Lots to do. We get ours in a month and then we will move into it probably 6 weeks after that because of pouring concrete for the garage and patios and porches. Where do you live Trinity?

Do you have a video where shows where you hook up the water and electricity I would like to have more advice
