Great video David. 40 year lease with black water, fibre and fueling facilities plus restaurants and high end stores. A circular shape, buffered by rocks, may not be highly efficient for cramming as much in as possible. It is better for the captains and crew who reverse the vessel into dock and with added privacy and space. To boot a beautiful town which will benefit from extra trade the yachting industry brings. A winner.

Impressive circular/fractal design. Amazing location. Why was this not constructed 1-2 decades ago (pre-2008). Furthermore, I would micro analyze the berthing conditions (satisfying them), after all you will signing a 40(?) lease (under contractual Italian Law). This may be the ‘Deal of the Century’ or... a marriage to a neurotic Italian princess! Either way... it’ll be one hell of an adventure, albeit an expensive one. Thanks for another stunningly shot video.

JORDAN WAUGH , Sales director at Cala del Forte marina was conceived during an Atlantic crossing on a wooden yawl, but his initiation to yachting was thanks to his father, who was a captain of such emblematic yachts as Rosenkavalier, Wedge One and Zeus (ex-Enigma, ex-Eco ). His deep personal passion for yachting took shape in one of the best schools of the sea: the Yacht Club de Monaco's racing team. The yachting industry has a lot to learn from the aviation industry. Scheduled maintenance, blue-book valuations and homogeneous safety procedures are all things that would make investing in yachting a safer and more financially viable proposal. There is no "one size fits all" with regard to what younger yacht owners want. They tend to be more meticulous in choosing their yacht as they have access to much more data. Monaco is the perfect balance between local community and international accessibility. As early as 1901, the Monégasque royal family knew that building two outer walls, Quai Rainier 1er and Quai l'Hirondelle, would transform the bay into a true safe haven for yachts and ships alike.

If i was in the market for a 40m vessel i would not go to production builders like princess, azimut, sunseeker i would go to custom superyacht builder! If you want a yacht under 100 feet then absolutely princess thats what they specialize in and most of the yachts they build are smaller boats! I guess im saying go to who specializes in larger yachts! Im sure David can tell you the best shipyards for that size! Also the princess 40m is not customized! Well you can choose what furniture you want ect ect but structure wise no! Custom builders will build whatever you want! Size ,decks and full custom interiors!! If you have a budget maybe princess are the way as they will be cheaper than custom builders but at the end of the day if your looking into a yacht that size you want to customize it how you want and its build quality is top notch! But resale value on a custom yacht is not good you need to find someone with your taste so the princess will be easier to sell when you decide to part with it! Their is many things to consider i hope this helps you!!

French and Spanish have official academies that regulate the language, and which people accept as authorities for official speech. English, however, is an entirely organic, uncontrolled language, and so even dictionaries simply report the most common pronunciations and usages that they find out there "in the wild." There is no absolute correct in English, only what works on a given day. Terry Jones of Monty Python told a funny story (approx): "We wanted to do something entirely original and unique, something outside of any category or genre. The fact that "Pythonesque" is now a recognized word in the Oxford English Dictionary is, I think, a measure of just how much we... failed." English evolved simultaneously with the taste of the population for the offerings of the comedy troupe, incorporating their strange humors into its lexicon as fast as the word could spread. This is a strength of English, by pure luck and without making its origin culture necessarily superior to any other. It has no arbiter nor officiation, and this is perhaps why it is, by an order of magnitude, the largest language in the history of the world. It simply absorbs everything it encounters, in all the glory of the variations and exotic origins of many cultures. The Japanese word for their horseradish and spirulina powder/paste is "wasabi." The English word for this fiery delicacy is... "wasabi." It wasn't translated. It was simply accepted. This is the future of language as it will become, even if some people don't know the exact inflection to make it match what a japanese native would produce. It will be recognized, and that will suffice. The point of stabilization will come from the common crossovers of every region, every participant, as communication becomes ever more widespread and instantaneous. People will use what others will understand, charted by intuition and overlap, not by decree. This is, perhaps, the starting-point of a true universal human language -- and it will have no king, because it needs no king.
