I would make the bedroom the lounge, and the lounge (with the murphy bed) could be the bedroom. It's odd walking into the bedroom from the front door. Amazing facilities though. I lost count of how many pools there were in the complex!

Hey! Insurance fees have already increased at Compass Cove. HOA dues went from $745 to $827. It was only a $82 monthly increase at Compass Cove. However, I would keep this in mind: when you do a HELOC, it's a variable rate loan. These are great for small amounts that can be paid off quickly, but not so great if it's going to take you a long time to pay it off because you have more risk this way (if something goes wrong, and you can't repay the loan, and your HELOC is taken out against your home.....potentially not cool.) I'd only tell you to do a HELOC if you can pay it off quickly, especially given the variable rate. Have I seen a client go this route: yes. Did it work out well for him and his wife: from what I can tell, yes. At the end of the day, you have to gauge your risk tolerance and make a decision you can live with, even if things go south.

9500 profit on a 175000 investment = about a 5% ROI. Youu can do better with a CD and not have the hassles.

Hey! With real estate, especially oceanfront condos, you have the upside of the potential of significantly higher Gross rental Income in the years to come (rental market goes up and down). Also, you should take into consideration building your book of business for upcoming years for your rental property which ultimately could successively increase your Gross Rental Income AND with repeat/loyal customers that come year after year, this could potentially insulate you from dips in the economy, giving you a better overall return on your investment. There are alot of upsides to real estate. Not sure that you'll have that potential with a CD.

I agree. People never have the long-term view. Unfortunately, in 20 years' time your US$1.95million CD investment is still worth ..... exactly that. And with inflation that's actually LOST a lot of its value. The property will go up in value, as will your monthly income.@@shorewisewealth

5 percent isnt the best investment return, but you do have an appreciating asset. And your rental expenses, HOA fees and many other items are all tax deductible.

Has this guy not noticed what is happening to real estate investors? Don't buy as an investment, only if you intend to live there year-round and can afford all the expenses on top of the unit purchase.
