Just a general comment- Some of your subscribers might not realise the sheer amount of effort you put in to researching subjects. You have spent a month on just one sector. When I see other KZitem investors standing there, parroting back the latest conspiracy theories about why an equity is shorted or regurgitating stock reports, it makes me realise how much you stand out. Another important thing to consider is how much of their free cash flow, these REITs are paying as dividends. I've seen REITS with dividend payout ratios of 280%. They only pay a high dividend because their competitors are doing so. A REIT is a business, so it should be analyzed as any business.

Ishfaaq Peerally - Popular Investor classic payout ratio is not applicable to REIT. Look payout to AFFO instead Net income.

Enjoyed the video Sven... I'm a believer in having a portion of my tax deferred portfolio to REITs. I reinvest all my dividends and hope these companies stay on track so I can compound over the next couple decades. I currently have 3 REIT positions which consists of about 12.5% of my tax deferred portfolio. Here you go... HCP - Cost Basis $26ish (full position)... I like the healthcare focus, but all else being equal feel WELL and VTR are superior companies to HCP. Not worth making the change at this point for me though. MAC - Building my position and slightly under water right now (currently have about 75% of desired position)... Dealing with some issues that I feel are short term in nature. They've been transforming the company over the past few years to focus on Class A malls, which I think should pay off nicely over time. We'll see... STOR - Cost Basis $28ish (currently have about 75% of desired position)... The majority of STOR Capital's properties are in the Consumer Services Sector, which shouldn't be impacted by e-commerce (i.e. fitness centers, hair salons, restaurants, movie theaters, etc.). This is a Berkshire holding and I'm guessing he'll get bored with the small ownership stake and just buy all of it at some point. Personally, I'm not interested in Residential REITs of any kind. Looking forward to hearing your REIT idea in your next video. :)

Alot of people in the USA knock on reits because if the buisiness structure. (Valid concerns) however, put your reits in a ROTH and you bypass all of the negative tax implications! I'm long on reits! Great way to own real estate and no headache of being a landlord.

Thanks for the analysis Sven. I think it's better for me to invest in physical fixer-upper real estate much better return there. I also find in my research of other stocks that many good businesses offer 6-10% per year over the long term. Keep up the analysis Sven 👍

Thanks for the video Sven! 🙂 Could you explain about the dividend cuts? Does dividend cut mean that the Reits simply reduced the dividend to be paid, or does it mean that the Reits stops paying its dividend? Please give me an advice which should I choose, if the goal is consistent dividend payments: 1. Common stock that has a good record of dividend payments? Or 2. Reits? I'm trying to figure out which among the two should I choose so that I have a steady income to rely on, before I could freely focus on capital appreciation of stocks.

My main tip for people considering buying REITs shares, check out the historical payout. If the payout exceed 100 percent, it is a very bad sign. If it exceeds 100 percent frequently, it is a sign to stay away from this REIT

Thank you again Sven! I do/also have a dividend/REIT part in my portfolio. I took that opportunity in December 2018. My favorite US REITs are BEP, IRM and DLR which I am long. I recently added small first positions in SKT, CHCT and MPW. Kind regards from Amsterdam again.

flying frenchman Yes, of course. Look for this fund and the companies that composed it: JPMORGAN CLAVERHOUSE INVESTMENT TRUST PLC. My favourites: LGEN, AVIVA, DLG.. Good starting yield, respect of shareholders, etc. Look on KZitem the interviews given by its manager: William Meadon. Check and let me know

I do research on REITs and invest in them- You really need to do your due diligence on management and their properties. Also, just from my experience, the best way to make good returns is to wait and wait and wait until prices crash and to buy good REITs- Personally, I am still waiting for some correction but things are quite good-

Unfortunatly, dividends are taxed as income in Switzerland. Capital gains are not taxed at all.

I'm an Aussie and have a few REITs, interest rates are down on the back of two recent cuts and the market has stabilized with prices probably set to move up. REIT's have been flying in Aus all year on the back of the franking credits debate pre Federal election and have continued to go up now we have a Liberal Government again. They did suffer during the GFC and a lot were wiped out, golden rule is no more than 10% of your Portfolio in REIT's and have diversified REIT's ie dont have all you money in Office Buildings for example, spread it around to Industrial space, healthcare buildings, childcare centres, shopping complexes etc....

Thanks to Macron, all dividends on French listed companies (REITs incl. -- even Unibail) are now taxed at a 12.8% flat rate for non-residents (if using a French broker, I guess, but you could try with De Giro etc.).

Hi Sven, have you looked into STOR, it's a REIT that Warren Buffett is invested in and has been hit hard by the pandemic. It owns commercial buildings and leases them Walgreens, 7-11, etc. Which would be less hard hit by the pandemic. Curious if you have done an analysis on this stock or have an interest.

I asked a similar question which was, is this a good time to buy REIT's since they';ve all run up this year (in the US and so many videos are touting them) and he gave a lame, non-answer. I believe the answer is a big no. Most have run up very much. Have to wait for a pull back. But the videos keep coming and no one mentions the right entry point.

Hi Hans Gruber, the answer can only come from the investor himself. Do you like what REITs offer? Do you have a non-taxable account, do you want to accumulate dividends over the long term? Are you ready to buy more if it goes down? If you can answer these questions with a yes, then REITs are good for you. Few reach my 15% requirement, therefore not yet for me, but might be somewhere in the future.

But figuring out the entry point (of any stock not just REIT's) is important too and nobody mentions that very often or how to consider price history or what current conditions are related the decision to enter (buy). If these video's are meant for education then I'm disappointed it's seldom mentioned or how the channel owner views it (it's not just you, it's many investor videos that leave out this point).

REITs are very interest rate sensitive, like LT bonds, correct? Yes, tax is also an issue, because I have (in Austria) no tax-free account, like Americans have! I guess I have to pay progressive income tax. .

URW is a company Sven should realy look into. The stock has been in a big downturn after the buy of Westfield, but I call a bottom now. This makes it a great long term imvestment. Why: +Good Westfield brand +Best locations, that will still be great altough the retail properties problems because of offline retail +Growth pipeline of properties

Invest with Sven Carlin, Ph.D. unibail, imo, for what it’s worth. trading at a good discount, pe15, ok debt, but not a great future performer, average. Not for me at the current time, around a 10% return, with no margin of safety. Just my opinion, don’t shoot
