Can’t agreed on how the annual depreciation of psf of $30/40/50 etc. alternate comparison is getting the ratio of project launch price psf versus psf of nearby HDB at that point of time. Anyway different people with different calculations, fine. But location comparison is incomplete. Just because it’s 2 mins walk to mrt, it doesn’t make it good. There’s no amenities and GL to people taking mrt downtown when it’s woodland station prior. Plus comparing woodland, springleaf and Lentor land purchase price, a mere $80/psf land sale price diff for YCK and woodland South. So is $900 cheap for a land in woodland? Not in my view. It may be profitable, who knows. If that happens just gonna help bump up the price everywhere else down south.

$900 is fair price for far OCR with MRT. Canberra GLS sold $790-$800psf far from mrt 😆

i know its woodlands but location score can be higher tbh, other than the mrt, its also right beside innova primary and close to woodlands health campus. vista point is small but causeway point is just an mrt stop away. and if u want can easily hop over to JB to do ur grocery shopping instead to save money since RTS should be completed by then😁

Usually find you very objective but this review feels quite sus. After watch your review videos, always feel convinced by your points but not this time round. Comparison with surrounding condos feels very superficial. Gap between Norwood with resale is very high in terms of quantum/psf. Need +300 psf for flippers to make decent gain, hard to justify Woodlands population paying so much for Norwood resale for own-stay in 3-4 years time. If they want to "upgrade", then 2 stations down towards Orchard to Lentor then consider upgrade and price not too far off to Norwood. Lots of other points to discuss. Conclusion: just want to say hope to have your unbiased opinion because all the other channels by property agents are worse.
