@@theregoesgail I actually like my little apartment. I’ve done a lot of what you’ve done. I have a Chinese and American art collection and I have my paintings and Qing dynasty embroideries hanging on all of my walls. The trick with small apartments is to remember scale. You can’t put a huge couch and something like a big entertainment center in a small space. My little kitchen table and chair doubles as a desk with a Chinese ginger jar lamp on it. I have hand woven Kilim rugs on the floors to cover up the awful linoleum tile because I live in a rent controlled seniors apt complex and it’s a little Soviet, if you know what I Mean. I have a few antiques and the only thing I have left to get is a small book case because I am a voracious reader. Half the furniture I have I got for free when a man on the 13th floor died and it was offered to me for free. So I have a beautiful Chippendale headboard and dresser, my table and chair, lamps and end tables that are all my style. It was a blessing from God. Btw, I love the natural light you have in your apartment. Your home is beautiful.

Hi! Love your place! Bathroom idea: when you showed the vase on top of the toilet, I thought, those colors look great with the tile insert. The vase looks gray maybe, the stem looks green/yellow/gold. Frames in a brass/gold family like the fixtures and the hooks would look nice, or thin medium tone wood. Anyhoo, that’s my 2 cents. Also, I still can’t wrap my head around how you youngsters make all the furniture I got as hand me downs from my parents in the late 80’s look cool and hip! Somehow at age 60 I feel like having those pieces in my home screams old lady, whereas in your place it looks trendy and cool. Go figure

Surprised you have a separate bedroom in your 375sf apt! Also, it seems to have charming old prewar bones like high ceilings/fireplace/windows but has fabulous shiny new clean surfaces. Clearly defined Liv/Din(worktable)/Kit/Entry/Bed/Bath/storage spaces. Worth every single penny. Like how you kept it uncluttered and roomy. It's New York fantasy fabulous.

same here when i saw 375 square ft? with a bedroom,we had a studio with a added bedroom and it seemed tighter amazing. I love the cozy decor

I paid $325 a month beginning in 1980 for a 425 sq ft studio on 74th and1st and stayed 16 years -- rent $500 when I left. I miss Manhattan and loved that time. Was truly special.

Wow. I remember my family paid $300 rent for a 3 bedroom, 1bath, living room, dining room, 2 large hall closets,eat in kitchen with pantry. This was 1985 in the Midwest. My my how times have changed.

lol, In SF in1980 I moved into an apartment in the Haight by the park. It was big and $180 a month. Only had it for three years and sometimes I wonder what the rent is now with rent control.

It was an awesome find. I remember when I lived in NYC from 80 to 2001, there was always so much good stuff being thrown out and available from people moving, I don't think I ever bought anything other than linens and kitchen stuff, and even some of that was available. Not to mention all the thrifted/second-hand items available at the flea markets on the weekends. This was before thrift and flea markets were popular, and it was awesome to have beaten the curve. Now, everybody seems to be into it, so probably not so much available on the streets anymore.

I love your main living area. The sofa, wall art, dining area are stunning. Your record collection is amazing too. In the bathroom you could hang old gold antique frames with art. It would bring a different mood in and distract the eye from the wavy tiles.

Frameless abstract art for the bathroom wall will add colour and an oval mirror with an old-gold frame, above the toilet, will complement the brass in the tile border. An extra mirror will bounce the light in a tiny room with no window. I like the modern/vintage mix you have in your apartment.

I'd do peel and stick wallpaper In the bathroom. Light dimmer Put under cabinet rechargeable light in the kitchen. Wall Art. Put the mirror back in it. It will reflect light. You did a great job.

Love that bath tile!!! It is not boring ..very upscale & "mid century "looking.... IMO I would use a white frame & white matting...the pop of color should be the artwork itself.........gallery standard..... very chic....BTW the apartment looks great...all the rooms! Nice job

I'm thankful to God that I own my own home and my heart still goes out to renters, like you, who are feeling the pinch. I hope one day you find a reasonably priced home that you can buy.

I adore your charming apartment! You have done a beautiful job Gail! It seems very “you”. The rug and those gold chairs are perfection with the sofa ! And the dining area is done very cleverly. The bathroom is nice too - I think gold or antique brass or even timber frame art would work in there and also marble pieces. ❤ I love the pink/rose accents - they work too.

I LOVE your apartment and the living room is hands down my favorite love the windows , brick fireplace and your choice of decor and colors. My second fave is your dining area and how its lovely and flows perfect with the living room!!!!! It's my fave NYC apartment and decor I've yet to see. So very cozy. I love what you do with the albums ❤ what made it perfect is the crawling plants ,,, I have one and love it. With those colors, woods and brick perfectly classic timeless.

While I'm no slouch in the area of home design, a dear friend is a *star*. She found herself with a bathroom that I would have considered a challenge but she got a few very simple, large scale, watercolors of a single flower, had each framed in a modern, 'blonde', natural wood frame, and they were just perfect. This was in a Victorian house where she confidently mixed Target finds with heirloom furniture. Your place is great. I downsized from five bedrooms, a huge living room/formal dining room, three fireplaces, a sun room, and a spacious deck ~ to a seven hundred sq. foot condo. My oldest daughter and her husband did the same..... McMansion on the cul-de-sac to a smaller, open loft apartment in a historic building. We all *love* living with less and in smaller spaces, despite the minor inconveniences.

I would consider switching your dresser to the other side of the wall because it’s the longer side and the desk where the dresser is..also switching out your head position of the bed to the other side of the wall as well.. might give you just a bit more walking space next to your mattress. The mirror from the dresser will reflect more light and make it look bigger than the set up you have now and you will see the reflection of doorway…feng shui flow… you can mount a little wall shelf underneath your artwork on the other side of your mattress to use as little nightstand.. you can also place a lamp on your desk for smaller lighting and reading in bed.. you could hang a few wall hooks on the big blank wall in your bathroom and get them off the back of the door, place two shelves above the toilet for pretty decorative things, plants and storage. Lots of ideas 😀

I'd go with an ocean-themed decor/color in the bathroom because lighter shades of blue would complement that brown & tan tile work. Or if you're not into ocean-themed stuff, blue accessories & decor would look terrific.

You did a wonderful job with the tour and decorating your small space. It feels larger than it is! For your bathroom, I would pick a style, i.e. cottagecore to go along with your cabinet pulls, or pull in colors you love. I saw a gallery wall recently from a thrifter that had lots of mauve in each painting. Even though some of the paintings were abstract, some floral, it all worked to draw the eye with the cohesive color palette. You could go with gold, brass, gray, or painted frames. Get some shabby frames at a thrift store and paint them all the same one or two colors you need to create a vibe in the space. I personally think that a retro green and an interesting pink/mauve for all the frames would look fun! Enjoy this time in your cool Manhattan apartment. You are independent, fun, and adventurous! Congrats!

The little strip of tile in your bathroom can be remedied by using peel and stick tile over it. That way you can change out the print and color whenever you get an itch. Very cute apartment

Favorite room is the living room! I love the carefully chosen artwork and trinkets, very nice. You have gotten a lot in a very small space, I live in 550 sq. ft. I know it gets bitterly cold there, so I kept looking for where you would store coats, but I see your closet is enough space. Thank you for sharing!

Love your space! What I would do is get a peel n stick wallpaper to cover the border in the bathroom. That takes away the gold/silver dilemma. You could make the border white making the entire bathroom white, clean slate to add color artwork, etc. Good luck !

Hi Gail, I enjoyed this home tour. I’m a Native New Yorker, now living in NJ & I am an avid home decorator. Some suggestions for further expanding your storage space. Utilize your doors, on the back of your doors you can either buy over the door organizers to sort items or even to hang some extra clothes. Something to think about, also where possible it might be worth getting under bed storage bins that come in wheels so you can consolidate items and have an easier time, rolling them out when you need to get an item. For your bathroom, are you able to put up floating shelves? That way you can put decorative and extra bathroom necessities on them. If you are not allowed to drill. You can considered perhaps a fun gallery wall of art, or one big art work. There are also command small shelves that use double hold tape, where you can use a few and put a small plant in one, a small art print, etc…or use it on the smaller wall by your bathroom door to display perfume or anything decorative under 10 lbs.

Solid work, I like your art and creativity. My first idea for your bathroom is to dominate the space with bold tropical colors--see how the yellow of your handsoap takes all the focus? Build from that--only bold colors so maybe the vases atop the mirror could accompany the candles in the fireplace? Orange framed bold paintings. Maybe French seascape artworks with bold colors. No pastels or gray tones. White seashells to communicate with the bold colors naturalistically. My favorite part is tied between your eating area and the living room with rotating album art.

Enjoyed ur apartment. The living room has so much character-I wd love to see more of that in bedroom and bathroom. I will say the color of your bath towel hanging on the door wd be a lovely color to add to the wall in artwork. You cd add a small wooden wall shelf or baskets with greenery to add warmth and additional color and charm to the bathroom. And I wd find a nice hand towel with some type of macramé trim or add trim to give it that vintage charm like your living room. 🤗

I noticed your Vornado fan on the table. That fan will outlive both of us. We bought ours when our son graduated from Navy bootcamp. It runs about 20/7/365. Just wanted to tell you what a wonderful tour of an amazing space. My niece lives in a place in Manhattan as well and pays a small fortune as you do. Her love of the Manhattan experience is going on fifteen years. The amazing thing is that she is a born and bred southern girl...or at least she was. Again, a great job.

I have a very neutral bathroom. I own my own home and got tired of my '50s style Pepto-Bismol pink bathroom with no storage. I have a lot of color throughout my house, but decided to go neutral in the bathroom. The color scheme looks similar to that in your bathroom, but I don't find it boring at all. The advantage of owning my own home is that I was able to put beautiful Old world decorative tile on the floor in shades of cream, black, and gray. The area around the tub is pale gray tile, again with a very old world look. I painted the vanity to match the tile and my brother made me a dark wood vanity top. I have a hammered nickel vessel sink and brushed nickel faucets in both the tub and sink. The lower part of the bathroom walls are beadboard and I painted all of the walls, beadboard included, in a creamy white. I found some metal/ ceramic hooks with my initials at anthropology. I have a. Collage of artwork everywhere in the bathroom with different colored frames. I was worried at first that black frames would not look good against the light colored walls, but they actually do, especially since I have some light colored frames mixed in as well. I have bright orange Turkish towels rolled up on a towel rack. My rug has bits of orange in it as well and My shower curtain is made out of gray ticking fabric. I saw a hand stamped Indian shower curtain that I fell in love with, and I'm thinking of switching it out for a change. Anyway, my bathroom is lots of neutral colors in different shades with pops of color. I think your bathroom would lend itself to the same.

I have white cellular shades on my windows and they let the sunlight in. They are super insulating and I love that I can put them up and down as needed. I love the storage bench that doubles as a banquette seating area.
