SIR you are AMAZING. I bought my DREAM land and im working on it for the last 2 summers. Coming along awesome. You inspire. Your knowledge is GOLD just Fantastic. I cant say thank you enough. There are FEW people on youtube that offer this type of knowledge Just to help people. Thank you sooo much. The tips and tricks are just amazing. The only issue is my wife. I will say I think we should do it like this and she wont even know what im talking about and inadvertently say NO NO NO that wont work. Her defense is NO.. Ive heard Yes or ok only a few times in 20 years lol..

I just have one regret about our beautiful house and you’re so right I wish the garage was on the side of the house! I didn’t know this until I went to someone else’s house and saw the concept!

yes, Front entry garages are a complete visual disaster! gosh it's the number #1 reason I never bought those houses.

Great video. Hope you do another that goes more in depth with tips. Also I believe that you said to do vinyl windows and not aluminum and then 15 sec later you said that you want an aluminum window. Likely just a verbal "typo", LOL.

Hehe yeah mauve. Honestly burnt out on Grey but it does make sense. Strangely a dark grey/brown paint goes very well with brass fixtures. We had a former home with dark green (yuck) metal outdoor trim paired with brass fixtures. But that Sherwin Williams dark grey/brown color made it pop so well we couldn't believe it.

By Brother-in-Law and sister had a home built to their specs. Their two regrets were a front entry garage and the children's BRs too small. Their garage blocks who's pulling up when the garage doors is closed.

I disagree with opinion of vinyl windows over aluminum. The aluminum holds up especially on larger windows. Plus you can get thermal breaks on the aluminum.

Double sinks in a small primary bedroom bath makes no sense. Stick to a single sink and max counter space as much as possible

I was wondering about aluminiu m windowd that have insulating foam inside or woodden windows. Are theese acceptable options?

Over 20 years ago we went with wood core windows. BUT the outside of the windows were vinyl coated aluminum cladding over the wood, the interior of the windows were primed, the glass is double paned, low-e and argon filled. Had not had to do anything to the windows but paint the interior whatever color you want and clean the glass. They are a Pella knock off called weather shield.

Totally disagree with the ceiling height extension. So depends on the inhabitants. Some folks like a more human scale, like the home is wrapping itself around you. That as opposed to a more lofty home that looms above you. And some don't want to pay for all that heat moving up and away from where it's more efficiently kept in 8 or 8'-6" ceiling homes. Don't get me started on acoustics too, in those high ceiling houses with wood or lvt floors and multiple kids or chatty dogs, unless you can afford a fabric-trak ceiling with a .85 or better nrc. You want to create intimacy in a home? Get those damn bedroom ceilings no more than 8'-6" AFF. Loose the tv in that room too. I had two sinks in my main bedroom. Took it down to one, cuz I'd rather have counter space than the expectation that'd I'd partner in my middle-aged, female, designer life-time. Reality - different for all. Peace. 🙂

Cobwebs and painting sucks in high ceilings too. I hate the open layout a lot of homes have now-a-days. I don't like to be in 5 rooms at a time.

If you are going to go through the headache and expense of building a custom home..for the love of GOD don't put those BOOB lights in it! I disagree about the kitchen counters. That stuff is overpriced and always has been, it is NOT "SEALED" AND IS NOT WATER TIGHT, will harbor germs, can ooze adhesives up through them if not installed correctly, they do require maintenance AND IT CAN CRACK and when the color or look goes out of style, you get to throw all that overpriced pretty stone that you paid out the butt for...away. Get an upscale "formica" that looks like whatever you want with an upgraded edge to match your decor theme and if you change your mind....its cheap to just replace or resurface the entire thing! Also, don't use those cheap "honey oak" contractor-grade kitchen cabinets that are on the isle at all the box stores unless you really like the look of cookie-cutter spec houses. Don't match your kitchen island to the rest of the kitchen cabinets. Chose your lighting fixtures, flooring, and wood trims yourself. Agree to a budget, take the cash and buy it yourself because the builder is going to go buy whatever is on sale or what every contractor in town is using and call it good and pocket the difference and stick either the cheapest stuff they can or the most expensive overpriced stuff they can in your house and you get to pay for that crap for the life of the loan. Go get what YOU want and make it fit your decor or at least something classic. Oh, and if you believe that your contractor is actually using that good quality paint that they claim...don't believe it! They have accounts with all the suppliers in town and will get the equivalent "Contractor Grade" and tint it and tell you that its the more expensive type by the same brand. Go WITH them when they buy the paint or you have them tell you how much they need and you get the money again agreed upon in the budget and go buy it yourself and check the cans when you inspect their work onsite which you should do every day at varying times and never let them know when you will show up. Find out when they kick off for the day and make sure you speak to them before they leave for the day each day. Crywallers will drywall over perfectly usable niches and pockets to save time. I once found that a spare bedroom was supposed to have two large closets in it per the blueprints and they just drywalled right over one of them or could have left a nice niche for a dresser or bed in the smallest room in the house that could have used the extra space and neither noticed or cared. Most builders just rush from job and juggle them like hairdressers do clients and you can bet your sweet bippy that they will delay your project to go make a quick buck at another one and lie to you that something went wrong or someone didn't show up or they didn't have the supplies. They can and will lie about so many things just to juggle more projects than they can work on at one time costing you time and money. Try to get it in writing that they have to be done by a certain deadline and hold them to it. This is no game and they are savvy salesmen who will make you feel like they will take care of you but in the end...unless you are working with an expensive big shot custom builder who cares about their reputation....these "builders" and "contractors" play games with people to make a quick buck. They will waste all sorts of time running to the store on your time and dime to get supplies instead of showing up ready for the day to get them when what they are really doing is going to lunch for a three-hour break and then return to do one hour of work and then leave for the day OR THEY ARE USING THAT TIME TO RUN OVER TO ANOTHER SITE WITH THEIR CREW TO DO A FEW TOKEN THINGS THERE BEFORE MAYBE RETURNING TO WORK ON YOUR PROJECT AND THAT'S IF THEY EVEN RETURN. They will find so many ways to string you along because its not THEIR money or THEIR time they are wasting while you are paying out the butt for a construction loan so let them know up front that you are onto those types of tactics and that you will not stand for it. It is their job to show up each day prepared to work and paying them to go shopping on your time for stuff they knew they needed that day is not part of it. Also, don't let them stand around and chat you up or stand around forever trying to figure something out while they charge you for their time or waste yours. Don't assume that because someone or a company has a license and nice marketing they are ethical people. Investigate them before you hire them or pay for it with your sanity and your wallet.

I'm not a tub person. Feels like I'm soaking in my own filth. Would be better as a cooler for my beer. They are necessary to bathe the kids..THE kids..you know..the ones that are likely your fault that they exist. hahaha...and dogs tend to come along with the kids.
