That is the nature of Edu-tainment When you are hungry for wisdom and if time is short, these type shows can be (:( Practice gratitude- especially when your anxious. This type show is for people who are day dreaming about doing this. Advertisers pay for eyes and ears. This show brings eyes and ears in front of advertisers. Pro Tip: Books can be just as fluffed and contain the same 15% worth it, but at least there's no ads in books!

I recently ran into a snag when our closing date went past 60 days, and my credit had to be pulled a second time. A new credit line showed up due to a solar loan as we were attempting to transition out of that primary residence to another primary residence and convert the first into a rental. it was extremely helpful that we had a vehicle loan that we were able to get to under 10 months of payments left that way our debt to income still qualified.

Hey BiggerPockets, I just wanted to let you know another little known fact about VA loans that you can actually buy up to a four unit multifamily property as long as you live in one of the units that would make the property of your primary residence and this is actually doable with a VA loan. Another thing that I wanted to add to the VA loan discussion is it’s not called an eligibility limit. It’s called an entitlement there is an entitlement limit and that you buy a property that entitlement becomes less and less if you’re using VA. One thing you need to know about buying multiple properties with the VA is that Each successive property will take up part of your entitlement until it runs out. However, you can use partial entitlement which for example could allow you to buy a property with using that partial entitlement you have left over and then you would have to make up the rest of the down payment needed to get to 20%. The VA loan allows veterans to come in with zero down when purchasing property because the VA i.e. the government is backing that down payment. So if you don’t have enough entitlement to cover 20% of that properties, purchase price you can still use whatever entitlement you have left over to cover the down payment and you would have to make a difference to get to the 20%.

Nothing can happen to the appraisers. They got the best job in the world 😁 just request another appraisal, you can negotiate with the lender to help offset some costs of the 2nd one.

The Info in this video is incorrect. There is no cap on home value that got changed it is based on your debt to income now. So you can buy as many homes as you can afford.

Specific scenario, but if the expected rental income comes in a bit low in the appraisal and its messing w your dti, as Christian spoke abput, find someone you know who will sign a lease at the desired amount and submit to the lender. Of course, cant be too far off from comps

Im buying a 1.2 million dollar 4 plex with the VA. So, you can definitely go over the VA cap. I did it in 2018 and doing it again now. You just have to cone out of pocket a little bit.

Absolutely true! In the video we were discussing subsequent use VA loans, so there is a limit on your 2-3rd ones! However just as you mentioned, there is no limit for your first time use one.

One thing I felt was skipped on the VA loan guidelines is what you are allowed to do with the property after fulfilling the occupancy requirement and how DTI is taken into consideration after property #1. Am I allowed to rent my VA loan home, and use the lease agreement to essentially reset my DTI for the 2nd property?

What is “moving in?” It just means that you have intent to move in. So just don’t rent it out day one and you are fine.

How many months of PMI payments do you still owe? Multiple that times the amount you pay in PMI. Now say you refi, what is the cost to of refing and loosing your good rate? Which amount is more????

Thats how I help my client figure out if it’s worth paying more towards their down payment and not paying PMI. Is paying a few hundred dollars more of PMI a month worth more to you than having thousands in your savings account from not putting a larger down payment??? The preference is different for everyone.
