I had a buyers agent in Oregon years ago. I supplied him with a map and an area I circled in Red. I said this is the area I want to live in, so focus here for houses. I drove thru my preferred area one weekend and saw a for sale sign. I asked my realtor why he didn’t notify me. He said, “But you qualify for so much more than that house is selling”. Total loser. I ended up buying that house.

My agent was still to stupid to send me the homes matching that criteria so I had to do all the searching myself. The agents only purpose was literally to schedule a time to open the lockbox to get a key. Useless parasites

We were lucky. In 2018, we paid in cash and that's what we stuck to. No more, no less. Our agent was thrilled to work with us, because there was no chance we had to wait for approval for a loan. Our agent had a lot of leverage with us. Cash is King.

As an agent I'm a little disheartened by this. I (all agents) should always have the clients best interest in mind. The fact that you can even say the words "your agent might use it against you", while I know is true and a valid warning, it is still very sad.

I agree 100%. I have had my own real estate brokerage for 34 years. I have ALWAYS kept notes in my buyer or sellers file what they tell me as far as criteria in a home they are wanting to buy. I adhere to what THEY want. It's their home. I have never sent them lists of homes over that price. If during our search process they are not fining what they want ( perhaps they were too conservative for what the market is ) I will have a conversation with them if they wish to go higher in price. Keep in mind that for every thousand you go higher in price, the payment goes up "X" amount. That is up to them to decide. If they go up $10,000 and find what they want and they are fine with the new payment that will be a win for them. Some first time buyers or buyers who have not bought in many years may not think or know or the ask their lender "how much more is my payment". And I can easily tell them without them calling their loan person. It' is never about my client it is about "them". Not trusting your realtor is not the going to be a good partnership. And another thing, if my client did go up in price, my commission would be not much difference. I did not sit there and think "I was going to make more money." Wow. The difference was small. Again, this video is making realtors sound greedy. & not trustworthy. There is already enough people saying realtors should work for free. The public has no clue what goes on behind the scenes. This whole subject in this video is SAD.

Every house I have bought could be afforded on the income of the lower-earning spouse and having the extra money allowed us to buy fixers and land for cash. I bought my primary residence with 10% down on a 30-year fixed 15 years ago and now have over 80% equity.

@@RJGa I was told by my buyers agent that I couldn't see the mls sheet. She didn't want me to see the commission percentage on the sheet. She was accustomed to getting 7% and some houses I wanted to see only was offering the 3% split. As a realtor myself in a different state than I was buying in I knew exactly what I was talking about.

Jackie, thank you for telling clients these things. You are spot on! RE Agents are NOT lawyers and don't have to abide by the same confidentiality requirements. I worked in a large real estate office and saw statements like you mentioned used against both buyers and sellers to "get deals closed". To buyers and sellers...think about it. Agents make a commission that's a percentage of the sales price. Doesn't it make sense for them to get the highest price possible? Isn't that a conflict of interest right there? Good for sellers, not good for buyers. I've known some really good, ethical agents but I've seen many that were incompetent and derelict in their fiduciary responsibilities. Your agents DON'T need to know the things Jackie stated.

That’s some really good info, and it makes totally good sense! I would add that ANY comments made in regards to the property, offers, etc. with your agent be done AWAY from any part of the property, not just “outside”, as surveillance cameras can capture distant voice, sound, etc.

@@tscoff Tell your buyer's agent when you sign an agreement this short story: "I have an acquaintance who worked for IBM Sales. He said, 'One of the primary reasons IBM is so successful is they have a policy "We will never wave a contract in a customer's face." In general, we honor that, unless we have spent $10's of thousands of dollars up front, and the customer reneges in bad faith and won't help make us whole on our outlayed sunk costs'." Then, ask the buyer's agent if he/she thinks they can meet this level of professionalism: "You agree that if our relationship is strained and going south, you won't wave the Buyer's Agreement in my face." If they react positively, enlightened, and grateful you taught them something--consider signing with them. If they don't understand the value of the policy "Never wave a contract in a customer's face" and instead say, "but a contract is a contract", then run away before you start the relationship. In life, there are givers, and there are takers. Be a giver, and find givers to help you. Let the takers just take from other takers--they deserve each other. Scammers are easy to ferret out up front with the right line of questioning. (Well, I say easy...but, I suppose it isn't. Amazingly about 1/3 of the US population can identify a scammer, and 1/3 can't.)

Been house-hunting on/off for a couple of years and have learned firsthand that buyer's agents are your enemy. Tell them NOTHING except that you've been pre-approved. You don't even have to say for how much except "in this range." They will, absolutely WILL use any and all information against you because in the end, they're also working for the seller to drive that cost up and increase their own commission. Keep your cards close to your vest!

Good suggestions. The one caveat I have to add is we ended up having to tell our realtor our maximum amount we could afford because we were looking in the SF Bay area with bidding wars being the norm. The house was priced high, but it had been on the market a month or two. We were the only offer & came in at 10% under because it's all we could get financed for. The seller wasn't happy & wanted to counter, but the agent was able to get them to accept our offer because of this. She just said, 'that's all the bank will give them, they can't go any higher.'

Years ago when we sold our condo, the buyers lowballed us on their first offer and listed all of these complaints. The offer was so low, we wouldn’t be able to afford to move if we accepted it. We flat out rejected it, not as a negotiation tactic but because we could not afford to accept that price. We didn’t bother with the counter offer because we didn’t think we could come to a reasonable agreement based on how low their offer was. Their comments on the house were so insulting we wondered why they even bothered but we knew they were buying it to rent as an investment property so that may have had something to do with their approach. Well the buyers came back with an acceptable (to us) offer.

My daughter had a horrible experience working with only one realtor because that realtor was never available! And when she was, she was always late leaving my daughter burning more time away from work! Yes, realtors have access to the same MLS, but their work ethic is different from agent to agent. How do you know who will do a good job for you unless you have multiple agents to choose from? 🤷♀

Real Estate Agents are a lot like defense attorneys or used car salesmen. Most of them became Real Estate Agents to make a lot of money doing very little work. No moral compass whatsoever. I honestly have considered getting a license myself just so I can do my own transactions, free of their unwieldy fees. I used my aunt to purchase my current home.

It is important as a buyer's agent to help a novice client identify the criteria and tradeoffs in their needs vs bars and desirable/undesirable factors by giving examples homes that are both above and below and ideal vs unacceptable to what will be their ultimate choice. I invited a first time buyer of SFR along to a showing with an A contractor of an extreme fixer so that the contractor could educate the buyer about issues which would preclude financing. As a Realtor, I cannot say what the stains on the ceiling are an indication of a leaking roof, that the stuff that looks like pepper on the sills and warped paint on the window frame are signs of.

@@JackieBaker I see, so the “sold price” listed under “price history” is accurate but Zestimates aren’t. I can see that as my brother recently renovated his place and converted part of the house into a Studio rental. He managed to have the PMI removed because the appraisal came in way higher than the original price he purchased the home for. This work isn’t accounted for in the Zestimate price.

@@IceCat143 Zillow was so bad at estimating home value that they shut down their home-buying arm after taking huge losses. Zestimates are basically just an Automated Value Estimate (AVE) like other lenders and some real estate sites provide to get a rough idea what a property is worth. Some AVE's are more accurate than others, but they are all just a starting point to determine value.

Most of these "mistakes" are not even mistakes so long as you are working with an actual professional agent who is there in the best interest of the client. These can also be mistakes if you are working with a crooked lender, it's not just pertaining to one profession or the other.

In my experience of 30 years, many of the female agents I transacted with want to be the hero or mother hen. Putting a home sale together with them can be ponderous or nearly impossible, although there are some ruthless female sharks out there in the business.

Real Estate is the biggest scam. Agents do practically nothing other than put together a listing, then make bank. They don't even show their own listings anymore. I have bought and sold 3 houses in the last 3 years and the agents sucked, but they still made their commission. On the last house I bought, my agent colluded with the seller to not disclose information that affected the material value of the home and cost us $50K to replace a bridge crossing they said was repaired. So many lies. We are suing both of them.

I am a broker and my main focus is property mgmt. I used to sell property but when a buyer would not give me numbers to work with or the name of his mortgage broker to get a pre qualifying letter or mim a credit report id have to pass them up. I cannot waste my time with people who are not serious. Why? Because the listing agent will want to know how qualified these people are otherwise, they will not book an appointment. Another question I had was are you working with another agent?

When we were looking for a house to buy earlier this year, we were the ones who were determining which houses we wanted to go see. We went on several different home websites that lists homes for sale, we would then go check out the neighborhood and then we would tell our agent that we wanted to go see the house. In one instance our agent did tell us about a house he knew was coming on the market within a few days, we drove past it, but it wasn't in a neighborhood that we liked very much. Other than that, we pretty much controlled homes that we wanted to check out, not our agent..

I bought 3 new construction homes since 2018. My 3rd house was hell. It was hell on my last one. I went under contract peak prices 2022. Interest rates were rising and the builder was taking forever to start the house. I ended up backing out. My agent was too scared to ask for my earnest back so I wrote an email. I ended up getting 5k back out of 21k. We’re under a sell and buyer agreement with him so we had to continue with him. We went under another new build contract same year. He did not check in the status of the house at all till I drove out to the area. I took a pic of the site and sent it to the sales rep who was in vacation. It was a dry wall in just 3 months. He was supposed to list our house let alone have a contract in it by dry wall per contingency. He listed when it met the deadline and the builder terminated the contract. We contracted in an another to build again and he went ghost till closing after selling our house. We the got the keys at closing covered in salsa. We didn’t get a congrats from our agent when he basically didn’t do shit. He didn’t even find the houses or communities.

How about top things a realtor should not do? Suggest two low of a listing price. Suggest including an expensive riding mower, not knowing your phone number when you call and leave a message when you have a house under contract, not showing up for an inspection when you have driven 51/2 hours and spent the night in a hotel. Suggesting sign a contract to buy a house even when seller has rejected contingency to sell current house. Talk about pressure to accept an offer. That’s enough for today

By default, the integrity of a Buyer Agent is inherently compromised because their commission, like the Seller’s Agent, is dependent on the final sale price. Most sales people focus on the products & services that pay the most commission. Don’t be fooled, a Buyer Agent wants the property to sell at the highest price too!!

The attorney probably already has a cut and paste contract- this will not provide ANY reassurance when buying or selling- the attorney and inspector are there to make money 😆

A real estate salesperson is a licensed professional who can assist in buying and selling properties, but that doesn’t automatically make them a Realtor. A Realtor is a member of the National Association of Realtors (NAR) and is required to adhere to its strict Code of Ethics. This Code of Ethics holds Realtors to higher standards of professionalism and practice. However, if an agent is not a Realtor, they are not part of this association, and the Code of Ethics is not mandatory for them. Thank you, So far I have had one of the mistakes you said not to say, "the value on Zillow, oops, Now only ask for Market Analysis, o.k." As a fan of Zillow, and habitual user, I find my own houses. But I still need to R.E. agent to put the offer in and for the lock box. Really appreciate the good advise and read most of the comments too.

It is important to have a buyer's agent who can be trusted to follow the fiduciary rule. I offer my buyers commission floor and caps, such that I give them back excess buyer's agent concession as a closing credit but also demand a minimum fee if they buy more or less than the threshold amounts. In other words, I don't reward myself for the buyer paying too much or buying too much house, but demand a minimum fee for my services.

For sale by owner and for rent by owner, nothing complicated here in CA. A few years ago, I once hired a property manager to find a tenant, never realized that it was a real shitty tenant that they put in my home after the second time I gave them a 3 days notice to pay rent or quit they finally moved out and leave a big ugly mess inside the house.

If you're low-income, they'll likely ghost you and/or hardly show you homes at all. Has happened to me dozens of times. YOU have to find the house, push for a viewing, and tell your agent as little as possible. They will push and squeeze you for information, but STAY vague for as long as possible.

Adding another one to your list. Don't tell your agent what you don't like about a house or what you are going to do as soon as sell closes. My agent told the seller's agent what I didn't like, which was paint colors and wallpaper - that can be changed, who in turn told their client (my mom knew her from her club and overheard her complaints about me at a meeting). This was in 1986, and the house had been on the market for 18 months, and I was only offer. During my initial viewing of the house I picked up rather quickly that cleanlessness was not this woman's fortay and I saw creepy crawlers dead and alive. My termite inspector was a friend and he confirmed there was a major infestation. So I arranged for the house to be fumigated the day after closing. My realtor told sellers realtor and seller (wife, husband never said a word) was upset with me at closing because she had a filthy house.

There are some instances where number 1 is not be fully accurate but they aren't reasons the average buyer will encounter. For most transactions, your agent won't need the information, but if you're purchasing with cash or looking at higher end properties, some of the information might be necessary. Some properties are only shown to pre-qualified buyers and the sellers agent won't open the doors unless you meet certain minimum financial qualifications they and/or the seller set. Don't offer the information freely, question why you're being asked for it, but if there is a valid reason you're being asked for it, provide the minimum amount of information necessary for the purpose.

Not necessarily, when a seller lists their home for sale they seller can mention they are open to concessions. It is in a seller's interest to do this to attract buyer's agents in the even their client is stiffing them which I suspect many buyers are as they aren't used to this

Recently bought a house during that August 17 change. The buyer’s agent agreement covered the whole state 😂 and she was getting her 2.5% no matter what luckily the seller’s were already prepared to pay it. Phew!!!!

Back in 2005 told my agent I was buying a house between $X and $Y. He started showing me houses at $Y + $30,000. I asked why we were there and he divulged that somehow his suggested finance guy had given him my data on what we could afford. Told the finance guy I wasn't going to do business with him and told my agent if he showed another house outside my range he was getting fired.

@@JackieBaker Beyond the finance guy revealing confidential data - and it cost him my mortgage - it was fine really. I bought a house right in my price range and while the 2008 crash didn't help, I never went massively underwater because I started off with a less expensive home. Those 2005 real estate days were like the Wild West.

Who has cameras inside of their home 😱 My husband tried that and I said no. I am on camera from the moment I walk outside my door to the moment I get back inside my house (there are cameras everywhere) and inside my home is my comfort zone. I don’t want to feel watched. People literally hack into peoples cameras these days.

Thank you for this-what are your thoughts on working with multiple agents if you're looking in different areas? I have several target locations, each ~90 miles away from the others, but still adjacent enough that there is a gray area. I have been working with a different agent in each location because they know the local market better (and I figured it's ridiculous to expect one agent to drive that far to look at one house at a time), but I'm not sure exactly where to draw the line. How would you approach this?

As far as multiple agents, I am looking to sell in PHX and retire next yr but I don't yet know which city or even state I want to retire to. I have preferences of cities and state but am open to the best most affordable situation. You'd think that would make it easier but it's been the opposite. I don't know who to talk to or where to start.

As a pretty new realtor, I’d like to stress that there are ethical agents out there. I have a fiduciary duty to my client and I dedicate myself to serving my client’s best interests. Clients should interview agents and get a sense of how they feel engaging with them. Anyone can show you market information, but clients need to ask themselves if this is the kind of person they want to actually work with or spend time with. There are bad seeds in every profession, just as there are good ones. The good ones will be honest, transparent, hold their boundaries and let the client decide what they want to do. Whatever guidance an agent provides should be backed up with data. Given Jackie’s examples, what your property sells for, how much you need to offer to provide a competitive offer, as well as many other questions, can be supported by data. Without it, it smells of manipulation. This is a profession, like any other, and data is king.
