Someone may have mentioned it already but there's something to consider. Since I've been following you you've sold a neat place at Ft. Clark Springs, a neat place up in Cloudcroft, NM, a near new Class B RV, and I guess should throw in a goid condition Class C. And you've got a very nice "tiny home" in a great looking park which I guess you're considering to sell. What do they all have in common? There's a market for them. Fairly easy to get out of them. But what if you decide to sell your new place in Carizozo? You may be stuck for quite awhile. Probably a very limited pool of prospective buyers as opposed to a resort town like Cloudcroft or a much larger town like Alamogordo. Just something to consider.

We put Vinyl siding on our rental here in Florida in 2015 and it's held up in the heat and through Hurricane winds. I think it depends on how well it's installed. An option you could negotiate with is that you don't want that siding. You could then see how well it holds up for you until it needs replaced

While I am not usually a fan of vinyl siding , I own a Double wide manufactured home in Southern Florida, right on the Gulf of Mexico. The vinyl siding is 29 years old and a light yellow in color and still looks nice. It has been through several hurricanes and never come off. The skirting however has blown off with every hurricane. I've looked at several places with vinyl in Florida and the light colors seam to do well in the hot Sun. The darker colors seam to fade fast and look like hell. I do prefer the fiber cement board siding over the vinyl. The one hundred percent up front payment is more than a red flag! It is a Stop sign and it means they only sell to fools! Good Luck Rusty

The siding you’re looking for is called Hardie Board, and for a while most respected manufacturers had switched from vinyl to HB, but I guess to save money some have regressed.

The best way to go as far as siding is james hardie siding, its a concrete fiber siding that won't, rot, burn, or break. It can be expensive aswell, but i hear its well worth it.

I am a lender and we will NEVER fund 100% up front, the most we advance is 10% and no other funds are paid until the unit hits the location where its going to be set up then once its on the property we hand them the check for the 90%, its stii on their truck but they then set it in place , I do give them a commitment letter outlining the process

I had a double wide in Texas with Vinyl siding and it didn't hold up real well over time. It was wavy in spots as well. It is cheap for them to build them that way. It would be real hard to find a 1 br double wide if you can even find one at all..

Howdy Rusty. Sounds like a hard no but you have surprised us before. Lots of information online with the pros and cons of vinyl siding, but I do know it dents rather easily and that goes for even the thicker gauges. Something like hail could easily damage siding that is vinyl. The construction company that I worked for would give quotes that we're good for up to six months. We were one of the few builders in the area that gave quotes and didn't do cost plus.

Be sure to research the issues around installing PROPERLY Hardy Siding. Although it's a superior product over vinyl, proper installation is critical or seams will not stay in place due to contraction and expansion. Something else to consider.

Well, I have vinyl siding on my tiny home for 20 years now in hot Florida! Real easy to clean and it still looks great! Also has gone through several hurricanes 🌀. 100% payment up front is questionable! Kinda scary for the 🐐 goat !!! 🐐

I don’t believe that is true about vinyl siding. I’ve owned three homes with vinyl siding in Fl. As long as it is put on properly. I’ve had no issues in over 30 years.

Installation of vinyl siding is key. The nailing of the siding cannot be tight. The vinyl will expand and contract with changing temperatures, both hot and cold. Nail it too tight and it is unable to do this and will look horrible. I have vinyl siding on my home in SC and luckily it looks great. Others were obviously nailed tight and are wavy. It’s a crap shoot.

After some 30 years of plastics experience I can tell you Rigid PVC is very weather tolerant. We used to make the Venetian Blinds for most of the high end Housing market in the US successfully placing most of our products in window treatments in Florida and the Southwest. I can tell you they will take more years of sun than you will be alive. Check the manufacturer to get the specs of the product I think you’ll be surprised. The reason they don’t use it on homes in your area more is the cost vs materials available locally.

I think maybe the siding has been improved over the years. I'm in far south Texas, you know how hot it is here, lots of wind year round.Icer 300 mobile home parks,endless mobile home sales . I've not heard anyone complain here,.They must be popular. Check the warranty & cost of Insurance. Good luck

Rusty - you are correct about vinyl siding not performing well in the southwest. But this is an easy fix. Get a quote on replacing the siding with composite siding and offer the seller that much less on the double wide. It's much easier and less costly to replace the vinyl siding than to build a new home on the lot.

I thought there have been improvements made to vinyl siding. There are different grades or qualities. I have done research for my own house. There should be something written in the literature about fading. There are alternatives to vinyl. Cement,wood,wood composite,and solid PVC. Also there is information on wind protection. Appearance is a factor in buying.

79 years old and worried the siding won't hold up to wind and heat? Do you really think your going to out live even the cheapest siding on the market? I'd offer enough cash up front to cover moving expenses both ways and contract to pay the rest in full apon delivery and final hookup. Living in tornado land the roofs leave the houses before that siding blows off! Your not out of options and I know your wheels are spinning in high gear as you figure out which chess piece your going to move next.

Just found that schools also have a building projects also. And they are based on their ability to do house building or anything you like built. It is a grade by school. Well colleges. And they have a certain amount time to build. You just buy materials and donate to collage. I think how it works.check into it. We have things here as this. And have some awesome people that work for themselves. Not having a buiness name. And they have took the house next yo me built in 1918 and made it a show room. Taking all inside and out looking as a stick built home today. It about 980 square feet. The layout of it is awesome.Then men that did this came from a very very poor back ground. And appercates being here to make a living. And not as companies charge and pay them hardly nothing. So may want to check for people as they are. May not have the company name however they are better. They want to take their pride in building. So they to can feed their famlies. And word of mouth keeps them doing so. Not social media crap. Hell most are as me. Barely can use the phone.

Rusty have you ask that realtor you know to find one that has quality workers in that area that can build you what you like. Sometimes they have hard workers that do quality and honest work. Also the Amish make awesome homes. And are honest workman ship I have found. Also the church here has worker that build. People go through them. They have price you can pay as well. I just found this out. So I thought I pass it along.
