Thanks this was super helpful! A tip I’ve heard a lot on the mirrors is tell them to just leave all the mirrors off the stuff they use to stick the mirrors on can ruin your drywall when you take it off later.

Your builder had great prices. Our builder charged $3500 for a backsplash $375 for each additional outlet , $2840 for tray ceilings. I would've have gotten all the upgrades for your cost.

@@SlayAHM great I can’t wait to hear the update. I went on my first New Construction tour this past weekend I am VERY pleased with the prices of upgrades. I can realistically be happy with $35,000 in upgrades. Before your video I thought that I would have to spend at least $100,000

The oven in thr wall is called a Gourmet Kitchen and that is an upgrade and usually they will upgrade your cabinets to longer cabinets when you upgrade to a gourmet kitchen as well each floor plan has different upgrades and different prices so every Builder is different

I live in NC and had a 2200sq ft house. I spent $2600.00 to have the entire house painted. That was all walls, trim, and ceilings after it was built.

I have looked all over for information like this and have found nothing...and actually came across your video by accident. I'm curious about all of the upgrades...structural, interior and just curious about your overall experience with the home building process. We are also in the Indianapolis area, so I would assume the prices you seen are fairly comparable among the different builders in our area?

You're welcome! I had a hard time finding this kind of info too on KZitem, google, etc. so I'm glad this helps! I'll make another video going into more detail. As far as the other builders, we weren't really able to get their prices for upgrades, since they usually only tell you the prices once you're under contract or are actually interested in buying with them. We knew right away that we were going with the builder we chose and were able to get prices of all the upgrades right away..so there may be some variation in prices but I imagine it wouldn't be too much.

@@SlayAHM Dang!! I just left my Design Center appointment!! Too funny! The builder gave me $6500 credit so I only went $2000 over!! I got everything I wanted. The only buy is a washer/dryer set and blinds for my patio door. Thank you!!!

Hi Zen, I love this video and it is very informative. When you say built-in appliances ranging from $2,600-$4,400, is that the price for the built-in cabinetry or for the actual appliances? I have seen where builders charge for the actual cabinetry and the appliances. Also what is the name of the lvp flooring and cost of that. Thanks so much!

Hey Jeffrey 👋🏼 thanks for watching! it’s for the appliances package. Meaning in our builder’s case, it includes the built-in gas stovetop (didn’t offer a built-in electric stove), built-in microwave, built-in dishwasher and built-in oven, all stainless steel. The variation in price range that I provided accounts for the different brands, ex. Whirlpool vs. Kitchenaid. In our case, the cabinetry package was completely separate! I hope this helps!

@@jeffreyharris5172 no problem! Our cabinets were at a level 3 (out of 4) 42” built-in for $5,440.00. We also added the soft close feature, pull out trash bins & pull out drawers in all our cabinets which totaled another $2,715.00. Under cabinet lighting was another $1710…it adds up quickly! Our countertops were level 3 (out of 3) and were $4,935.00. Let me know if you need anything else! We are planning to do a video where we detail all the upgrades we got so stay tuned!

Great video, did you have a realtor during the process? I plan on building in the next year or so as soon as the cost of lumber drops. It seems like everyone is recommending to show up with a realtor at the design center.

Hi! We opted not to use a realtor as we didn't feel we needed one. I guess this is a matter of personal preference, but we did all the legwork ourselves & have been told there isn't much room for negotiating with new construction so we didn't see the point, however we could be wrong. I will say that if you decide to get a realtor you have to let the builder know right away, usually when you go for your first visit to the model home and before any paperwork is signed. We were asked several times to confirm this before even going to the design center.
