Correct. As he stated, there is no prohibition. And he's waiting on appeals court decisions. Meanwhile pull the form off the internet and Get your tenants to sign it. I would first have a phone discussion or an in person discussion letting them know.

I am not a lawyer, I'm a landlord. I asked that same question to a lawyer. He said that if the rent is paid by bank transfer, to reject payment you just mail the tenant a check in the amount of the payment your tenant transferred to your account. I heard this by two different lawyers. However, please verify this with your own lawyer. The doubt I have is what happens if the tenant doesn't cash the check you give him/her. In that case, how do you prove you refunded the money. As I suggested , check with your own lawyer.

The slides for the county of LA should say "unincorporated" Los Angeles County if that is what the slides are intended for. Unincorporated is what is referenced at the 30:34 mark.

What is the advantage to a landlord of NOT including the income and credit score requirements in a listing? The only thing I can think of is fraudulently collecting application fees with no intention of actually considering someone for tenancy…

My name is Michelle I’m the tenant I live in Glendale California. I’m renting only 440 and the owner she want to increase us for 1500. I talked to already already houses in Glendale, California. I’m leaving with the duplex, but my my uncle, they had two bedroom, but they never fix since we leave both us for almost 30 years in here leaving in the phone and they said to see the of Glendale authority. The one we live they’re illegal not permit.

The current tenant-centric narrative is damaging the rental market. It's time to address the stark reality: landlords are taken advantage of. Tenants default on rent, exploit legal gaps, and cities intervene aggressively to protect the non-paying tenant from eviction, not pay rent at all during COVID, leaving landlords stranded. I think the exploitation happens on both sides. It's a shame when someone has been renting a while they have children in local schools and then all of a sudden landlord kucks him out. That's what this law is trying to protect. And rightfully so. I'm a landlord of a small condo. And I always try to put myself in the shoes of my tenant.
