Arena site for me. I think it would be an amazing sight coming over the bridge seeing an amazing new stadium. Brilliant transport links and also for getting away fans there from the train station. Also building new from the ground up means we can keep playing at SJP until the new stadiums built.

@@simonn2045 the club (in theory) could buy the land back, as they did at Strawberry Place. That’s not the only complication however. The club can’t build a stadium outside of the city centre without majority fan approval under new PL regulations to protect clubs heritage assets. Fans were consulted a few months ago but we don’t know the outcome of that yet 👍🏻

Imo…a complete rebuild outwith what we have now is the only option to get the 80,000 seater Wembley of the REAL North, the cost to redevelop would be enormous and I suspect comparable to a brand new purpose built and a major architectural headache. You also touched on where would NUFC play for 2 seasons? Would that be possible, where? And would it affect the project of winning 🏆? One thing is for definite the ££ John Hall had in 1997 is pennies compared to the vast mammoth wealth of PIF😮Gr8 to have yee back Eddy, I will stay with this channel as wor club is my black n white blood mate😂

Excellent overview as always Eddy. If we are to build a new stadium it's a shame were not able to build in Leazes park and move that parkland to the existing StJames' park site. That way we'd maintain our 'cathedral on the hill' and could possibly use the parkland for city events.

Great video Eddy, good to see a video with some facts and not just saying stuff that will please the fans. My dad is a retired structural engineer who worked for HJT the company Sir John used for both the metro centre and the stadium, he's always told me expanding St James is just not feasible even with the newer technology. Leazes Terrace and Magpie Lane stops going east, metro station and huge tunnel cavities stop going south then listed leazes park make north difficult. He always said either castle leazes or Nuns Moor would be the ending location of a new stadium so I'm interested what the new owners decide.

A new £65m[17] purpose-built 55,000-seat stadium would be erected, less than two pitch lengths away from the original, but rotated, which would be similar to the San Siro in Italy.

Another great video Eddie, many thanks for taking the time to put it together. It looks like there are two ideas in the running then, Lezers park or where the Arena sits by the riverside. I appreciate the land at the later location is owned by a home builder, but could potentially be bought out. Just like we bought the land back for the new Faz Zone. But I, like many would prefer to have a new stadium as close to where the current one sits. Fully get the green belt argument but as the lady explains the money to look after spaces like Lezers Park is not forthcoming and if the club had a duty of care for the park as well as building the stadium I think it would be great. Where SJP currently sits could also be turned to a public space that benefits everybody. Looking forward to the video about the Arena space option as well.

Back with a bang and getting right down to it. The more I think about it the more I lean towards a new stadium be it somewhere close to the city centre, most peoples preference, and that way we stay at St. James until its ready. Then maybe the argument then turns to what to do with St. James? Can't wait for the next episode, I remember originally the arena site was already out of the question but understand circumstances have changed.

Excellent videos, Eddie! There is no shortage of KZitem channels dedicated to analysing the weekly football matches for either Newcastle or all teams across the Premier League. However, there are no other channels exploring topics outside of the matches themselves as in-depth and comprehensively as you do! I think this is a niche that you would do well to focus on giving you enjoy it too and brings way more value to the content itself. Thoroughly enjoy your coverage of Newcastle United matters outside of the matches themselves and hope that you keep it up, but more importantly, continue to enjoy creating the content.

The land next to the Arena used to have a lead works on it. The land is contaminated and has to stand empty until the ground / soil has shown an improvement in quality. It could be many years before anyone is allowed to build on it.

I think the proximity to the city is what makes SJP special. Not just being able to hear the Gallowgate roar all across the town but also the sight of the black and white river flowing to the ground. I wonder whether it is this closeness to the city that people want to protect, rather than the architectural structure of the stadium. After all, the ground is unrecognisable from how it looked even 40 years ago.

I really would rather the Town Moor. Build a massive business park, shopping and financial district around a mega stadium, and take in the rent as landlords presiding over the development. We need revenue. Nudging SJP into Leazes might give us an extra 30,000 or so seats, but we need to think beyond that. PIF would have an interest in tying it in to the golf club, and NUFC estates can not only host the Hoppings but make it unreal. Still be plenty land for the cows to graze. People will say that it won't be SJP anymore but any move from the current footprint isn't SJP anymore.

Totally agree. The Town Moor makes a lot of sense in terms of space. Plus, moving to the Town Moor would help alleviate some of the traffic congestion that occurs all around Newcastle's major hospital/trauma centre on match days. They could knock down St James' Park and turn that into an extension of Leazes Park.

First of all good to see you again. Second of all, i have a theory on a new stadium. I saw Matty TMC's newest video. I think the new stadium will be on the banks of the Tyne. (old arena) I think it would be a great location. Still close to the city centre, next to a railway line so you can put a station there. It would also look so good with the bridges on the Tyne. Will be a shame to move. But in a world of FFP it might be a thing you want to do!

Great video Eddie. It’s interesting how the position has changed regarding the relocation. I’m sure there would be more than enough money to invest in the park to make this option a reality. After all a new playground and park refurb are nothing compared to the cost of a new stadium.

Do the club only have the ability to move 30metres north for a reconstruction or is there a possibility of a rebuild in leazes park with the promise or significant investment in the park. Leazes Park is a Grade II listed park. It has historical protections. Building a stadium in its entirety in the park would completely destroy the history and heritage of the park, especially over a Victorian Terrace. This would generate a huge swell of objections and protests from conservation groups and residents. It would also lead to a public enquiry. It’s a guaranteed non starter There is a small chance the 97’ plan could be revisited but 2/3 of the stadium would sit in Castle Leazes and only impinges into Leazes Park at the North End where it’s wooded. Even this isn’t guaranteed and would need careful planning and permissions from important stakeholders.

Leaving aside the listed status of Leazes Park, do you really want to lose something that could benefit everyone in newcastle just get a few extra bums on seats? Imagine for a moment that you're not a football fan and that plans to redevelop the area are nothing to do with NU. Lets say that you like to take your dog for a walk in your local park every day, and suddenly say Tesco give the local council funds to do much neeed work, but in return they want to build a new supermarket in the park. How unhappy would you be?

As many amazing (and not so amazing) memories I have in SJP, it seems like the arena site is a decent idea looking to the future. It always worried me what would happen during any works on SJP. There'd quite right be literal tears shed for our ground if we were to move but thinking of the future it seems like it needs to be done to get more fans attending and grow the club. It'll be fascinating to see how it all pans out

This is a really top insightful view & to me really seems like it is going to go ahead & be moved into the park. The other though I had, along the same lines as this was the arena sight, if it was to be purchased back by the club, the club would make promises/guarantees to build the housing els where much like the city group did to Manchesters surrounding area.

Hello, I don't support Newcastle, but Everton, I found this video a very interesting subject. Those houses next to ground are lovely. I am interested in following this subject to see what Newcastle decides, with the involvement of the supporters, of course, as they matter the most. I think as a one club city, Newcastle could fill a 70,000 plus stadium easily, also as the club is only going one way....and thats up.

Great content you do Eddie, I would love you to do a series on how NUFC can pump money into youth football for boys and girls in Northumbria and take advantage of their pull factor - develop new gazzas, shearers and try to dominate the womens game in future also - this will help to solve the FFP restrictions if the ladies are bringing in almost the same as the men in future in terms of tickets and shirts sold... If the Suadi owners pumped millions into youth infrastructure... would that count as loss... or can they do that under the radar >>>?? We have seen that just one Lewis Miley means the club not having to spend 40-60 million in the future... imagine if they were churning out one or two L Mileys a year... we have seen the youth at Liverpool make all the difference. I am sure NUFC are making steps towards this, would love to not to what extent. I am not a born Black and White, my wife is Stan Seymours great grand daughter... so i have been forced to become a black and white lol... again, thanks for the great content

Brilliant, in a way it makes me agree with FFP - because it reverses the direction of the money... if they could... the club would be buying a billion pounds worth of talent off the shelf - FFP is forcing them to spend that billion pounds over the next ten years developing Northumbrian youth structures to create maybe 2 billion pounds worth of youth talent, some of which can be sold for direct revenue... Jeez, sounds like a cattle market... but it has all become about economics... at least this way there is more chance of players coming from the local areas and having a born passion for the club!!! Don’t get too excited mate, there are complications. Plus, the whole area only just fits a new and bigger stadium, as I type this I’m measuring the land with Google Mapping. There’s only enough room for a fanzone and a car park so I’d forget the training area bud. I’ve seen the illustration of a stadium and training area. It’s for entertainment purposes only but has no grounding in reality 👍🏻

Firstly, l am not a Newcastle supporter but everyone knows of the fanatical support and passion the Geordies have for their club. I imagine with most Newcastle fans if the head was to rule then a relocation and a brand new stadium with a massive increase in capacity would be a no brainer. But in the Geordie heart St Jame's Park is Newcastle's home. Whatever decision is made it certainly won't stop the Newcastle fans following their team. Whether it's St James, a new stadium or the nearest ASDA car park.

Hi Eddie we don't need panels boards committees as it will take them 6 months to decide on which biscuits to buy . We need the owners with a long term fiscal plan to make a division YA or NA . New stadium with cost upwards 600-700 million going off Spurs costs .

The Fan Advisory Board is a requirement for all clubs under new PL rules. This came about after a recent government led revue. The new fan board ensures that club owners are in sync with fans needs and that heritage assets are protected 👍🏻

Newcastle would be more than welcome to play at Craven Cottage for a couple of seasons. It is set in a residential area next to a beautiful park which should make the fans feel at home, and the new stand should be finished by the time you need it.

Nice informative series of videos Eddie. Have enjoyed listening to your detailed research. What makes you think the Saudis will invest in a new stadium and could there by a further option - no action at all? Nothing the Saudis have done so far screams to me they are fully invested in our club and city. Everything they've done so far feels either temporary (shipping containers/ the stack) or non-committal longer term. The first team investment is pennies compared to what they've spent in their own league plus money spent in the golf and boxing. The survey feels like it's driven by the UK team (Eales, Silverstone, Staveley, Ghoudoussi and the Reubens) and ultimately the plans would be submitted to the PIF in Riyadh for sign off where there's a possibility they might not want to invest a billion pounds on a new stadium. Would be interested to hear if you've got information to suggest they would invest in a new stadium in our city.

Our PIF owners are long term investors in various global sectors. This is part of their ‘Vision 2030’ plan to move away from oil and diversify their economic revenue streams. These sectors include digital technologies, aerospace, renewable energies, property, tourism, entertainment and sport (amongst others). They are very experienced as an investor and are patient in their long term aims. They are fully conversant and experienced in the difficulties and challenges that each sector presents. The purchase of NUFC is one small, long term investment with the aim of increasing the popularity of football within KSA. When they bought us, they acknowledged the difficulties they would face in terms of ffp and increasing the commercial revenue status of the club. Consequently they told us of their 5-10 year plan to be challenging for the PL title. They have said nothing to suggest otherwise. We are 2 years into this plan. They also told us of their commitment to remain at St James’ Park and to hopefully increase our capacity to 60-65K. Every shred of evidence suggests they will be building us a new stadium in its current location. This is very exciting for fans and city. The PIF won’t see minor bumps in the road (that they were anticipating) as a reason to pull the plug. I discuss in the video that our Saudi owners have hired Populous to look at building a new stadium in our current location. The three year project of STACK is an excellent short term use of the land leading up to EURO 2028, whilst plans can be put together for a rebuild. I think you’re reading too much nonsense on Twitter mate. A perceived concern by fans over the commitment of our owners is something that has been created in a collective imagination. The problem isn’t potentially fickle owners, the problem is impatient fans, with unrealistic expectations and a complete misunderstanding of exactly why the PIF bought us and their strategic aims.

I’m doing a video on the Arena Site next Keith and there are some complications. If they can use it, there won’t be a training site there as the land isn’t big enough. I’ve measured it. It’s just big enough for a stadium and some facilities like car parking, increased transport infrastructure and perhaps a fanzone.
