I love to look at houses online. Yup, I'm guilty! Before I found your channel, I followed a "real estate agent"s channel - right up until he made a comment that went something like this: If you find a colonial-style house you like in Granada, you should buy it right away because they are going so fast that if you wait to think about it or compare to another house, someone will buy it before you can. I NEVER buy anything from high-pressure salesmen. NEVER! And I noticed that many of the houses I was looking at are still listed as "for sale", even a couple years later. Of course, thanks to you I know that many of them probably were not for sale to begin with. Can't wait until I can come down next year.

Yeah, I know people who buy colonials and they get... years to look at them and decide. I think that I know the channel and I saw the same tactics used in Las Peñitas and when I moved here (a year after seeing stuff online) I found every place that they had showed still for sale, falling apart, with zero people looking at it. I've talked to customers of some of those shows and been told that even pretty nice places often have gone without a single person ever looking at the properties. Ever.

Great video, super info... as always! I love your advice dealing with the 'exceptions' in real estate. I know EXACTLY who you are referencing. It's a racket to cater to gringos who are afraid to breakout of their comfort zone and do the work you are describing. Hoping to make it down there before year's end... almost sold my house today... Gotta be patient.

I'm doing that and of course, I don't recommend it too quickly. Remember that the country is at the all time market low for real estate. So if you BUILD, you are throwing away the advantage of the market as building costs what materials cost and gives you no advantage from the depressed housing market. There is almost no code or restrictions unless you are on the beach and even then it is very little. From that aspect building is great. But from a market perspective, it is horrible unless no pre-existing structures are options for you.

With real estate listed online being fake, have you heard of or run into instances of air BNBs being fake? When i eventually get to Nicaragua, id like to travel around to different areas and stay in a mix of hotels and air bnb type properties. I even saw one listed in Granada that was featured on the tv show House Hunters International despite it never actually being for sale, lol. I also see short term vacation rentals from the realtor who works for Keller Williams that seem nice. Do you think these are legitimate, or should i just stick with hotels since I've never been there before?

AirBnBs are legit, AirBnB is a big international firm and they do a lot to verify properties. You can't reasonably run scams there, not on any scale. Real estate agencies aren't logically places to rent properties from, that's fishy conceptually. I do know that it exists and is sometimes legit, sometimes not. It's definitely the riskiest process you could undertake as you'd have the least option of recourse. You'd be totally on your own if they pulled a bait and switch, or just didn't have the property at all or overcharge you or the property isn't as listed. Hotels and AirBnB have big protections that you depend on when traveling.

No, not in the least. It's a Christian country, like essentially everyone is either a practicing or non-practicing Christian but everyone identifies as one. Incidents against Christians wouldn't even be identifiable. It would be like saying "incidents against Latinos." Everyone would be a target, and everyone targetting them would be a Christian too. It's not a risk, not is it a thing. This is a super free country. Whether religious, LGBTQ+ or racial... there really aren't persecuted groups here; partially because people don't identify groups often. Christians aren't identified here because it's just... everyone.

Religious activities are a daily thing here. And major celebrations are common (like every few weeks) with the government and police being involved to organize and often promote and advertise, the events. Religious ceremonies are part of municipal life and are official here. It's not like in the US where you see people speaking on TV, I mean Christian events fill the streets, shut down traffic, carry giant effigies between towns slowly on foot, determine all the major holidays.... the churches are deeply part of daily life in a way you don't see in North America. It's weird to hear this kind of concern because I can't imagine what that would even look like.

@@ScottAlanMillerVlog it's a Catholic country NOT a Christian country (and that's ALL I will say about that, certainly on a public forum). Perhaps what he meant? I am a little curious about this myself. Again without disclosing too much about my sentiments towards a "certain controlling body" (with power over most practicing Catholics, who themselves are just good people who believe in God!). You have to look no further than England v Spain to see why some may have concerns when taking their faith to a Latin American/Hispanic/Castillan country. Avoid politics avoid religion where possible and life is usually MUCH easier. Just harder to do the latter when you don't align with the mainstream views of your new surroundings is what I'm saying. Adapt and fit in or don't bother 🤷

Catholic, Jewish, Christian, Muslim, pink, white, green, polkadot. In theory it's all the same story, twisted a little here and there and essentially the same God in Judeo-Christian monolithic religions but, that is human history isn't it?

At around minute 8 she says that they put priests in prison in Nica for not closing their church.
