Insights into Winnipeg's Housing Market for October 2023 according to the WRREB: A Detailed Overview.
In October, Winnipeg's housing market witnessed the sale of 494 detached houses with an average selling price of $413,100, marking a 1.672% decrease from September but this is a 6% increase compared to the same month last year when 432 detached houses were sold. Currently, there are 1059 detached houses for sale, slightly higher than the 1019 available at this time last year.
In the last two days, 98 new detached listings entered the market, while 62 were sold. Additionally, 93 listings underwent price changes, with most reducing their prices.
For semi-detached (SXS) listings, there are 66 available on the market, with 30 sold at an average price of $342,427. This represents a 0.97% increase from September and a 3.80% increase compared to last October.
In the North Kildonan area (MLS areas 3F and 3G), only 10 detached houses are for sale, ranging from $269,900 to $594,900, reflecting a limited inventory. Eight of these listings have been on the market for 23 days or longer. In October, 23 detached listings were sold in this area, with an average selling price of $353,019, a 12.59% decrease from the previous year. However, well-maintained and updated homes with double garages continued to command strong prices, with an average selling price of $413,000.
The apartment condo market has 291 units for sale, with 148 sold in October, averaging a selling price of $219,000, a 17.98% decrease from September. There are currently 23 detached and attached condo units on the market, with 9 sold in October at an average price of $418,692, a 6.14% increase from September.
In East St. Paul, only four detached properties sold in October, ranging from $320,000 to $720,000. Presently, there are 25 detached houses listed, priced between $380,000 and $1.2 million, with 22 of them on the market for 23 days or longer.
West St. Paul has 73 properties for sale, with six being resales, and the rest under construction or newly built. Six properties were sold in October, with prices ranging from $546,500 to $742,000.
