Hi Kevin I am one of your earliest house hack investors. I’m also a pretty damn good gardener. Let me help you learn one thing about mulch and weed fabric. As it starts to break down it turns into soil and weeds start to grow on top of your weed fabric. Once a year you should always remove a thin layer of mulch off of your weed fabric and replace with another thin layer of mulch. You only need to mulch 2 to 3 inches when trying to suppress weeds but you already have a weed cost for that. Make it easy on yourself and let’s educate the world on how to do this better

Kevin's buying too early in the recession. I hope all his properties don't go deeply under water and all these investors lose their money. Kevin started investing at the very bottom of the great recession, so he's only ever seen his investments go up in value. When they drop 50%, does he have the reserves and will he know what to do to keep this company afloat? I was considering investing in this company, but seeing what I'm seeing now is making me pause. He may well end up stuck with a lot of properties that he brutally overpaid for just because when he bought them he thought he was getting a bargain.

I don’t put carpet in my rentals anymore, even though it’s less upfront, a good quality porcelain tile you do once, carpet you’re replacing every other tenant.

@@BigtimeBigA in this case its better to change the carpet because it keeps the house feeling clean and fresh for new tenants. On the other hand, if you use tiles, it's much more expensive and after a while, they go out of style. Plus, if repairs are needed, there are some tiles that might no longer be available

90k profit but after closing costs and taxes it’s not the best. Not bad but I’d call it your typical deal. If you get creative and add more units you can make better returns but I know Kevin likes single family for some reason . It Canada , that doesn’t cash flow . Needs to be multi unit

From what I understand, he rents the homes. That's not important. What is most important is that he is going to bundle up all of the real estate HouseHack acquires and sell them to institutions/investors, similar to what happens with mortgage-backed securities. Except, he does not lend mortgages so he has to rent instead. Which has heightened risk. In theory, if this plays out as intended, he would be able to create securities with instant value because he is buying/fixing/renting the homes while remaining well below current market value. This would attract a crazy amount of investors because all his collateralized securities START WITH SUBSTANTIAL EQUITY thru wedge deals. Home value appreciation over time only widens the positive equity spread. I see what he is trying to do.
