100% agree on the access comments. I bought mine online without realising how difficult the access is, constant headache.

Yes James, Can be a headache at times. We know of a village a couple of kilometers away from us that get stuck when there's bad rain or snow.... sometimes a couple of weeks at a time?!? Prices of houses there are very cheap, but there's a reason....with a decent 4x4, they would make lovely summer houses, but if you plan to live full time, I don't think it's worth the agro.... Really informative video and we would totally agree with your advice. Our internet is 4G and we have no issues other than the mentioned power outages. We have a ups which avoids the problem for short periods.

When you want to sell a property you need to have the document for ownership, marital status, most up to date architect sketches and declaration that there are no pending taxes or mortgages on the property. These are usually expenses for the seller. Again it is a matter of an agreement.

Thanks as always for the video. You mention having a lot of bed frames, and I've noticed with many properties there seem to be beds in nearly every room. Do you know why? These village houses are usually quite large with multiple rooms. Were they generally lived in by two or more generations? Maybe they were used as substitutes for chairs?

Someone told me that the beds in the kitchen or lounge area was also because when there is a power cut, or a lack of heating, a person could sleep downstairs and some older people living alone would pretty much live in one room through the winter

These are mostly houses of old people. Once upon a time there were 2 generations living in the property but when the children left and moved in the city the beds are there for the grandchildren that will usually come and stay with the grandparents during the summer and for all the expected and unexpected guests really.

Thanks for the answers. As a person living alone in the UK I pretty much live in one room with the things I use every day and the rest of the house is effectively storage. The house has two double beds. I suppose it's not that much different really.

We forgot the tip about the roof! If you need to re-roof..expect to pay 100-150 bgn a square metre, can sometimes cost you as much as the house itself!

That’s one of our first jobs when we finally get out there. I’m a roofer and looking forward to getting on with it. The prices you give for a sqm, is that including labor or just materials? I wish I could help with your roof, we are planning to come over in the spring. Thanks for the videos 👍🏻

@@bccochrane1 That is for the whole job inclusive of labour. Last year the price was 60!!! The price of OSB is to blame unfortunately...... Doing the job yourself will save you a lot, although decent scaffolding is like hens teeth over here 😂

@@leesparkes1524 That is very kind of you Lee, we are down in the Rodopes so tis a bit too far but we really appreciate it. I just watched your tips video and your roofing work looks ideal, are you going to do anymore with the rest of the roof? One thing I saw a lot in Bulgaria was the use of sand & cement over old cob/single stone walls. Aside from not letting the buildings breathe a lot of the houses that we went to view were falling down as they were rendered with 3” of sand/cement. Most of the houses were on slopes and the hard mortar wouldn’t move until they finally cracked in a big way, the barns with the original stone walls were perfect! As you mentioned in the video a lot of the pictures of the properties were from years ago

Hi, and thanks for commenting. I think not really depends where kn the country you are located. We've seen mixed stories online. Our experience has been great so far, but luckily for us no need to visit often. You either pay into social security system for access to GP services and reduced prescriptions, or buy health insurance. We choose to pay privately as and when we need things as it is very low cost and manageable so far!

@@ourderelictdream yes - this country is becoming a bit broken...divided..you know. Do you mind if I ask, is there much pressure over where you are for mandatory treatments, if you get my drift...or is the mood more relaxed, and how do you feel about the govt in Bulgaria - in that - do you think they're reasonable (in comparison to lets say, here :) lol)? Hope you don't mind me asking, no probs if you prefer not to get into it...would totally understand.

@@warptrax2627 totally don't mind you asking, and completely catch your drift. There is not much pressure however a green pass is required for restaurants and large shops, we've been managing so far with takeaways and ordering online. The country is 80% unjibbed so plenty of pushback from the people, and many businesses not complying due to the failed logic..feel free to email directly for any more questions. Being rural of course means we stay pretty much out of all the politics 😜

Hi Robert, our first year here they were probably a couple a month throughout winter, maybe lasting up to a day. Only once through the night. The last two winter seasons we have had no trouble, maybe 30 minutes maximum outage on a bad weather day.

Hi Paladin, it is recommended to do so on the UK government website, so we did. Cost about 200 euros so felt worth it for extra security. Our agent is highly reputable so not necessary but we can't speak for them all 👌

@@nadejdakopanova415 that is the notary overviewing the sale I believe. The lawyer we used to double check all paperwork was in order.
