I think sticking your 500k in an Index Tracker at 10% compounded would be a good option under current circumstances...and give you a nice income for a care free life in Thailand imo. Taking a deep breath and buying a 3 mil condo in the current situation which could last 2 -5 years yet is just too much risk IMO.

@@stevemyers2092 That means he has a 2.5-3m place on Samui. That doesn't make this, or even that, a good investment necessarily. But I'd be way happier of the two options to have that sort of money sunk into Samui than Soddom & Gemmorah on Sea. But I'd never put the sort of money into Thailand property anywhere. Just way to many risks attached and not enough upside. If you'd bought a parcel of beachfront 20 or 30 years ago in Samui then you've done very nicely I'm sure. But I'd be taking money out of Thailand right now not putting it in.

Plus, they list themselves as a Canadian and Korean owners of the property -- which is impossible, unless they did something illegal. @Bapo Boy If the “situation” restrictions keep fluttering in and out then you’re not going to get enough expats to fill your units and you’ll lose a lot of money. Too much uncertainty and the price is high, bad combo.

Investing in property in any country is a big risk unless you understand the property market in the area. The Thai property market has been artificially high because there are so many Chinese investors desperate to get their money out of China (and away from the CCPs grasp). On top of that the explosion of the Thai middle class has given them some money to make investments in rental property, especially for airbnb income. So with the tough times in Thailand at present, there is lightly to be an excess of supply over demand, so Thailand is definately not a wise investment for a quick profit. Long term is a risk but will probably be OK like most other countries in the world. But be aware that property in Thailand can often take a long time to sell (1-2 years) if there are other newer developments in the same area, despite being correctly priced. Your money, your risk.

It will take a long time for Thailand to get through current struggles, but as the baht keep loosing strength investments like these can be good ideas. However its not high time yet for the high rollers to move in and take over business, they want the ones thats collapsing and just need someone with liquidity to move in and prepare for tourists.

The problem with purchase in Thailand is we need to have Thai person who sign with you. So this it's mean when you finished to pay the property, this Thai can say to you... Bye bye baby and keep the property you paid... And you can do nothing for protect yourself because the law in Thailand protect Thai but not farang...

@Jörgen Månsson, This concept applies to every country! However, Thailand's real estate market will not enable buyers to easily flip real estate property for easy/significant profit. Similar to the U.S. real estate market, where real estate has a long and strong history of being a profitable new and resale market.

Folks, I'd be real careful about buying property in Thailand as a foreigner. Their legal system is still very primitive and you could lose everything. Invest the money in Singapore, that's safe and rent in Thailand... that's what I would do.

I do love your presentation. Westerners buying this estate would be very complicated. I hope things get better in Thailand...but I fear we are on the brink of a major and catastrophic meltdown of economies worldwide. Entertainment, tourist companies, airlines and other industries similarly appear to be almost bankrupt, spending their last few dollars hoping that a reprieve in their business will give them a second chance with a sudden political inspired recovery. World share markets are set to dive I fear...don't hold your breath. Especially in Thailand...I have spent much of the last 10 years in Thailand and I have Bt100,000 a month to spend and would like to return. OK, it's not all Thailand's fault, Australia's Government will not let me go and Thailand makes it impossible for a 79 y/o to return 3 months in Thailand and 3 months back in Australia. Just too complicated?...and dangerous. I've had all my jabs.

@@cherryberry2961 Personally know people who did that but they lived already more then 15 years in Thailand, spoke Thai and had a good job and money in the bank. It is definitely not easy as the low numbers of foreigners per year suggest (about a 100 or so).

This would be a foolish "investestment". It's more like a "divestment" a retire would never live to see a return and have to live with the stress of running a risky rental business that could go sour at any time. Better to just rent and enjoy your retirement as you should.

Hard to find tenants to pay such high rent and a BIG hassle. One tenant on top floor is from Russia having parties and annoying everyone else. Better off buying a commercial shop near a popular shopping center. 1 tenant 1 rent and easy to rent out if in a good area. It’s what we did

i have been giving the opposite advice in south east asia for years, never sell your house in the west, cash in and move to thailand, fraught with danger, instead, live a great life on your fat western rent and chill unless you really know what you are doing

that's what i am planning on - 4 condos rental @ $2300 each - $300 for condo fees = $2K each (easy) = X 4 = $8K less $2K (25% tax) = $6K after tax dollars to live on while my properties only appreciate. Can live on $6,000/month without a problem. likely spend $3-4K max and bank 2-3k/month = $25-30K year .

Both properties are incredible, but why is Lyle selling? short answer might be: no business, no renters. Which is very sad indeed. The reality in Thailand at the moment is truly worrisome. Love you Chris. But I'd run - not walk - from both of these even if Pattaya wasn't currently a giant homeless ( non) shelter. Which it is and God knows when it will come back and in what form. But even in the absolute boom times dropping 5M USD total in Soddom & Gemmorah on Sea for a mini condotel and a weird office complex come random 'villa'? Yeah - hard pass. On the condotel your current rental income would be a fraction of the numbers quoted. The house - I'll drop my 2.5m USD in the South of France and if it's going to be on Thailand it would be Samui or Phuket - not sleazeville. And I wouldn't be spending that kind of money on Thailand, too many unknowns. Maybe the next coup they won't be so keen on foreigners owning anything. Just rent people. You can rent awesome properties for peanuts there and it's not going to be leaping back up again anytime soon. Lyle seems a nice guy. Hopefully he doesn't need to get his money out fast / ever. 😬😬

Only dark clouds over Thailand right now, so even if i would love to start invest thailand and pattaya, nobody can be sure what happens next year or two. Baht can go weak, tourists cant enter country, hell there can be even law soon that no farang can own anything in thailand. Losing 500.000 dollars is so easy.

Where is the ocean view? You can ask every real estate agent, what are the 3 most important things when you want to buy a property? The answer is: location, location, location! Without ocean view I would never spend any cent for a condo in Pattaya. Pattaya anyway is a very difficult market for real estate investments. There is far too much supply and vacancy and far too little demand, even before Covid. And the construction quality of most buildings is poor.

The 500K USD scenario means financing about 1.75M US. Let's assume that the seller wants a 5% return on his loan; that's a payment of $9,400 per month (assuming principle & interest over a 30 year amortization period). So the 300K THB per month in net rents (~$9,150) would be a small loss of $250/mo...and that's before factoring in things like vacancy/turnover, taxes, depreciation, dips in market value, etc. It's not necessarily a bad option as an owner-occupied place, especially given a possibility of earning equity over the long term (maybe), but it's not a no-brainer investment either. For example, one might take that 500K USD and invest in funds that average a 4% annual return; after capital gain taxes, one would net about $1,350 per month, which is close to double what it costs for a long-term rental in Thailand.

Just my opinion, but I suspect when you buy into the company, there will be loan/s inside the company. If anyone is interested, I hope they employ an independent accountant to go through the books. Pattaya, like the rest of Thailand is suffering a downturn in tourism. So you really need to understand the full impact of what you are buying. Just have your eyes wide open.

And one should further note, in a down market, properties are one of the hardest to turn into the liquid cash. I heard many businesses and apartments are up for sale, throughout Thailand

@@kippsguitar6539 Even if for some reason you don't want to invest in funds but property, why property in Thailand and specifically a place like Pattaya? I'd be doing something like this in a country where I understand the market better, the laws weren't different for foreigners and crucially where both rental yields and capital growth on the assets was high. I don't know anyone who has bought into condos in Thailand and made huge returns, mostly I know people where it didn't do much or went down. And second hand condos in Pattaya can often be quite illiquid. Whereas if I'd stuck my 2.5 m USD in Vancouver or Melbourne or Miami 5 years ago then I'd be looking at pretty healthy grains. ( I'm using the 2.5 because that's what this costs - not because I've got it in a suitcase in front 9f me 😄) So I'd say buy in the place you know and use the money that investment throws off to fund your life in Thailand. People get caught up in renting is a waste of money, it absolutely isn't if you could using your asset purchase money more effectively some place else.

If this property worked like in the west and you could raise rents 2% a year and the building had appreciation then it makes sense. Also we buy on loans in the west so 80% is usually financed and we get 4% rates on commercial property right now if the cost is owner carried loan is not favorable then it makes it way less interesting.Trouble is so far these places don’t go way up in value over decades like back home. Hmmm that could change some day as foreigners are given the ability to buy land in Thailand which will happen someday.

Rent and rather invest the difference in an ETF index tracker. Less risk and nothing to Thai you down. Now is not the time to be buying property. Occupancy rate will most likely be below 50% so this property is going to run at a loss, probably why the owner wants to try and sell it. LTV Is going to be high too, because no ways you going to want to tie up that much liquid capital in something you would battle to sell. And buying through a company is going to have additional costs, too. And as far as I know unless you are American, you will only be able to own 49% of that company. Having a ghost Thai investor in shell companies is illegal in Thailand, so watch out for funny structures. I’m a bit disappointed in this video, because someone not experienced will get suckered into buying an asset that will take money out of their pocket.

We are looking to buy for 2.5 million baht😂 not sure what type of sausage would sell everything to buy into debt at 55+! I’m 31 and still wouldn’t take on 1.5 million dollar debt in Thailand the sun will burn that investment up before you get 10% of your initial 500k investment🤷♂️ (not a financial advisor) 😂

Love the apartment building Would you guys Give 72 million baht to get 3.6 million in a year 5 or 6 % yield for Thailand I think even at 10 % yield not for Thailand I feel for the risk you would need 12 % to 20 % yield

Yes you will find a higher percentage yield from other projects for sure. The key to this is its unique style and large luxurious theme couple with location a few minutes to beach and city surrounded by amenities. You’d probably need to have a personal interest in the area and positioning yourself there as did the current owner as he lives between here and BKK. The 38 min Hi-Speed rail to BKK in 5 years time will hopefully play a major part in the long term investment in these large investment properties. Let’s see! he is asking too much for so little rental income and at probably higher interest rates than in the US. There is no buffer for unforseen capital expenditure issues. Good luck with that price and rental income.

Places in Thailand that used to rely on tourist income (Pattaya, Phuket, Koh Samui, etc.) are being TOTALLY transformed by the pandemic. No one should expect the situation to return to what it was like pre-Covid. With such a huge unknown future, it would be insane to invest in the Thai real estate market until the dust settles and the trends are a bit clearer.

Terrible investment. I did a quick calculation at 7.75% interest rate and the place throws of a negative $6000 per month.

Owning is not clear like where the money is ,if ownership of the land is not possible it is a clear red flag ,if they want investment like canada they have to accept poeples not just for the money ,but as equal in ownership of the land ,they are in development alot of country as understand they will they re smart lol
