I think Leazes Park is currently disconnected from the City Centre and an imaginative design could connect LP into the City by using some of the land currently occupied by SJP whilst allowing a new stadium into part of LP. A win-win is possible. Remove all the parking overground to underground, integrate the biggest leisure pursuit in Tyneside with LP. A huge investment could enhance LP & Town Moor.

Love your videos and your in depth fact finding Eddie. Regarding SJP and it's current site. It would be an impossibility to satisfy the demand for corporate facilities within SJP, without losing standard seating. With a current waiting list of approaching 400 for boxes alone, I believe the club will be desperate to firstly satisfy that corporate demand and opt to build a new stadium. I also think it strange that the council are posting articles about LP at the very same time as this speculation is occurring. Building on the West side of LP and returning SJP to parkland would expand the size of the park footprint, and give a refurbished Leazes Terrace the exposure it deserves. It's an absolute no brainer, and a win for the council, club, city and those visiting it.

@@paulsadler3870 I agree it’s a conundrum for the club Paul. Facts remain however… The club have not approached the authorities to build in Leazes Park and by inference, are not planning to build there. The most viable option does seem to be a rebuild extending into Leazes Park. This would allow the existing SJP to be used while the new is built. So a new stadium in the city centre (Leazes Park) is the only thing PIF will spend money on. 3. I DO think that the Council need to decide if they want the stadium where it is (or very near) with all of the income it brings into the City and local business and the unique experience that an away trip to Newcastle brings, not even mentioning the additional opportunities the Saudis may offer. If the footprint of the current stadium was returned to parkland and was managed by NUFC for at least 10 years, the experience could be even greater! This is going to be a right pain, i hope i'm wrong, but the planning permission criteria could be sorted on condition that the current SJP site is used as green space/parkland as Eddie mentioned, possibly a new lake , any potential stadium behind the Leazes End would not swallow up all the land, that land could be incorparated Southwards and open up Leazes Terrace to park views on the East Stand side and the current SJP land, (if the new stadium is closer to Barrack Road) then South to Strawberry Place, all hypothectical of course, but i see the biggest issue being with the tree huggers, which is why NUFC need to try and create a win win solution, everyone get's what they want, that rarely happens in the "real world" of course, NUFC need to nail their colours to NCC and other agencies and show the potential of any new stadium and what additional events they can host to bring increased revenue into the City, looking after the land for a 10 year period should be straightforward, i'm sure their are plenty of landscaping contractors out there who would be glad of the work for maintenance and upkeep on completion. Normally the contractor who has built it would be reponsible for a period of time on completion anyway. Failure on this will see PIF moving on,why? as it currently stands we cannot compete on transfers and if the new stadium gets blocked then we cannot move forward, so what would be the point in pumping millions into a project that is standing still with no chance of progression on and off the pitch, no return on their outlay and then very difficult to sell on due to restrcitions currently in place and no land to build a new stadium, would you buy a cork "bobbing about on the water" because that is where we will be mid table mediocrity also rans, the ball will be in NCC court and they need to be signing from the same hymnsheet as NUFC and vice versa. Eddie is correct in mentioning "this is a once in a lifetime oppotunity to get it right".

At this rate the fans up in the gods will need binoculars to watch a game. A modern grade A stadium will help with our revenue in various ways and is what our team and fans deserve. Some fans wouldn't want to move from the current site but if there's still objections to building a new stadium within the city, then maybe the owners should grasp the nettle & build it elsewhere - even possibly out of the city.

There is over 1,000 acres of green land on the Town Moor, bigger than central park in New York, used for literally nothing apart from some cattle and dog walkers. NUFC is a massive part of our city's culture, and the heartbeat for huge amounts of folk, and a lot of people put NUFC up next to their families, they really do. Imo we could build a stadium everyone could be proud of, the envy of the country, of course their will be some objections, but we have to move forward. I love the culture and heritage of our city but taking one tenth of the city centre green space is hardly detracting from that. It's all about opinions, i love my city i love NUFC, and i think a new stadium who add to out city massively. The Saudis also looking to put £250,000,000 worth of infrastructure in to the north east at a time when cash strapped councils are really struggling, is a massive lifeline. We have really open our minds and move forward. Football is such a big part of the culture of this city. I will add imo the perfect place for a new stadium is the site were they hold the Hoppings, terrific infrastructure for getting in and out of the town, the area is more than a perfect size, yea, i get all the it's the freeman of the city's land along with the city council etc, but whatever has to be done to appease the city council and the freeman can be done by our owners, I'm pretty sure of that. And i will add whatever decision is made by the club, I won't gripe on it, my preference is for a new stadium though, we have the opportunity of a lifetime, and for me taking a small piece of green belt land should not stop it. It would enhance our city to another level. HWTL.

And going back to Sir Jon Halls application for a new stadium on Leazes park, but for the 36,000 signatures gathered by the " No Business on the Moor" objectors, the city Council would have given the go ahead, and of course there would be objections again, but this time imo we would get the green light, different times now from back then. Stephen… 🥴 The club have already decided on the direction they’re taking. COO Brad Miller disclosed that in August and Darren Eales before that, but clearly there are some matters to tighten up before they can announce it. If it was the plan to build a highly sensitive, multi billion pound stadium on a Grade II listed park, in a conservation area, then the key stakeholders will be well aware, including the park management authority. So if a ‘KZitemr’ came along asking questions, he’s going to be fobbed off, or roundly ignored. They’re not going to provide full disclosure and then lie (on record). Seriously?? The park authority have agreed to respond to some investigative journalism (that nobody else does) because there isn’t a stadium plan for the park, the club haven’t been in discussion to build there, there are no NDA’s and no ‘exclusive’. They can comfortably tell me there’s been no contact, because there hasn’t. And in fact, as I state in the video, there’s a second video to do, based on what’s actually happening! A Leazes Park stadium is a fantasy story being spread by individuals who are easily duped and don’t read very much.

Great video, fantastic research. Part of me still suspects Leazes might be an option but maybe there is a NDA in place so they're giving a denial or maybe the person responding doesn't know. Of course I have no idea but I love the research you do. Whatever happens no shame in anyone being wrong. I think you're probably right in your predictions. I hope we stay at St James but can imagine the disruption whilst rebuilding would be painful for the club. Very interesting times ahead.

There is no justification in virtually destroying Leazes Park to build a new football stadium followed by the inevitable demolition of the existing St James Park. Instead of spending millions of £ on building a new stadium the money should be invested in the playing staff with the hope of actually winning something.

If you were to redevelop St James Park the Option with raising the pitch and eating into Leazes and West Stand makes most sense, can get the ground uniform. Plus that office building you mention at the end can be used for the whole Office space, Hotel trend and of course a mega strore can be built on it Man Utd style

Hi Eddy, After watching your video about Gateshead High Street , it struck me that redeveloping this area for a Newcastle United Stadium would be a great thing. This part of Gateshead has been run down for many years and lives in the shadow of Newcastle's City center. Yet it's walkable from there. Finding space could boost the profitability of all those old traditional pubs. Great access to public transport. Newcastle United in Gateshead is no more ridiculous than in Northumberland or at the coast. Love your videos.

Eddy, it's summantics using words like "Build" and "New" Stadium when the missing key words " Extension" or "expand" I used to work in Wellbar House now Wellbar Central I was part of team negotiating to build new building on the Wellbar site but Mrs Siddiqui the owner of much of the land there, who lives in Belgravia did not want to sell or increase Wellbar footprint. we had to build on the old gallowate bus station. Also all buildings in gallowgate are not allowed to exceed the height of the other building, the 360 tower is technically not in gallowgate but is part of the pilgrim street quarter, you may well be spot on with St James's expansion in to Leazes park, which in some parts are derelict and a haven for undesirables, keep up the good work mate

I think an investment of £1b is a hell of a lot for an extra 8k seats, but I also think the council will do everything they can to ensure the ground doesn't move too far if it does move. The spend in the city on match day must be huge, and the council will not want to push the club out of the town centre.

We've got to remember that there's still a lot of people in Newcastle that couldn't give 2 hoots to NUFC, an that they'd object anything being built on Leazes park, probably couldn't see the benefits for the city that keeping the stadium as close to the city as possible, they've as much right to the park at NUFC have of being a challenge to the top 6, interesting that the club's bought the office block meaning they could be staying in the local vicinity

Thanks for the update Eddy. I agree, I can’t see NUFC building a new stadium on LP, and from a Freemen point of view I can’t see this happening. Personally, I don’t see much point in NUFC expanding the Stadium to hold an extra 10,000 fans, so the only option that makes long term commercial sense is to either upgrade the current stadium dramatically, potentially increasing the capacity to nearer 70,000 or to build a new stadium elsewhere. I think NUFC will upgrade the stadium because simply rebuilding it elsewhere would rip the heart and soul out of our club. We are a one city club with a stadium that is in the centre of the city. That is the identity we should never lose.

Another great video bud. One key legal point to consider regards the response you received to your question as to whether NUFC plan to build a stadium on Leazes park. Anyone who has knowledge on this will have signed a non disclosure agreement (NDA). Enquiries from the public or press which would bring plans into the public domain would be covered by the NDA. Knowledge of plan will only be disclosed once the NDA is lifted which usually proceeds a public announcement. I've no view on any stadium plans or locations by the way.
@TynesideLife

Cheers bud. I’m aware of the purpose of NDA’s and I’ve had to repeat this response several times however. If a multi billion pound stadium was going to be built on Leazes Park and key stakeholders had signed NDA’s then the park management authority wouldn’t have touched me with a barge pole, let alone be fully cooperative with me and then go on record with a blatant lie. They cooperated with me because there’s nothing to tell. This NDA thing must be floating around social media because I’ve had a few now? This whole Leazes Park stadium thing has come about because of a 3D animation video that’s meant for entertainment purposes. It has then been spread by people who don’t read very much

Everything about Leazes Park is the result of man-made endeavours. Even the lake. All of it could easily - for the Saudis - be re-created 100 metres or so to the north and give the club a workable footprint of land to build a new stadium, partly overlapping the current site from the north end. Much like Spurs did when they built their new stadium over part of the old White Hart Lane. Such a change would hardly alter the current park experience but would allow the club to provide a better transition to the Gallowgate End coming in from Strawberry Place. The other viable option would be to swap places with the Utilita Arena. Demolish both venues - architecturally, the Utilita is rather unremarkable - and rebuild it at the stadium site with improved amenities. Then build a beast of a stadium on the banks of the Tyne. The Saudis can afford it.
@LGlifeisgood

I’d love to say it’s leazers park but we all know the chance of it happening is probably less than 5% , but I’m still hoping for a new stadium as it’s a must to go forward and make it sustainable with concerts ect and the bigger revenue with a larger crowd and better facilities for food and drink all making more revenue , I will keep saying it I would love a Mercedes Benz stadium like Atlanta, as that was fantastic, I love st James park but the cost of getting another possible 15k seats won’t generate the revenue we are looking for with the same stadium, as it’s not fit for purpose anymore and won’t take us into the future, I believe they have always wanted a new stadium, but the fan base doesn’t want to leave or didn’t, but their is a shift slowly, I could name some fantastic places to build a new stadium but you’ve already covered them and they are less likely than leazers park lol , until I hear it from the club we are all still guessing and they are the ones paying the money and what ever they want they will get , I think they are just trying to soften the fan base into excepting a new stadium, as it will massively boost PSR once built , 👍🏼

It's a balancing act and a huge headache for the owners of NUFC. The current stadium needs a massive overhaul if a new stadium isn't going to be built, and an extension simply isn't enough. St. .James' Park is a bit of a dinosaur as it stands and needs renewing from the ground up IMO.

Hi Eddy. You've already covered the huge legal obstacles in the way of building a new stadium in Leazes Park. I would encourage anyone to do some research. It would take years of planning with lots of failure points along the way and ultimately an Act of Parliament would be required. It isn't going to happen. They could however build a new stadium just to the north of leazes park (castle leazes) but this would require the purchase of the buildings / land already there. Have they approached the MOD / Newcastle university? That would be worth knowing.

For me its looking much more like a new stadium will be built. I wont speculate where as i am not informed. The harsh facts are that club revenue has to be maximised to make a project viable to compete with the best in the world(which is their ultimate target). I would imagine its going to be a stadium and complex that can create a daily income. Be it by shop's, health spa's, bowling, cinema, hotels, swimming, or sport related activities. The money has to come in and the financial asset has to be established to compete with the rules applied by the Premiere league. I dont see this being possible with an expensive upgrade to the current stadium. Who knows, maybe we could be the first Premiere league club to play out of two stadiums (i know, not realistic).

The club can’t just ‘decide’ to build a stadium in Leazes Park Mark and up until today, the announcement was ‘imminent’. They already knew their plans but something has delayed the announcement. It’s not up to the club on its own and at the moment, the land owners and park management haven’t been approached by the club regarding LP. That’s in addition to all the other significant hurdles. To consider building in the park would require an enormous amount of component parts to the process involving several other agencies and key stakeholders

Great and informative video as usual Eddie. One thing I have noticed with the land issue is (and I know there is no ties between the two brands) but just north of leazes and the nuns moor is the Newcastle United Golf Club. (Again, i know they arent linked) I had a little read up on them and they do indeed have some history going back around 100 years and were originally located on the town moor. My own mind wandering would find it interesting if that land could be bought and used and a new Golf Club built for them under the actual Newcastle United umbrella. sort of bring them into the fold so to say. I know its completely random but going by what i hear in regards to location, fans arent keen leaving the city centre or near by and that is just a stones throw from leazes. would be very interesting even if its a bit "out there". The parking situation around KP when the Falcons are at home is bad. Imagine a crowd 6 or 7 bigger than they get, and I think the logistics involved would scupper that idea. Houses currently being built on both sides of the stadium would mean no extra parking could be accommodated. Just my view.
