I really really liked these videos comparing the different condos. I wish you’d do one for a budget of 6-8,000 Baht. I think there are a lot of young (penniless) expat prospective tenants who’d benefit from such a video. You’ve got an easygoing character; reminds me of a younger version of the P.I. in ‘Jackie Brown’. Cheers

Lucas, I’m very happy for you. I really liked the approach to your selection and thank you for sharing. As a condo owner in Pattaya it was interesting and informative to witness your search and thinking. From your analytics, you are a very methodical, I expected the subjective to play a little more of a roll in you decision, and applaud your attempts to minimize it. During the series, I kept comparing my unit to the ones you were looking at and at the end used your analytics to gage my unit on your scale. It surprisingly did very well. I almost emailed you at the beginning of your series, but didn’t believe it would compare to new properties (it’s 16 years old now). It’s a 60 sq meters one bedroom 5th floor unit boutique condo on Soi 1 about 150m up from the beach. Bought it new (as construction neared completion) and more as a personal vacation condo but have since started renting it out. I’ve been renting it out for the past 7 or 8 years (couple of years to long term renters but more commonly to shorter term renters, 1-3 months). Price is 20k baht/month, but negotiable in todays climate. Thanks for the insights.

That 70 meter unit really appealed. I won't have a motorbike (to start at least) whenever they let me in so the location is really key. I think it was smart to only rank the pool out of 3. I loved the huge pool in the last video but even though I like swimming, I'm just not going to be in there that often. Gotta have that subjective "feeling"category as its all about what you are gonna enjoy living in. Great video series!

Don’t forget to find out the electric and water rate, I actually stayed at Grand Avenue, yeah the facilities are great, the one reason that put me off staying long term was I found the design of the buildings claustrophobic and there’s no views. Also for me I much prefer Jomtien, it just feels more comfortable and livable long term, Pattaya Central is just a short baht bus away and I don’t need a motorbike, also where I am you get a view of the sea a wonderful breeze, I never need to use the air con just a fan. It’s all subjective and personal choice, good luck

Grand Avenue is hotel also so it can be crowded and uncomfortable during high season.

Agree, I would have added a few columns; view, accessibility and utilities. I still would prefer to be in central rather than Jomtien... a great series over all though. Much enjoyed!

@@Thewootanglife Ive gone out plenty of times at midnight-1AM and the songthaew is still running at that time. Going back in 3-6am in the morning you can take a queued up songthaew at corner of 2nd road and pattaya tai(south pattaya rd) downside is that sometimes it takes time for it to fill up. Otherwise hire a songthaew for private cost you 200baht (negotiable) or motorbike taxi is 40-60baht(sometimes they overcharge with 80-100baht late at night) There is really no problem staying in Jomtien/Pratumnak and its just in my opinion way more comfortable for everyday life unless the bars are your everyday life then its more convenient to stay in central pattaya.

Idk what you are doing but i have never been quoted above 100baht for a motorbike taxi from walking street or soi buakhao and that is for 2 people as well. 200baht? i might as well take a much safer taxi/private songthaew for that price. 10baht songthaew is still there late night but less frequent(i take it a lot).

I think Lucas is growing as a storyteller. His organization is better than even earlier this year. Loved the scoring system, clear and easy to evaluate, especially after viewing a number of properties. Lunch was great value for money but too often I've found the timing of the food being served to everyone at the table to be too inconsistent in many places when having more than 2 guests.

Absolutely loved this series!!! Thorough and objective and super analysis. I have to say all of the units were, by western standards extremely affordable. I can live like a king here on my retirement income and still save most of it. I can't wait to retire. This will probably be my destination or at least high on my consideration list. I have lived in Grand Avenue since August 2019, I was pretty much the first person living here, the building works were still ongoing when I moved in. Things to think of: Avoid pool view condos that are near any of the pool pump houses as they run noisily 24/7, this won`t affect you in the room with doors closed but on the balcony it is very very noticeable. The rear of buildings B & C over looking Action St gets super hot in the afternoons, I have known people move in and out in a matter of weeks, I would avoid. The rear of buildings C & D overlooking The Mercure are a good choice, they offer a pool view, nice flora and fauna and are very peaceful and quite, but try for a higher floor as you can have an insect problem coming from The Mercure trees onto your balcony and into the room. None of these problems will be really apparent on viewing, you learn when you live here. 13.5k for 47 sqm and above is a good deal, well done.

Great job ..enjoyed the series.. But I think people should consider the walk from the unit to the road or to baht bus. Some of these large complexes, it's a 10 minute walk to the street in front of the condo in very hot heat..you walk out for breakfast and back is a 20 minute walk..your covered in sweat...I moved out of a hoilday condo after 1 week..as its was terrible to walk in the heat..even for younger people. Plus if its raining you get wet.

I did a long term 6 month rental at a hotel (a nice hotel mind you) when I was living and working in Taiwan, and while it was nice it did have its drawbacks (hotel dynamic as you called it). I would say if you are looking for a 4-6 month long term rental then a hotel can be very practical and work out well. But if you're looking for an infinite long term rental then a hotel is not the best option. Grand Ave. was indeed the best choice. Excellent series on finding your Pattaya condo. I live in an area where you have buried underground fiber and electric cables, and you don't see overhead wires. Seeing overhead wires takes me back decades. Many decades. As an aside, a college roommate grew up on a farm. They had to put up their own telephone pole.
