I like 2 better. I like the bigger closet for master, and the option for a desk nook in second bedroom. I can see the kitchen design for 2 potentially feeling like it’s too much kitchen for a small apartment but I prefer the extra counters and L shaped layout.

Option 2 is better because it has space four a deck. The kitchen dining is more versatile and I like the walking closer of the bedroom. Good job

2 You have a lot more storage in the kitchen and you have a better use of the window that was half in the kitchen half in the bedroom.

I think both options fit very well for a certain resident situation. Option 1 seems ideal for a single person or a young couple who want to have the option of hosting relatives or other guests but when alone, they want a simple and low key home. Option 2 would work for a small family, couple with one or two kids, as the living and kitchen are a bit more expansive and can more easily accommodate 3-4 people. The couple can take the master bedroom and shut themselves away from the public spaces while the kids have some room to play in the public area and a place to do schoolwork in their room or split between their room and the dining room table. As Austin, TX is becoming more dense in population, I think option 2 would be more versatile overall.

I think it is important to 'see the big picture' here. Architects need to take affirmative action to place themselves as the leaders of the concept stage of such projects, and need to be involved from the outset in all the briefing work and setting of space standards, structural layouts and services arrangements, facade strategies and issues of views/aspect/prospect, obtaining a deep understanding of the target market for purchasers/renters, and engaging with all other factors which tend to affect how good the final internal layouts of residential units can be. For a developer to engage a professional designer to correct obviously flawed planning after other commitments to the scheme are 'set in stone' is a certain sign that the process has been fundamentally mishandled. My Firm's experience as UK based architects creating projects in the USA in recent years has been that much more assertive action is required by the architectural profession in America to ensure that it is seen worthy of being placed fully in charge of such developments from day one, and is not relegated to merely producing stylised facades and accepting a secondary role in the necessarily holistic process which has to be taken seriously at all levels in the creation of the contemporary built environment.

Option 2 seems so much better. There is way more counter space, the swaring in te living room seems a little compact but you have managed to squeeze in a walk in wardrobe

2 looks reasonable since detailing the split window in plan 1 seems iffy.

I think the first one is wasy much better then second option, because room sizes and the actual geometry of plan is much elegant. The second one is also good but walls have more offsets, which conflicts the theory of minimilisum. Other then that, both plans have been managed great.👍

I lean toward Option 2, though it makes the kitchen almost too big. At least the main bedroom gets decent closet space! The biggest problem is that there just isn't enough square footage for a 2-bed, 2-bath apartment here.

Id say 2 for two reasons. A you have more kitchen space , even though you the dining/living room feels more crammed BUT for me most importantly ypu keep a very defined area for that desk in the lower bedroom which depending on who actually uses that room would be a necessity. As an architecture engineer college student , if i didn't have my own personal work space in my room and have to lets say work either in the kitchen table or just a bed or something i would go insane.

I think 2 is the better plan. The master closet is better. The kitchen has more room and counter space and the living area works as well. The 2nd bedroom has a desk area which is very welcome. I don't think splitting the window between the kitchen and bedroom works.

I worked for a developer that had some awful plans like how this one started. I really like how the second one turned out, but they are both significant improvements.

Oh gosh... that's a lot to squeeze in less than 700 sf!! I shoul stop complaining about my 980 sf 1 BR in Chicago! LOL!!! I like option 2 better -- the walk-through walking closet for the primary room makes more sense. However, I'd leave the kitchen/living/dining arrangement from option 1. Cool redo!

I like option B better. I think that the powder room is very small, I can't imagine someone while getting in and closing the door.

I like number 1 better, the social space has better habitability and even tho it sacrifices some work space inside the bedrooms. Besides the room shapes in number 2 just don't make sense to me

1 Because 1 is a small apartment being a small apartment. Which is normal and fine. 2 is a small apartment trying too hard to look bigger. Just seems weird.. even needy at this point. Don't be such a baby, number two! Everyone can see you're flexing it!
