Thanks for this. I’m looking at moving back to BC after a few years in Alberta and New West looks appealing. Still pricey but it looks nice and the pricing is much more reasonable than Vancouver proper

Also can't forget about BridgeNet - a lot of places have city-owned fibre-optic internet reaching their homes, especially the high rises. Really good for remote work and leisure and doesn't cost an arm and a leg.

Moved from East Van .... New West is the absolute loudest place I've ever tried to live. The city constantly has machinery/projects on the go. There's never any break from it 7 days a week. The kind of noise where earplugs don't block it. And they have a leaf blowing program 52 weeks a year at their parks. Leaves or no leaves. We have a condo by the park and are planning on leaving. Quite hard on the heart to live here. Low quality sleep etc. The West End part of New West seems a bit better than uptown or downtown. Plus side is the diversity of people in terms of incomes and backgrounds, ethnicity etc. In that regard, it's nicer than East Van or say, Port Moody. I also agree that is walkable, but again many areas are extremely loud. Not people loud - industrial/machinery/banging etc loud.

I live in Uptown and don't find New West to be a "loud" place to live. City bylaws are pretty clear about when/what type of noise is allowed during permitted hours and I've always appreciated the City keeping streets and parks clear of debris (they definitely aren't leaf-blowing when there are "no leaves" like you said haha). I've never slept poorly here when it comes to "permitted" noise (and I'm a young, healthy adult with normal hearing). However, if you seek sleep during normal "daytime work hours" maybe it would be a problem?

@@therebex23 listen, I'm just trying to help people make a decision. Many folks who work shifts like over at Annacis Island, at the hospital, Scott Paper, Rail etc etc. Move here and they ought to know what they're in for. Same with students and studying. Past two mornings, the city has their 'leaf' blowers going in the park even before it's light out. It is a problem and the overuse of it is very bad for the air we breathe. Geez. My informative comment shouldn't be taken as offensive or anything.

if you live uptown then it isn't as loud, like for example near the middle schools it's pretty chill

Which Park are you close to? Commercial condo gardeners use leaf blowers as well. I know loud but they stop in time.

@@therebex23 I live in uptown and sometimes I'll hear stuff like semis going by or ambulances at night, but that's because I live up high: Its the same in Vancouver where I grew up in the west end. I think its pretty good here considering how the streets are laid out, not much noise at all, this guys just whining because he can, If he wasn't whining about this he'd be whining about something else, that's twitter people for ya... (he's from east van so he should just be happy hes moving up in the world)

Best things about new west is the gelato place at the quay Major con: there's only one highschool. But atleast it's smack in the middle of the city. Right next to uptown where there are soooo many places to get food during lunch.

If you live right next to the train you can definitely hear it. Nothing some double pane windows won't fix though. It may mean having to lock your windows at times during summer though. It's mostly the low engine noise though.

You feel the vibrations up to 16/17 blocks away since all the deregulations in 2014. Some areas are worst than others.

Also, there are frequent pile driving projects downtown/quay. They $$get$$ permits to go over the by-law time. There was a break for about 5 months and it is starting up again in late April. If you live around Brow of the Hill etc., it's not quite as loud, although some evenings I could hear and feel it up by 5th and Sixth.
