i sold my property way below market value. I don’t want to die of heart attack by dealing with liar, criminal making lies through thin air,beaten up my real estate agent. I won the judgement from the RTB. Still The tenant (bottom feeder ) got help from the legal aid and appealed to the Supreme Court. Very unfortunate i did not have a lawyer is specialize in landlord and tenant act. The tenant lover judge find ways and excuses saying the tenant did not have a fair hearing from RTB. So the bottom feeder can stay . I sold it in a fire sale. I don’t want to spend $100,00 ‘s dollars in legal fee to prove that i am right. l still think i did the right decision Sold and run . Not more landlord for me in BC. Tenant lovers City. I am dealing with more landlord friendly city in Alberta. A city with less professional tenant. Happy landlord and responsible tenant.

很同情你的遭遇,我租房也遇到过很多这样的问题,真的是烦透了,搞的人筋疲力尽、心力憔悴的。后来得出了以下几点经验教训: 1,一定、一定、一定不要租给“白垃圾”,或在加拿大生活五年以上的人,或上年纪的人,不论是单身还是家庭! 2,一定要推荐信(references), 但不是要这个租客当前的房东的推荐信,而是要他/她前一个房东的推荐信(e.g. reference from the current one before). 3, 签订正式租约,并且刚开始只签6个月(最多不超过一年)的租约,可以告诉他/她:先互相“磨合”一下,如果双方感觉合适再续签。 4,最好是租给亚洲人、留学生、新移民。 祝你好运!

「如果双方感觉合适再续签。」 这个不适用啊,根本不需要续签!以BC为例,无论你一开始6个月还是1年的合约,到期后都是自动转成month to month,没有续签的说法,不是说不续签你就可以要求租客搬走的!
Suggest to find a real estate agent to help out the rental deal. Sometimes professional fees have to pay out for non experienced landlords to handle themselves.

It doesn’t matter if you have a professional agents or not. I have pay agents but still, nothing changed. A “clear” background check means nothing…..

Real Estate agents don't know crap to deal with squatters!! You need a good paralegal and yourself to evict a bad tenant! But, in Toronto, Landlord & Tenant Court ( LTB ) has failed all landlords for years for their lackadaisical procedure in dealing with squatters because of the liberal party and judges advocacy of protecting bad tenants!
I had a tenant stayed in my house for 18 months, I attanded TLB for more than "TEN" times. I used renoviction to get rid of her. Added additional story with extra rooms. TLB fined me for $5,000 for not letting her move into my house! Presently rent rooms to students and get more rent than the previous tenent. 出租之前, 必须查清楚他的祖宗十八代. 这不是笑话啊!

I feel sorry for this land lady.... I had a student from Tung Beh, headache...... He is 16 years old and extremely rude and has "mental" issues too.... His mum is a very fussy lady n demanding too .. also kept texting my husband!!!😮😮😮😮😮😮😮👹👹👹👹
