Spot on, RE like most business is cyclical, problem is DXB RE is more cyclical than most markets (e.g. Singapore, HK) because DXB is yet to establish itself as a regional corporate hub for expats. Singapore has constant RE demand from well paid expats, I am not talking about just wealth b/millionaires moving for tax reasons or TikTok influencers or fleeing Russians but working class expats from all over the world, because SG has established itself as APAC hub for many corporates who employ hundreds of thousands. Till DXB is able to reach that level and Govt controls the supply of new RE (like its done in land scarce SG), DXB RE will remain a lot more cyclical. Right now it maybe summer, good luck to those whose properties will be handed over after 2025. Will be interesting to see how accurate will be the rosy predictions of 7-9% rental yields will be, specially for the hundred of thousands of apartments.

Hi Fahd, thanks for the video. I follow your videos and I like the content. I would like to mention a few things regarding the oversupply prediction in 2027 since most of the projects are completing in that year. Please differentiate apartments and townhouses and villas when talking about oversupply because apartment is something that doesn't comprise land and is something suspended in the air and anything that doesn't include land can Never have the capital appreciation which something with land can have. Oversupply prediction is about the Apartments Only because 75% of the new off plan projects consist of apartments. If the investor isn't able to find a tenant for his apartment, he's totally doomed and this risk is so evident in 2027. It would be great if you could please make a video on this topic
