Great overview ... as an investment property owner in Scalea, I completely agree with your assessment that Calabria in general, and Scalea in particular, is frequently overlooked as an area to find beautiful and inexpensive properties in!

Giorgio, I think you are generally doing a great job and I want to restate my appreciation for the videos you put on youtube. If I may give an advice, I would complement, when possible, the videos you make on properties in relatively remote locations such this one (Scalea) with a bit more background information on the city you talk about: not only history, demographics, infrastructure, economy and so on (you do always a great job with it) but also with specific focus on the chronicles of the city life, administration, and so on. More specifically I would advise perspective buyers interested in buying in Scalea (as well as in any other city) to extensively inquire about the recent history, events of the city´s administration to have a complete understanding on the place where they may want to buy. In terms of real estate Italy is a very mature market and if a property in a certain area is very low priced vs other areas of the countries, you can be sure there are very good reasons for it. What is important is that the "very good reasons" for which owners want to sell them at that price are not the same for which you would never consider to buy them. Absolutely agree with you. You have hit the nail on its head. The "real cost" is way beyond what is advertised. It's very similar to 1 euro houses in italy when technically you buy a house for 1 euro but it will cost you around 60-100K to refurbish. If in Western Europe you are getting a property for 25K near the beach, I would be very cautious. It's simply too good to be true. Pls google about what happened with Elin and Benny Mattsson when they moved to italy to live their "Italian Dream". My take is, if you are a foreigner and willing to invest in a country in any continent where you don't speak the language then please buy at a decent location with good connectivity where there is an international community (better if you have the embassy/consulate in that same city). Please don't buy in the ghetto or in the middle of nowhere, as sometimes there can be unsaid rules that everyone has to follow.

Del Fin I would not compare these places to 1 Euro Houses. I have been and although of course the buildings are not luxurious they are perfectly acceptable for somebody on a low budget and wants to live in Italy. Many people do not want to buy into an international community but rather want the local lifestyle. Scalea is not a ghetto in the middle of nowhere. It does actually have its own train station and many people do come here on holiday.

But it’s about the trend in Italy that you can get a property for 10k or less, 20k or less, 1 euro, etc. Assuming that people don’t want international community and prefer local lifestyle is unfair and thinking that they’ll go anywhere to live in Italy with mediocre living standards is a bit of exaggeration IMO. Scalea is no ghetto OR in the middle of nowhere BUT it’s also no coveted town in Italy. People might want local lifestyle and local culture but would the “local culture” reciprocate the same and want international people in there town (specially if you don’t look like them or talk like them, moreover with the current far right govt.- well that will be a discussion for another day) That’s my point. Nonetheless, Agree to Disagree.

So I came to the comments for some insight. Thank you for sharing yours! We will visit a few countries in Europe in the fall and planned to visit this area. I am mixed race and pretty bulky, so I don't look like many people and often stand out. I wonder if that makes me a target for the locals in such a place?

This is good information! I had written off most of western Europe as a place to buy property because I thought anyplace worth being would be too expensive. You are showing me that Italy has some really affordable options. I second the suggestion that you include more information about the towns in which the properties are located: quality of local public transportation, population and density of the town, will you need (or want) to have a car, recent population trend over time, and other things like that. Having that information would help us get the "full picture" of where these properties are located. And I have to say, I am fascinated by how many people will watch a video just so they can make negative comments about the content. Jeez people, go find something to do that you actually ENJOY and let the rest of us appreciate this content in peace!

7:48 How? You are into investment and have been long around. I am sure you know Italy. It's not cheap. You cannot maintain a house on 15 Eur / month. Which means we don't know the real charges. Then there is the: Nonresident buyers pay a fixed registration tax of 7%.

Actually 15 Euros a month service charge a month for a small apartment in Calabria is not that unusual especially if there is no elevator to maintain. Of course in the cities like Milan service charges can be very high. It really depends where you live in Italy.

I have been desperately searching for a winter-home solution and focusing on Portugal and Spain with always the same conclusion that under no circumstance ever would or should I invest there. I speak Spanish and am not keen on learning languages. That's why I focused there. I ruled out the South of Italy because it is too cold in Winter and I never liked the cities in the South. The smaller cities completely escaped me however. Getting an overview these days is a breeze with youtube "walking tour CITYNAME", streetview of all kinds of mapping services etc... You are definitely onto something.

Hi Giorgio, thank you for this video. I am a Canadian citizen of Lebanese origin, so I have dual citizenships. I'm 69 years old and I am looking to buy a cheap property (apartment) in Italy, I don't care much about proximity to the beach. Is it possible to a Canadian citizen to buy an apartment and to live permanently in Italy? My budget is about 25K Euros. If yes, I will visit Italy this summer and would like to buy an apartment during my trip if I like what I see.

Climate catastrophes get more frequent. Flash flooding occurs everywhere. Italy is particularly bad because of a idiotic government. You buy an apartment in a houseing community. Guess how it will affect you. Besides that the value just isn't there. I assume like many of us you are sitting in the cold and thinking wouldn't it be nice to have a summer house. No. It makes no sense over buying something in a country with a good economic outlook and renting from the money you get from that property

I actually have never ever said that Italy is a great place to invest in property. In fact I made a video ''do not buy real estate in Italy as an Investment''. It is a lifestyle purchase.

If you want warmth in January you will only get it really in Canaries, Madeira and North Africa and the Middle East. But if you want the next best things you are left with the coast of Portugal, Spain, France, Italy and the Balkans - That is if you want to have the priviledges of the EU. Portugal and Spain are uninvestable. I usually have a guttoral reaction if someone challenges my reality. But I always follow up with deeper research. Starting with lots of wikipedia. I have a feeling you channel will be big one day

Thanks for the video, interesting to highlight such places 🙂 I recently found out that it's not possible to purchase a car in Italy (as a non-EU citizen at least), even if you have purchased a property, unless you are a tax resident. Italy doesn't seem to help itself sometimes 🙁

Then you need to get Residency, which you'll need anyway if you wish to take advantage of the Italian healthcare system.

i found one property recently in Sicily 5 minutes walk to the beach around 20 k it's a small town house - one bedroom. i'm in two minds about whether or not to invest. i decided not to because i just don't know if i would ever use it. It's in Palermo, a quick train ride to the right on the map... it has ocean but not much beach, you have to get the train again to get a beach. but it's still the sea... a dock.

I would be cautious to call it a deal. Real Estate in Italy (as well as in most countries) is a very mature market, and properties are priced properly, with very few exceptions: not too much room for big deals. If they sell those properties at those prices there must be one or more very serious reasons that drive owners to put such low numbers out for potential buyers. If they want to get rid of those properties very fast (because 20-25.000 euros means only this) I would assume there must be serious reasons. I would therefore exercise a extra-extra due diligence to map all elements related to the property and the place before taking a decision. I would then not be totally surprised if I had to deal with certain lack of transparency in the process. As Italian (despite my nickname) I would never, never consider such properties as a bargain, but rather a potential big risk. If you still want to go for such properties I would therefore advise of not taking for granted anything, including regular functioning of utilities and basic infrastructure, social environment, legal aspects etc. Hope this can help.

I agree that before buying any property that you should always act with due diligence before proceeding. I still think though that property in Scalea is great if somebody has a low budget and wants to buy a property in Italy near the sea. Many thanks for your feedback.
