People take on things like this then something happens *usualy more greed (but sometimes other serious issues) and they are unable to pay their obligations AND maintain property to liveable standard. In a non capitalist society, nobody would be allowed to accumulate property and profit from it. What you're doing isn't illegal but it should be. Let's do some maths...7 rooms combined income of £4845 a month or £58,140 a year.. Over 5 years that's £290,700.. You will receive around £70,000 over 5 years which is around £14k a year or around £1166.00 a month.. You also guarantee the landlord the rent.. This would be around £44,000 a year for 5 years or £220,000 over 5 years.. On these figures then you would be paying around £3k a month rent to the landlord.. Obviously these are guestimated figures based on what was claimed in the video.. These numbers soon fall if the property is vacant or has empty rooms..2 double rooms being vacant will lose income of nearly £1300 a month, If it's 3 rooms then you are in the Red.. Margins are tight on this one .Any non payment of rent will add additional costs and less revenue.. £70k over 5 years seems decent but nowhere near the £220,000 the landlord will get without any the worries you will potentially get.. The risk reward ratio on this one are to close for comfort, It could end up being very expensive...

Getting people who are desperate for somewhere to live and giving them a single room (which is by the way tiny) is a disgrace and evil. The 'couple' rooms are probably the only rooms big enough to actually live in. It's scumbag behaviour. This rental generates over £4k+ per month (£50k per annum). £250k over the 5 year period he spoke of in the video. Literally greed, selling that property would easily make you a rich man, however that isn't enough for Mr. Landlord who just sees it as an 'investment' not accommodation. Lastly, I can guarantee the landlord who owns this property didn't make this a single room rent because he had no other use of it. He done it for a long term investment. If you don't have a use for it, sell it.

The landlord who owns the flat above me. Did this and made life hell for the other residents. Blame your council. They issue the licence without inspection or considering the other residents. It's also creating a housing issue, those with lower incomes are being exploited or like here it's full of people that have just come to the uk. We are most definitely fucked.

On Serious Note it's exactly like a Residential Property by the Council and for people with mental Health and disabilities for people that are independent to live their own lives and come and go like anyone who has their own house, but there's staff there for any concerns and problems they may have and to look out for them.

Theres quite a few people leaving comments on here criticising buy to let and saying it is contributing to the housing issues. This is what you are fed, and led to believe. The reality is very different. I've been a landlord for around 30 years and up until 5 years ago rental properties were plentiful and affordable for the majority of tenants in most areas. It was also a larger market and we were developing enough homes so people had a choice to buy or rent. So what changed? Just under 20 years ago we started to feel the effects of immigration. Then 5 years ago the government issued Section 24 which led to an exodus of landlords and property to rent. This is the key reason rents are as high as they are as these heavy taxes had to be covered and the supply dwindled sending demand through the roof. We are also taking longer to deliver homes through planning due to various green initiatives. Don't take out your anger at people like this working with the market forces, you need to vent at your MP's about Section 24 and the raft of measures that have driven landlords from the market.

Lived in London in the 1980s. This is the way it was then and is now. Outrageous rents for rooms in shared houses. And the quality was much much worse than that. He will need cleaners for the communal areas, I’d like to see how that and maintenance are factored in to give him his imagined profit.

There's no mention that the landlord agrees to the purpose of subletting (was not specifically stated), other than you guarantee the base rent. If a landlord does not agree via contract then this practice is illegal and breach of the tenancy agreement in the UK - also to sublet a property to multiple people in the UK the property has to registered as a HMO, again no mention of such a thing. Just watching the vid shows evidence that it's up to reg standards for a HMO - However, certain viewers might not be aware of this, a quick explanation would avoid negative responses in the comments section.

I said we lease the property off the landlord. It’s a short video and we go into much detail in our long format videos on KZitem. Best thing to do if someone can, save up a deposit and take a mortgage on a house, this would be cheaper per month than renting plus your actually having something that’s yours at the end. The only one laughing here is the landlord with the guaranteed rental yield. If only £1700 was put into it, then the question begs why they didn’t just let it out themselves if so much easy money could be made - then again, maybe that’s why they own these types of assets whilst lads like this live fast and inevitably go bust at the end of the cycle.
