The issue is that either the renter or the owner must in some way pay insurance and property taxes if they want a "permanent roof" with utilities like electricity, gas and water. Because of this, many people-at least in California, where I currently reside-are living in tents. No taxes, rent, mortgages, or insurance. The number of people who tell me they live in their car that I meet amazes me. Its crazy out here!

It’s getting wild by the day. The prices of homes are quite ridiculous and Mortgage prices has been skyrocketing on a roll(currently over 7%). Sometimes i wonder if to just invest my spare cash into the stock market and wait for a housing crash or just go ahead to buy a home anyways.

I get such worries too. I'm 50 and retiring early. Already worried of the future and where its headed, especially in terms of financies and how to get by. I'm also considering making my first investment in the stock market, but how can I do so given that the market has been in a mess for the majority of the year?

When interest rates fall next year and home prices reach new highs rents will go from a studio apartment being $2,500 a month to $3,500 a month. The minimum wage has to rise or no one will ever be able to afford rent rent.

I rented/lease when young in both the USA and Canada, and don't recall every getting stiffed or a bad room mate. I have a small bedroom today and demand is crazy. so why CAN"T I rent it? Because you have any issue and it's YOU that will be on the sidewalk of your own place. you simply can't share anymore on the low end: people game the system, and are TAUGHT to game by the schools, govt. social workers. I will not be exposed to this idiocy except maybe through work. At least then I'm being paid to put up with this crap.

An N12s have also increased. Maybe many of those are done in bad faith. They aren't stopped, they are only fined, but the increased rent from bad faith evictions are still accomplished.

18-19 mill people live in Ontario out of 40 million Canadians. 5 Million in and around Toronto, GTA. 9 mill people live in Quebec. 5 million live in Alberta. Financial Post gave credibility to this guy?? If Financial Post wants me to break down the approx volume of people per Km in Toronto and Ontario vs Calgary and Alberta. You may assume that what goes on in Toronto applies to the rest of Canada, that ain't so Joe. There are prairies and there is 'Tronta' and Ontario.

There will be over 6800 rental units comm g to Calgary that has been approved by federal for building . You will see too much rental in, the rent will be lower and investors will sell it. Price will be softer , expect later next year .

I did two work tours in Calgary. One high rise was still being finished a DECAdE after it started it's build near the Stampede grounds. Approved is one thing; developers, especially in freedom fry Alberta, will game the program to death just because it's a Federal initiative, and then blame Trudeau. Cowboy stuff. Worked high rise in both Vancouver and Calgary for the same company, ITC. Alberta were and are complete idiots: surprised I wasn't killed or the crane came down hard.

Why dont we do what other countries do like Japan for instance? They invite workers to build, then when they are done they leave. They are not offered any pathway to citizenship where they will need a house themselves. Oh wait? Justin knows they will vote for freebees. Now things have become untenable that newcomers are leaving including Ukrainians coupled with Canadians trading their mini house for a French Villa at half the cost. He waits till its a crisis and you know who Im talkin bout.

Us young people will never get approved for a mortgage as we don’t pass the stress tests and we don’t have the necessary 20% down payment for $700 000 homes. How many people have 140 000 kicking around to put down on a house. Very few unless they get help from family.

@@nolancummings9590 I advised young couples to buy an improved LOT and get in the game. That move paid off almost every time since I returned to Canada in 1978. Get IN the game. You can't benefit if you aren't AT THE TABLE.

@@aaronvallejo8220 Noting ever changes in Alberta. If you're in a city with less than half a million people it can take upwards of 3 years to sell a house. In 2021 there was nearly 50 apartments in Edmonton that sold for under $40,000 or the same price as a used car. None of them were leasehold.

Personally, I can connect to that. When I began working with "Stacie Lynn Winson," a fiduciary financial counsellor, my advantages were certain. In these circumstances, I would always advise getting professional help so they can steer you through choppy markets and just give you indicators and strategies for knowing when to enter and exit the market.
