There are many reasons why skim coats become chalky. Here are some tips to avoid them:
1. Be sure that the substrate is clean and damp before applying skim coat. A dry surface will absorb the water from the skim coat mixture, making the skim coat powdery/chalky.
2. Above 5mm thickness of applied skim coat will result in powdering of the surface because the outside layer tends to dry up faster than the inner layer. It should be applied at a thickness of up to 4mm in 1 coat only.
3. Molds and moss tend to buildup on exterior walls during the wet season. When left uncoated for too long, skim coats applied outside can suffer from mold buildup and chalking.
4. Skim coat must be applied on bare concrete substrate. It will cause adhesion failure and will cause chalking if applied to primed or coated wall.
5. Reviving the workability of skim coat after it already hardened will change its property, resulting in chalking when applied. It is important to mix only the required amount of skim coat to be applied to avoid wastage.
6. Skim coat should not be mixed with a contaminated water because it will lead to chalking or adhesion failure.
7. The use of mechanical mixer is recommended because manual mixing might not mix the components thoroughly, resulting in inconsistent dispersal of the binder/additive.
8. Add the right amount of water when mixing skim coat as per specified by the manufacturer. Too much or the lack of water will result in poor adhesion and chalking.
9. Using skim coat to repair wall cracks is not recommended because repairing cracks requires flexibility and tolerance to movements. Repair wall cracks with acrylic sealants or repair mortars before applying skim coat.
