I’m in Kentucky and the housing market here over the last 7-8 years is unlike anything I’ve ever seen. Homes that were bought for $130K in 2015 are now being sold for $590k. I’m talking about tiny, disgusting, poorly built 950 square foot shit boxes in quite mediocre neighborhoods. Then you’ve got Better, average sized homes in nicer neighborhoods that were $300K+ 10 years ago selling for $750k+ now. Wild times.

Home prices will come down eventually, but for now; get your money (as much as you can) out of the housing market and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes. If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.

This is precisely why I like having an asset manager look over my day-to-day market decisions: with their extensive knowledge of going long and short at the same time, using risk for its asymmetrical upside and laying it off as a hedge against the inevitable downward turns, their skillset makes it nearly impossible for them to underperform. I've been utilizing a manager for more than two years, and I've made over 85% of my initial amount/

To my own research In USA, individuals living in cars due to partial homelessness result from a complex interplay of factors. High housing costs relative to income, stagnant wages, and income inequality drive this issue. Job loss, weak social support, medical expenses, evictions, and lack of affordable housing also contribute, while systemic problems and inadequate policies further perpetuate the phenomenon.

Considering the present situation, diversifying by shifting investments from real estate to financial markets or gold is recommended, despite potential future home price drops. Given prevailing mortgage rates and economic uncertainty, this move is prudent, particularly due to stricter mortgage regulations. Seeking advice from a knowledgeable independent financial advisor is advisable for those seeking guidance.

Everyone has moved up here to Sacramento man and it SUCKS! I’m glad I bought my house right after the 2008 recession. Born and raised here in Sac. Honestly my wife and oldest daughter and I (daughter is 18 now) use to frequently go to Downtown SF all the time sometimes multiple weekends in any given month in all seasons. G.G. Park, Science museum, Pier 39, you name it we would be there. Up until around 2010 then things really started to get pretty terrible. The last time we went in 2023 we just popped in from a road trip and decided to go to what use to be our favorite pizzeria and it was shocking to see how bad the homelessness has gotten and all the closed businesses. I honestly don’t see it ever turning around. Yes policies have ruined it but I think the real nail in the coffin was Covid and remote work. The real sad part is my wife and I had two more kids when our oldest was 10 years old and the little ones now 6&8 have never seen SF and we don’t plan to ever go back. Such fantastic memories of the three of us visiting that the littles will probably never experience. Sad

The city is COMPLETELY DIFFERENT NOW then when I lived there. It was safe. You could walk anywhere at anytime. I called it Disneyland. The people who lived there, lived there because they loved it. I was brought up in New York. And under Mayor Juliani NYC was also safe. We would walk around at 2am to buy fresh donuts and bagels. But not no more. It's beyond sad what has happened in our cities. It makes no sense. It's especially heartbreaking to me to see San Fran turn into this. Thank you for your great coverage. If you review San Fran again, please let us know what streets you are on. I was in Safeway not long ago and watched a guy walk straight up to the hot foods/deli area, grab a full rack of freshly cooked baby back ribs, then go down the beer aisle and grab a case of Modelo, bottles, put it on his shoulder and walk right out the produce side of the store where NO one is watching and across the parking lot to his live in van. $50 free food and beer for a couple days. The "security guards" are nonstop texting or talking on their phones with air buds are oblivous and can't even hear when they're requested on the PA and as useless as teats on a boar. While I was paying $52 for one bag of necessities, I highly questioned my moral upbringing. They've since barricaded all exits, even installing metal gates at empty cashier stands and at self checkout, leaving just the main entrance/exit.

Upfront costs of brick and mortar businesses in CA are higher compared to other states. Licenses, permits, fees, etc. The regulation needs to change to attract businesses to the area. The city should not collect anything upfront because it’s currently riskier. Either that, or they can choose to sit on abandoned properties for a while … businesses take time to build, and there are probably better opportunities somewhere else right now.
