Be interesting to know which area of Liverpool you viewed the properties in as I am from the area. Did you look at the surrounding areas such as Kirkby, Fazakerly, Aintree & Bootle? Not in the actual Liverpool City Council area but still within the Liverpool postcode and all within a bus/train ride away from the City centre. These areas maybe more within the budget of what you're looking to spend.

your vids are really cool, I've watched most of them. Could you at some point do a full purchase vlog from searching for the property, to viewing the different potential properties, then break down the costs of the final purchase, and time that you spend looking/viewing/travelling etc. Then also the process of things like legal documents, getting the mortgage, reading the surveyor report etc. I know how to do these things because my dad has a btl in london but it would be interesting as a series I think and I think it would help people a lot. One of my friends is motivated to buy a btl in liverpool almost purely from your vids, and I refer people to your cost breakdown videos quite a lot. Obviously you're not too deep in the scammy business of selling a property course and it would be nice to see the content on youtube all in one series for prospective UK landlords. I'd make one myself but have other things that my savings are going towards at the moment.

Thanks Colin, and yes I certainly looked into buying closer to home... thats definitely on my radar for the future, however I would need to have much larger sums of money ready to invest. I also see a huge amount of value in the ROI achieveable up North (when people stop overpaying lol).

Justin, the market is red hot but have a little look how many offers get accepted and houses sold but then come back on the market. Interesting game at the minute. Mortgages gonna become pretty difficult I imagine.

A lot of heat in the Liverpool market at the moment with diminishing yields. You will be doing very well to find and secure a property on the open market ready to rent that gives you the ROI you' say you're after in Liverpool at the moment, prices rises have reduced that level of yield

Thanks Glen! Yes it will definitely be very difficult to achieve that ROI again, but I personally want to buy efficient buy-to-let properties. Unlike some people, I don't want a inefficient ROI that ties up my money for 6+ years .. but that could mean that I have to spend a lot of time looking. Its so difficult to find the right balance right now :)

Certainly a hot market at the moment! Maybe people have more savings than they have had previously due to lockdown 🤷♂️ run down properties don’t seem to be discounted anywhere near as much as they should! I’m sure we’ll see more change throughout 2021

Justin, one of the main reasons for inflated house prices is because of the excessive money printing/quantitative easing that's happening. Currency always filters down to the wealthiest first who invest it back into assets. Hence why the stock market is also highly inflated. With property, we'll see what happens once furlough ends and this excessive money printing. They can't keep it up forever.

Another great video. Love the insights and process that you detail. A mad market currently. I do not agree with the values that people are paying for terraced property in Liverpool. We invest in the north for cashflow not capital appreciation. So if the numbers don't stack, they don't stack. There is no "we will be saved by the market rising", it's Liverpool not Brighton. I think the only people with a chance to make money at the moment is builders who can buy 'project houses' that need a lot of work and scare off armchair investors. They can then renovate and sell the ready to go property for a silly cash price from mr Chinese investor or mr property newbie. I continue to sit on my hands and not waste my hard earned capital in bidding wars over Northern property!

Definitely a hot market, I invest in East Northamptonshire. People are certainly over paying. It's a shame as most people don't fully understand the costs involved so are willing to pay more. This inflates the BRR and BTL market and makes it harder for us!

I think there will be a dip once lockdown ends! I know the first thing on most people’s list will be to go on holidays, eat out, enjoy life etc... increased unemployment highly likely and recession! I’ve been buying properties for 7 years and it feels like the market is about to burst! But who knows! We’ll see!!

Hopefully those polystyrene tiles don't cover asbestos, houses of that age used quite a lot of it. Possibly something to check if you haven't already. Edit: oh nevermind you didn't get that one anyway. Good luck on the next
