Just picked up 50 shares today at $281.50, I think it will do well in the long term. What attracted me is the employee size is. For example comparing PSA to Walmart, 6k vs 2.1 million. We just had the largest wage increase last month (in Canada).... imagine how much that would affect the two companies. Just working with a lot of different people these days, I prefer to have a company with a smaller workforce to revenue ratio.

@@SelfStorageIncome That video was great, I see you said its value went to $11mm dollars, how did you get that number, I have watched a dozen of your videos and still can't seem to figure that out, is there a formula you used for that, I understand Cap rate and price/sq ft formula, but can't seem to find the value, in order to say refinance or take loan out for expansion, thanks in advance, you rock

As far as a facility located in an opportunity zone, what kind of premium for that business do think is worth paying. While I don't totally agree with cap rates being the end all of buying guidelines it would be useful to know what the national average is today. We are aging out and may be selling our property. We have 51,000 square so its an opportunity for larger investors. I have no idea where we are today as far as square foot price.

Hey @Black-Knight, Thanks for the comment! SBA loans provide a great opportunity for all investors to get started investing in self-storage when just starting out. With down payments as low as 10%, SBA loans are definitely a great option. Having said that, there are extra steps involved with SBA and generally have a longer closing time so just something to pay attention to as you consider different financing options for your investments.

Aj- I’m hoping you will respond My name is Kyle H, I’ve read your book multiple times, I’m working on getting my llc. After I get my llc I want to purchase a storage facility in Texas. I want to do owner to owner financing, the only thing I’m struggling with is a down payment … 25%down? I’ve looked up multiple ways on how to do it, I have a co-signer and everything if I need it…. Anyway .. I have so much to ask… how much for a 1 on 1 I will pay !

In these situations working directly with the seller, what you're really looking to do is find their pain points and why they are looking to sell. Do they need money fast? Are they just sick of managing it but need to keep the monthly income? There's no set rule for how much to offer on a down payment - it really comes down to finding out what the seller wants and creating a win-win. I hope the whole self storage system crashes so suppliers have some kits left over there desperate to sell that I can erect on my private property for car collector storage units at a bargain. Knowing I'm never going to use the Stalls to turn over for profit for rent to the General Public because who wants people around there nothing but drama. People living in the units cutting off Locks stealing things people are drama give me dogs cars and it keep out the humans for a great life
