I followed exactly and thought it would be pretty straight forward...but...when I right click within the boundary and want to make it a unique texture, the texture gets distorted and grey. WHY????

how did you turno off rest of scene for this moment?

I'm not certain, but it looks like he is working inside a group. There is an option if you go into View > Component Edit > Hide Rest Of Model that toggles the visibility of the rest of the model while working inside a group. That's at least how I get everything out of the way when working in detail on a specific group.

?.. Why don't you just get a tileable texture in the first place? Websites like Poliigon and even google images have tileable textures that you don't even need to crop + if you crop it the way you have then the issue is that you have a line through the centre of the tile changing colour....
