Hi Saj, I'm starting to work with a social housing provider and funding the refurb myself. Would you ensure there's a lease agreement before work starts? I'm concerned if it's done to their specific standards, they could still refuse to take it on. Thanks

I would just to be on the safe side. You can agree in the lease the works that you need to do.

We have partnered with a support provider and we are only providing the accommodation.

Hi Saj, I have been looking to purchase a property in Birmingham to use for social housing purposes. Does it matter what area/post code the property is or would it be ok to buy in any area in Bham? Also do you have to find the tenants yourself or is it the supported living provider?

You are creating a product/service that the provider will pay you for. So, you need to involve them at the beginning to understand their requirements and what locations they will work in. For the tenants we are currently working through a partner to test the market.

Hi Luke, these are 4 bedroom houses and we aim to make about £100-£150 per person per month with us only providing the property and not any of the support.

Hi Saj Good informative video as always. I am from Birmingham too, can you advise if this the route I as ted to go through (social housing), do I need to Birmingham council? Or is there a company whom you may recommend? Or is there another model would you suggest when it comes to guaranteed rent? Thanks

It depends on what parts you want to get involved with. We are not delivering any of the care or support and only providing the accommodation to our partners for them to do the rest.

Not in Birmingham. However, it's does still need to be prepared to the same standard.

@@TheSajHussain true. I guess they do prevent cold air from being trapped near the window, thereby causing condensation and mould
