That additional room explains the dirt basement. Where it’s a cubbyhole. The cubbyhole in the dirt a crawlspace is the addition area and the walk-in basement area is the main household telltale sign if there is a dirt like cubbyhole shelf in the basement usually above that was in addition.

So Jerry can you asnswer a silly question for me? I basically understand how if it's an off market deal and I get it under contract and then wholesale it to a flipper that I just step away and let the new buyer conclude the deal and I just collect my fee... but if its an ON MARKET listing, I get it under contract via the agent (making sure that my contingencies are included in the contract so its wholesaler friendly)...when I get ready to wholesale my contract to another wholesaler/flipper/cash buyer etc...what's the best way to communicate that to the agent? yes you can just make sure the house doesnt have a auction date set yet so you have 30-60 day to try to contact seller.

Can you go into more depth on how to get the agent to be a transactional coordinator? I'm making my first offer tomorrow. Spoke with the listing agent today and asked her to connect me w a buyers agent in her office, and she said she can do that. But if having her as the transactional coordinator gives her more incentive in selecting my offer, I want to do that.

There’s more to it , the agent makes purchase sales agreement to the buyer/wholesaler then the wholesaler has to do the samething I haven’t seen one video of that process.

Is there a reason that most buyers only want off market deals? I have seen on my local Facebook group and people who have wanted me to put them down on my buyer's list, as part of their criteria, the homes have to be off market. Is there a specific reason why?

Tiffany… flippers need to buy something that needs to be rehabbed and buy at a discount in order to make a profit once they rehab and list it on the market. Houses listed on the MLS don’t leave much room for profit unless or don’t need to be rehabbed.

Jerry, I still dont have it down how to tell the agent about using designated agency. Im in Texas, where dual agency is not allowed, as you know. But do I always start out by saying "I am coming unrepresented and i would be okay with you submitting my offer, if you're able to do that." Do I need to mention really about how he or she would make twice the commission with dual agency, cause isnt that something they already know? And if they say "No, I represent the seller so I cant represent you", then how do I broach the topic of them using designated agency or working as a transactional coordinator, what do I say, and should I mention anything about commissions with that strategy?

It’s under contract with you. The listing price is where they started they don’t know how much you got it for till closing. But they will know if you got a deal when it lists 280k and you selling it for let’s say 205k if the arv is like 290k then I’d say that’s a solid deal no?

I use transactional agents in Florida its the same thing except they only help through the transaction and still have the seller's interest in mind. But really they are still just as motivated as dual agency because they still get both ends of commission.

I want to get into wholesaling. I’m not licensed. I don’t have a LLC. And I noticed you said your “licensed” to the realtor. What if they ask if I’m licensed? And what do I say if I’m not a licensed wholesaler? I know you don’t need a license to wholesale. And I do plan on getting a LLC after sealing a couple deals (just don’t have the funds to get a LLC at the moment).
