I think your point of view on most of these properties is right on. After all these properties aren’t selling and there’s a reason why most people who can afford to spend 30 or $40 million are not stupid people.

Did delusions and greed inflate Los Angeles real estate or is that subjective to the buyer or greater fool? I’m totally shocked that the price keeps coming down on Sugar Ray’s Pacific Palisades mansion. Just down the street is Spielberg’s estate with three separate homes on it. How much would that go for today?

Absolutely love your channel, I am no expert since I am in Italy, but if you are in the market with that kind of budget, for a "Tuscan inspired" wouldn't it be better to go for 38 Beverly Park Cir. in Beverly Hills, I know it's "a bit more" but Beverly Park vs. Riviera... 🤔

i know 38 Beverly park very well, i saw it years before it was on the market ... i know the owners ..... thats a way better house .... but the locations are so different that they have different buyers .... riviera people consider Beverly park to be in east Egypt and Beverly park people think riviera is actually in hawaii

It looks like a tear down to me. I would rebuild a more update villa. I would rip out the pool and build a new one with a swim up gotto. In order to do this the price would have to come down. Offer 25mil. Spend 12ml in rebuild house and pool.

I can make a video on this .... it really depends ... but the most balanced in my opinion is end of N Hilcrest Trousdale ... the old danny tomas estate... this 270 ocean to downtown and also close up view not far up

Branden and Rayni Williams have the listing now, not the Altmans in the graphic. Tomer Friedman had it originally. And I think somebody else had it between him and the Altmans (maybe Kurt Rappaport, whose listing are always overpriced). So basically the who's who of mega brokers have had this property and it's been listed with many different teams and it still hasn't sold. I actually love the grounds but hate the layout of the house. It's well-documented because it was on AD's channel when it first came onto the market. Obviously with the design the buyer pool is already limited. Whoever buys it will have to spend a decent amount of money making it somewhat more modern, and that's while living with the layout. I feel like Leonard and his wife aren't motivated sellers. If you truly aren't wanting to get rid of this house then just take it off the market for good and stay there. If you truly want to sell it, slash the price to $25mil and be done with it. It's overpriced especially given how limited of a buyer pool the house has, despite it being on two acres and in a great location.

I think the buyer Pool is very limited. It’s going to take finding that one person or couple that likes to stroll the property and grounds, who also likes that style, is content with the decor in all areas, who can afford the exit, and who wants the pinnacle perch setting. Pretty tough I’d say.

I think there are 40M buyers for upper riviera especially for a 2 acre estate... but not for a house in this style and with this layout

This house is too busy, inside and out. It's like going to an old person's home, and every square inch is covered with some kind of souvenir or remembrance of their life. This isn't what modern buyers want especially at this price point.

It’s not really relevant to this property, but I always wonder why Richard Landry is namedropped in real estate listings. He’s not even that good! He builds cookie cutter homes based entirely on the whims of his customers with no signature style of his own except for opulence

I disagree with this whole thread. Richard Landry builds mega-mansions, to the Buyer's specifications, which may not be to everyone's cup of tea, but taste is in the eye of the beholder. What I find ugly are the modern/contemporary mostly upside down homes, that are a dime a dozen in the Hills. They are all cookie-cutter identical, down to the furniture and fixtures and fittings.
