This is very helpful information as this question comes up often in real estate transactions. Thank you!

You may want to avoid saying congratulations when people are coming here paying their tax bills.

Exactly how I felt lol the video starts off basically like "Congratulations on overpaying for a house in this state! Here's YET ANOTHER tax we made up so you can give us more money"

As a home owner at the age of 22. I pay my first property tax payment and this alone was a pain in the ass. And until recently, I got a mail about the reassessment. I never heard and even know what is this about and if i need to do anything. I still havent gotten any bill to pay for this yet but I am constantly worrying about this bill. I am also a full time student and a pilot that fly for living, having this on my mind is not healthy.

I often get questions from client's about this one time tax bill buyer's receive upon transfer of title. This video explains the bill. The bill is real. It is not a scam as buyer's often fear. Take a look.

It may not be a scam but how many first time buyers (like me) open it and think "oh, I already pay my property taxes through my escrow" and toss it in the trash. The bill looks almost exactly like the property tax bill. They don't make an effort to explain what this tax is to you and then they charge you late fees and penalties until you figure out that this is a legit tax. They probably collect tens of millions on late fees alone.

Definition: " A fraudulent business scheme; a swindle." It might be legal, but that doesn't make of it any less of an scam. Even more, why is this buffon signing all these letters with his name? Couldn't the guy be any less egotistical?
