Uncertainty... it took me 5 years to stop trying to predict what bout to happen in market based on charts studying, cause you never know. not having a mentor cost me 5 years of pain I learn to go we’re the market is wanting to go and keep it simple with discipline.

I've come to realize that the key to amassing wealth lies in making sound investments. I purchased my first home at the age of 21 for $87,000 and sold it for $197,000. My second home, acquired for $170,000, was later sold for $320,000, and my third property, purchased at $300,000, fetched $589,000, with buyers covering all closing costs and expenses. The video was excellent and has expanded my understanding of real estate. From my perspective, real estate is among the most profitable investments available, but it is crucial for younger people to grasp that "diversification" is the key concept, especially given the current climate. It is unwise to place all of your resources in one venture. Although I have been engaged in dropshipping, real estate, ETFs, cryptocurrency, and stocks for an extended period, I made my first million (in profit) from cryptocurrency and real estate with the help of an investment advisor early last year. 1% rule is for old time investers. Its extremely rare to get these days. Home prices go up too much but rent doesnt go up as much.

So important for everyone to remember these are just reference numbers... they should NOT be used for the full analysis. All these "rules" came with great intentions, but most of what I've seen them do is instead mislead investors into either assuming they really are rules, not doing more accurate analyses, or assuming that because a property doesn't meet one of the "rules" that it's not a good investment. Not always the case. So, use with caution!

0.5% is actually possible, studio apartments is a great investment,for example paying 200k for the apartment, around 1300 per month that's like 6.5% per year will take you almost 15years if you put down like 50k in it ,but this is not a actual flip it's more of living of rent .

When the market goes down then it's buying opportunity. If the market goes up then you are making money. If you stay invested and ignore the market's ups and downs, you'll make a lot of money in the long run; however, a severe market correction causes a lot of margin calls and sell-offs, driving the market even lower. currently, I'm up 13% in my diversified portfolio. As crazy as it sounds some still make enormous returns from this seemingly unknown market. gotta be greedy when others are fearful

@@georgerobinson2021 I have my portfolio very well-diversified, though I did it using trad signals from a US-regulated broker *PRISCILLA DIANE AIVAZIAN* financial analyst and CNBC contributor and it's been a huge relief. Good earnings and little to no engagement at all on my part. Her stock picks are top-notch, I don't worry about market trends anymore because she's quite the genius in trading and portfolio diversification

You are explaining these fake rules incorrectly. 1% rule only means that investors in that market believe they cannot be profitable unless they pay less than $100,000 per possible dollar of rent. See, it is a valuation tool not a profitability tool
