I don't see myself buying shoes or clothes online anytime soon. It's just too much of a hassle to return if they don't fit. Until they invent a way that makes me as sure of a clothing/shoes fit as actually trying it on before buying, I'll stick to retail.

That is pretty cool that you guys have that in India. In somalia this is surprising to most people but if you want to buy something you just give your phone number to them and bam it is yours and they got their money. Easy as that. Hopefully other countries will adopt that because of its simplicity.

A very good study. It does put some logical sounding perspective on the doomsayers commentaries you hear all the time. In our city, most of the large malls are dead or dying except one, which is in the wealthiest part of town. It’s the oldest mall (dating back to the 1950s) but it has the higher end “yuppie” stores like Apple, Pottery Barn, Mr. Ooley’s Fine Menswear, etc., and is thriving more than ever. The other malls are in middle-to-lower class areas (or former upscale areas that went downhill). So this report makes sense. Good video, thanks!

Agreed. Lets look at the retail industry of the 80's and 90's, successful companies were all victims of their own success in that they grossly over expanded and opened more stores than they could effectively operate. As the online industry started eating into their profits they started closing their doors in droves. Those that restructured their business model in time and applied their focus to online business and their top selling brick and mortar stores made it, the others died or are currently on life support.

World Wide Wong The customer service and care that Physical stores can provide is just no match for online shopping. Despite it all one sector that has been growing back is PC parts retailers, you wouldn’t expect it. But they bet on capable workers that can explain and help people build their ideal computers.

Yes its just an adjustment. The internet took a slice of retail and now they need to close some stores to balance it. I don't like shopping online at all. I only shop when i need something right now. I don't have time to wait for shipping. There are a lot of things where amazon is way more expensive than retail also.

It was super common int eh 70's/80's (as in, every boy did it) to jack off to the lingerie section of the Sears catalogue that got delivered to each house. It was so common that Nick Nolte referenced it in the original Point Break movie.

It was exciting to get the catalog in the mail then send in the order form and just have it delivered to your front door all while still appealing to its traditional brick and mortar customers. It was period appropriate and everyone loved it so much that other retailers begin to lose business. Correct me if I am wrong Jay ?

Apple is making customers pay for the luxury exclusivity of products. A $999 Apple stand probably made from $20 worth of parts and labor is only $999 because of the Apple logo. People will pay top dollar for the logo rather than the convenience of the item itself just because the brand is proven to make lots of money. Supreme, Apple, Nike/Jordan, etc.

In my city we have one of the biggest malls in the world (West Edmonton Mall) it has a full sized ice rink, pirate ship, amusement park, and not just full sized, but HUGE water park (The World Waterpark)

Amazon didn't buy whole foods just to be a store. They bought it to get in to the food logistics to eventually deliver food to you and to start turning them in to amazon go stores but on a bigger scale. So instead of wasting a hour + inside a grocery store each week. You will either order online and pick it up in person or have it delivered to you. Walmart sees this coming and already started something similar. My wife no longer goes grocery shopping. She just orders groceries online from Walmart same price and sets a pick up time. I live in Florida and all major (updated) malls around here are having trouble getting and keeping return customers. The parking lots used to be packed and now you can pretty much get the first parking spot by an entrance only less it's a holiday. I don't think retail will die I just think malls in general will. You can pretty much buy anything online half the price in the comfort of your home and it's getting to the point if you live in a major city you can already get same day delivery at no extra cost.

Its i different world today, malls used to have smoking , kick ass arcades, multiple music stores, people were not getting shot for shoplifting. Was a pretty fun and free place for different times.

There are two upscale malls in Dallas, the Galleria and North Park. Another great mall in the DFW area is the Grapevine Mills Mall, which is unique for the fact that it has an aquarium, an AMC, and unique stores you don't find in other Malls. All three are still thriving. Go into any other mall in the Dallas area and they are either swapping out stores for lower end cheaper stores, or they are filled with vacancies. Some malls are being completely re-purposed. Valley View mall only stayed alive because it had an AMC, all the other stores closed except for a couple food court stores, but this mall is being transformed into an art gallery. The AMC is staying, but all the empty stores are becoming art galleries for small scale artists to display and sell their art.

My local mall in Virginia is the Potomac Maills Mall which is similar to Graveine Mills Mall. Potomac Mills Mall was the first in the Mills Corporation's chain of shopping malls, and has over 225 retailers and an 18-screen AMC movie theater. It is now a Simon mall. In 1993 it was said to be the state's top tourist destination.

walk in store will never get old as long as they continue to be innovative, and exquisite! you simply cannot replace the feelings of seeing the items with your own eyes versus through a screen. Also, some people view the shopping experience as way to spend time with friends and family, which cannot be done by using an electric device. I do agree with you that online shopping might be appealing to those who're short in time or look for a bargain... but as far as experience, the traditional malls will never get out of fashion.

Great video! I pretty much agree, retail is going to evolve, just like most industries have when technology came along. Something to add to your point about higher end stores: higher end labels tend to have better control over their supply since for the most part, their business is in their brand. So while you can get an HDMI cable at various sources, a high end piece of clothing may only be available at that clothing label's store, or a high end luxury department store. This is the same story for online shopping: the brands will control which online retailers are allowed to carry its goods (and sometimes even control sales like Apple does), therefore keeping the exclusivity and shifting the focus on their own brand.

Great Vid! I used to think that Malls were toast, but this year I ended up doing my holiday shopping at the mall because I've noticed a marked drop in the quality of certain goods on Amazon in the last year or so. Mall vs. online prices were the same, and it's nice to be able to touch and see what I'm buying; not just rely on an edited photo or having to sift through tons of poorly written reviews.

Good video, however I take issue with one assertion - "the upper class is growing". Its not that they are growing in percentage of the population. Its that more of the wealth of this country has been shifting there at the expense of a shrinking middle class. It is this trend that has been responsible in part of the decline of the mall. But the main point of the video stands. The mall will still be around, but will be considerably fewer in number and increasingly cater to upscale affluent consumers who have a lot of disposable income.

The other part to understand are shifting demographics. Many areas that were upper middle class prior to the housing crisis have become lower income tenant housing areas. Guess what, malls don't make money off that kind of demographics and those kind of people only bring crime and trouble.

Eventually stores will disappear in place of "galleries". A gallery is a just a place to show off items, if you want to buy it, you can have it shipped to your home or sent to your car. This will actually encourage buying as the customer won't be weighed down with bags, a lot of places have already adopted this model and it seems like the future will be full of it.

I've been saying this for a while: people care just as much about the experience as they do the products they purchase. Many companies are beginning to realize this, so they are designing their stores to be unique. This gives them an identity, and thus, allows them to build an experience. The stores that I want to shop at are the ones that make me feel like I have stepped into another world. Then, even if I don't buy something, I'm going to remember the experience, which means I am more likely to return. Companies like Whole Foods and Starbucks have realized this and are constantly adapting their style. Stores like Target have not, which is why I believe Target will eventually fade into nothingness unless they update their style. Great video!

Middle class malls need Condo complex anchors that way people can live near shopping and those store in the middle will thrive and food courts can profit from in house customers.

Those don't always work. They tried a lot of these pre-recession and while some were built, many others either never were or eventually got grazed over. The problem is who wants to pay 2-3x the price of a place when just literally a few blocks away they can get something twice as big for 1/3 less. They only work successfully in dense urban cores, which are not typically where you have mall abandonment problems to begin with, as much of it is in suburban regions.

I totally agree with walk-in retail staying around. When it comes to buying a device (phone, laptop, etc.) I prefer taking time to go to the store. There is something satisfying about leaving one of your favorite stores with a bag in hand that is full of your new merchandise. I think a lot of people feel this way and will for a long time.

People can get the same stuff online and a lot cheaper compared to malls. Today's, people go to malls for the experience. I got almost all my needs online except foods and services that need physical presence. Malls can survive if they change their "anchor" from department store to service/experience store.

There are certain products that I need to see in person before I purchase them. Furniture is a good example of this for me, but I imagine most people have a set of products they need to inspect in person before they are willing to buy them.

This so much explains why I have never seen a Sanrio Hello Kitty store or Hot Topic store outside of a mall. I also have a friend who lives out of state in s small farming town. This explains why she has to drive 1 hr to reach a city that has a mall.

Radioshack isn't an anchor store. Yes, there were a common staple at the mall, but they weren't big at all. You might have been thinking Circuit City.

I avoid malls as much as I can. 90% of the smaller stores sell goods that are either very overpriced or very dull and pointless. I hate the fact I have to walk for 5 mins to get between the stores I need to visit. I hate how people amble along in malls. I hate outside restaurant seating that is still indoors. I just hate the whole experience. The only reason I ever go to them at all is because it's frequently the only place to get clothing.

In Asia we have turned online shopping into a huge thing but yet somehow still keep going to the mall. Malls here are so successful they keep building new ones. And they also build office towers, hotels and high rise apartments connected to the same mall building just to make sure there will always be people walking around ready to spend.

Al F the only thing you should shop in malls is food really, and maybe some other supplies, most other stuff can be ordered online, especially since it can come really quickly, you can even order stuff online!!!

Even if I lived closer to a mall, and could cut out the hour travel to get to it... I don't particularly like the experience and, looking at the last few things I bought online... five out of the six were only available online. The sixth item could be found in a brick and mortar store, but would be 20% more expensive. I'm not a fan of fast fashions or overpriced bath bombs, and most malls today have lost their bookstores.

Game shops have disappeared from almost every mall I go to. I miss the days that I would escape to them when my mom/sister were trying out clothes, checking out every single second hand game and finding some rare gems every now and then. That and seeing shelves full of GBA and Ps2 games.

Great video as always! Inspiring stuff, keeps the mind apparatus running. One thing that's kinda bugging me about this though: You're basing your final argument on amazon buying whole foods. I think people will want to be able to see and hold the food they buy for a long time coming and I think walk in IS dying, in every branch except for groceries. And amazon sees it this way too I suppose, that's why they're buying a food chain, right?

Agricultural jobs were replaced by industrial jobs, industrial jobs are being replaced by service jobs. The issue with malls is that, one, not nearly as many people are middle class anymore and can afford it, and two, consumer habits have changed and people prefer more eating out and travel and hospitality over mall shopping and apparel. Again, the retail sector is getting more and more service oriented with it being less about general stores and malls and more about services that provide experiences, that they can share on social media.

This video is filled with factually wrong assumptions. There have been similar mall systems around the world (notably Asia), that also have strong e-commerce and are as strong as ever. The system in america has been slowly collapsing because of the initial monopolies established in the early 1980s that failed to create tri-beneficial relationships (landlord/tenant/customer). Long term, its in the landlords best interest to keep rents as low as possible so tenants can keep prices as low as possible to attract the customers. When one or two of these groups become greedy, the system as a whole collapses. See the channel Retail Archaeology for real world examples.

Very good analysis. Some folks need to understand what kind of monetary requirements they force upon mall stores such as fixed costs, revenue-sharing, mandatory renovations, to name the few, that really make it impossible for small stores to operate.

Correct. As with a lot of business models in America, the goal is to make as much profit as fast as possible. Another point this video missed, that nearly all malls in the US have been owned by just a few corporations (notably Simons, Macerich and Westfield). This is unheard of in the rest of the world. By allowing these monopolies, the tenants had to raise prices so much, that it turned off consumers leading to the "expensive" mentality, which is why they purchase from online retailers instead.

Good point. Most malls are not owned by person but by a company. My local mall is owned by Simons. It was originally developed by the Mills Corporation and Simon acquired most of the Mills malls after the Mills Corporation went bankrupt. The mall was the first in the Mills Corporation's chain of shopping malls, and has over 225 retailers and an 18-screen AMC movie theater,

I’ve worked in retail my entire life from Michael Kors to higher end like Versace and Burberry . The malls ARE dying no matter the brand . How high end or low end . I see the foot traffic numbers decrease greatly every year and stores being shut down left and right . Even In affluent areas

That makes sense now. Macy’s is on the other side while the food court is on the other. Most people eat food if they go to the mall so if they’re trying to get to another large store they’ll be pressured to go into other stores. Plus there are little shops in between the hallways.

Coincidentally the same things that make a mall successful, make a healthcare clinic successful. It's cheaper to buy a mall and renovate it than to build a brand new hospital from scratch, you also save millions in legal issues and perhaps a decade in building time. Malls will mostly be like a theme park for family where you go out walk, eat or drink. The walk-in & online stores are for foods & other necessity of life for you to buy where everything is automated ordered and delivered the same day. This walk-in stores can be strategic to the delivery service and branding of amazon.

This is very true. A new mall opened up in Puerto vallarta, la isla and its full with cool stores like H&M, Clavin Klein, Versace, starbucks, it has boat rides, food, live music, MAC, Bershka, forever 21. It's great, I go there almost once a week.

We only have one mall and the outlet and outdoor "malls" are killing it! What was once the center of activity in our area is now a bunch of closed, bordered up stores and even a car sales display area. Teens roaming like uncontrolled rats drove many customers out of it and it will soon be a vacant building waiting for the inevitable wrecking ball.

You're conclusion is incorrect, apple and amazon aren't buying up stores because they're "not dying". They're buying them up because on top of those stores being an easy transfer hub for all their goods they want a physical location in as many places as they can for free advertising and easy access. Malls are going to die, there's no question about it and anyone who tells you otherwise hasn't done their research, the difference is when they die the things that will replaces them will be major corporate stores like amazon and apple at ground level because they would have been the ones to put them out of business in the first place. It comes down to this, malls were successful not only because of the many stores that were in them which compliment each other, but also because they could cover the costs because no one except them had the best prices for the location. However with the online market you're buying direct from the manufacturer a lot more often if not directly then second hand from the next best thing. Simply put the malls in their old way cant compete with the prices, so you aren't incentivised to waste lets say 3 hours because why go somewhere where you might or might not get what you were looking for but definitely not at a better price then you'll get online?

Alex O I have to disagree with you there. High-end malls are doing better then ever. A lot of middle class malls are disappearing though. The high-end customers want that luxury experience and don't really care about price. It's more about getting pampered and treated like royalty. Nobody wealthy wants to order a Gucci bag on Amazon.

And if the wealthy were always at the mall I'd agree with you but they aren't. Even with all their money they don't spend enough to balance out the revenue streams to keep those malls afloat for the entire duration.

Alex O I will agree with you on that. There is not enough wealthy people to keep every mall open. I would say about 80% to 90% of malls will eventually disappear. Definitely in small town America. But in major cities with high-end malls and wealthy client base and tourism, I think they will continue to thrive.

I'd have to agree with this. The average person just doesn't go to malls anymore. I haven't been to one in years.. heck, even my 50-ish year old parents don't go shopping in the mall so much anymore. They've done things like Christmas shopping online for a few years now. It has just about every advantage imaginable, lower prices, less effort, and a vastly larger selection of anything from common items to completely niche things you'd never find in any store. Malls may stick around in large cities, serving wealthier people. The percentage of the population that can be considered to be wealthy doesn't seem like it'll be growing anytime soon though.

Amazon is putting a dent in the problem. The bigger issue is people are buying things due to price and not quality. I work in retail and most people will buy a TV because of the price and be back a year or two later to buy another cheap TV. This is wasteful spending. Buying one TV that lasts 8 years that is $100 more than the cheaper TV is better than spending $1000 over the course of that same 8 years for multiple cheap TV's. This also builds confidence in the consumer that the store doesn't just sell low quality products and makes them want to buy more stuff there. The other issue is Walmart. They offer low prices and low quality, which feeds into my first point. They drive away businesses and can kill entire towns. When people can't work, they can't spend money and those Walmarts leave having destroyed an entire town. The biggest issue is crime. As people move into the city, those once populated areas run down and crime moves in. This becomes a safety issue for people. So, businesses close to move to better areas and the mall remains unused. So, at the end of it, people are wastefully spending money instead of saving for better items. This low profit scenario leads to companies not being able to pay employees, people become upset nobody is there to help them and businesses close. It is a very fine balance that one little thing can throw the whole thing off. So, if you like a business (whether restaurant, store or entertainment) buy stuff there. Don't stream stuff on KODI, buy the movie. I only buy on Amazon after checking the surrounding stores for availability.

The mall where I live is in the throes of death. It lost one anchor store last year, and is losing another one, next month. There are numerous empty smaller stores within the mall, and the food court is pitiful. However, just down the road 100 miles in my hometown, the mall there is thriving, doing better than it ever has. Both malls are owned by the same company, are based on the same design, and have similar surrounding stores and restaurants. The latter one is located in an area that is booming, while the former is in an area in which the business environment has stagnated and there hasn't been any real job growth.
