This. The amount you paid back as a proportion of your wages (adjusted for inflation, so it's comparing like for like), was less too. 18 percent on such a low base was nothing really, PLUS rates did not last so high for that long. It was actually affordable to support the average mortgage on one average salary. Not now though, you need an above average one and two of them if you can, or want kids too. Plus, houses were nearer the city and built better.

Interest rates are not the issue . In fact it is very low considering the inflation. The issue is that basic necessity like housing has been treated as investment and the govt keeps supporting it with unchecked migration. The income to house price ratio is crazy and there is no way a country like Australia with practically no innovation can increase wages to catch up with home prices

Yes it is inflation and lack of supply. There are less houses being built now than there were when labor took office. On top of that labor is bringing in at least 500,000 new immigrants into the country each year and therefore eating into availability of housing. I tell you some cheating…my 32 new solar panels just cover my Connection fees, before I even use any power. That means I’m still paying top rates for my power no matter how hard I try. If the connection fees rise even further, I will be forced to disconnect because I can’t afford to use my power…due to connecting fees 😢

What do you call generational?....In 1984 when I was 24, I had 2 mortgages dealing with 16% interest rates on those loans, crippling me as I busted my guts in a factory for 12 hours a day, making $350 a week, obviously home loans were a lot smaller but still, loan repayments were huge and ultimately I lost everything and had to rent for many years after that....I took advantage of the low interest rates of the 20 teens, purchased a small property at age 57 and paid it off by age 62.....I was able to do that on still a low wage thanks to the steady economy of the times.....I got out of the mortgage belt literally by weeks before Labor's mismanagement sent rates through the roof, but no where near where they were when I was 24, funny how Labor was in when I was dealing with those high rates in 1984!!......It's not generational, it's socialist mis governance!!

I was there paying those rates for a business loan and a mortgage but managed because house prices and prices throughout the economy, including energy,were reasonable. Albo and Labor's net zero emissions madness has been the main reason why our economy and standard of living has collapsed. The current insanely high fuel and electricity costs are the reason why people in small business and households just can't pay their bills. That's it and if these Labor politicians aren't removed no one can predict the calamity ahead.

Interest rates have been higher. Eg: when I came to Australia in 2011 March it was 4.75. Just income to home price ratio has been much lower . People could do any job and have afford to have decent housing (rental / mortgage at that time ).

My wife and I paid off our first home on average wages in 6 or 7 years when interest rates were 17.5%. What matters is the price of housing. Where we live in Qld home prices doubled from 2020 - early 2022 under the LNP. So now our kids have to pay for more than two houses to get the same 1980s brick box house. Investment is not the reason housing prices has gone up, lack of supply, immigration (supply) but more about taxes, higher labour costs, much higher material costs to buy land and build a house. The cost of land and building is the 'replacement' cost for existing house prices which sets the base value of existing houses. There's no magic pot of money in building houses given the highest builder failures in 30 years. Only way house prices comes back is increasing supply, eliminate regulations increasing land and housing build costs, reduce taxes on land and building and improve material supply/costs to bring down land and building costs.
