Why would anyone rent a property, you wouldn’t. Cash for keys, non-paying tenants you can’t get rid of, property damage…the list goes on and on. If you own a home and don’t pay your mortgage you’re out. If you don’t pay rent you live for free, demand cash for keys and then leave the place either destroyed or in a disgusting mess for the property owner to remedy at their expense. Sadly, I don’t know what the solution is, but the rules are heavily stacked in favour of tenants and that’s not right. It shouldn’t take a good, hardworking, honest landlord months or years to evict a non-paying problem tenant. By problem, I mean someone who does not respect your property nor live by the terms of the lease or other agreement. Cash for keys is outright fraud, it’s a shakedown and ought to be criminal.

What I can't stand is when a Punjabi newcomer family will pool their money together, then leverage a mortgage on a house in my Hamilton neighbourhood, and then the house turns into a decrepit overcrowded dump. They win and the community loses. The City (and MPAC) start overcharging everyone on property tax, because they can. And the mortgage company (often commercial banks) all win. Hard working families from Hamilton lose every time. ... Canada is selling out its own people and turning itself into a third world country.

There are scum landlords but there are plenty of deadbeat tents. I would never be a landlord in the GTA

Since when are landlords personally responsible for their tenants? It’s insane. I can only assume landlords are selling and running for the hills.

You gained a few hundred grand on property values, tax free, so I can"t feel bad for you. I do commend you for being willing to reduce your living standards to get over the hump. An entitled friend of mine indignantly refused and eventually lost everything.

It seems that you made a bad investment. Seven years ago I considered buying an investment property. It was a money pit, and the people who did buy it lost their shirts three years later when the building was condemned.

Renters need N13 protection.....as there are tens of thousands of old leases remaining in this speculative inflated market....that landlords and investors CREATED. Of course they are going to try to get those old leaseholders OUT OF THEIR HOMES!.......which targets the most vulnerable and the poorest.
