You are right. I also started my journey towards actualizing Financial independence. I am sick off earning from only one source especially 9-5daily. @@jarrettmacurdy3612 I invest across the top markets but not by myself tho. i follow the guidelines of Alexandra Diana Jose. you might have heard of her.. I can correctly say she’s worth her salt as a investment advisor as her diversification skills are top notch/ I say because i see that in her results as my portfolio grows by averages of 30 to 5O% on a monthly basis, unlike i can say for my IRA which has just been trudging along. my portfolio just mirrors what her place and not just on some particular industries of my choosing

I passed my real estate exam 1 yr ago and never signed up with exp realty (the broker I chose) bc of fear. The fear of not having a circle of friends or family that is into real estate. The fear that I don’t have a mentor. The fear of Messing up. My why to getting into real estate is to break the cycle in my family and be the first to ever do anything to leave for generational wealth. This video just spoke to me on a whole another level. I will get started and sign up for exp be an active agent so I can broker my own investor deals. Man this is the sign I prayed for.❤️

I believe I will be soon as I am starting real estate classes next month to gain more knowledge and get my license. I am starting late but my goal is 5 doors by 50. Well, you’re younger than me. I’m 56 and I got my real estate license a little over two years ago. I’m starting in commercial real estate as an agent now, but my main purpose is to get enough income to start investing in multi family properties. The learning curve is big, but I will get there. I just need to start earning commissions so that I can buy my first property.

Brandon, We found a way!!! We just closed on our first duplex and are halfway through renovating the one unit. 100% sweat equity. We have a family of 4 and one income, aka not rich and no help from our families. It took 6 months of looking at properties and countless property analyses with a team we build. If we can do it anyone can. We cant wait to finish our reno's and move on to the next deal - toward financial freedom.

Thanks for all the content.. I purchased the multi family millionaire vol 1 TWICE... Got the email from Amazon stating it was delivered, I raced downstairs to pick up the package to find NOTHING!! I'm super disappointed because I'm sure that book has so much value and i wanted to support bigger pockets because you really pour back into others. I tried buying it on the website too but it was available. Hopefully I can get my hands on the book soon.

I started to buy realestate for 2.5 years ago. I only buy two familj house and remodulate them and make them look good rent them out. I currently have 7 rental house. I plan to stop working next year.

@@fsa5826 I buy a cheap ad on a buy and sell site.I Google all persons thats intressted for the first check. During the viewing of the apartment, I get a feeling for the person and everything feels good, then I make a credit check. If everything is fine, the person can rent the apartment.

Started with SFHs and equity seems to have worked out better than multi family. But with cash flow multi family is king.

I m looking between getting a duplex or a second single family home. The duplex would break even or even less since the expected mortgage would be 3k and the expected rent per unit would be 1400 or less x2 2800. I guess it all depends on the state and situation

I'd rather find a turn key property as a first time investor. Although I have a good idea what to look for being I've bought two homes. I done electrical construction for 11 yrs. Maintenance electrician for 11 yrs. I'd still rather a turnkey for the area I want to invest in.

This sounds so great and I've been trying to do it alone for many years. Alone doesn't work, especially when you have a spouse who fights against doing it. I'm on my own now but have bad credit and living month to month with no savings. I feel that I'll never get off the ground to get that first deal done. Find a house for 100k pay 20% down grab a loan for 60k . Easier said than done. My goal is to be financially free in 7 to 10 years possibly sooner. First need to come up with the knowledge, money, and credit score though. Then focus on building my network to build my networth.

How do you recommend buying a house if the seller wants less then the 60,000 mortgage minimum? I have been paying the mortgage and living in a house that’s in my dads name. We only owe like 35,000 and that’s all my dad wants. We have been trying to do the gift of equity but every mortgage company makes the price 60,000+ and that’s not what my dad wants 🤦🏻♀️ I know we can put the house in a estate but we want to do this now. The other ways I’ve heard of getting the house in my name seems like it will cost a ton in taxes. Any ideas???? I really appreciate any advice from anyone 🤞🏼🤞🏼🤞🏼

I want to house hack, but I have problems with that. The homes are awful in VERY poor areas. Then there are other multifamily homes in high six figure price range which is way out of what I can afford to even look at.

You can. I Watched another video on a different platform and the gut explained to set up an LLC for your property management so that you keep the funds seperate and able to build up business credit. But most importantly, the LLC is for tax benefits on your investment

The biggest thing that confuses me is why they put utilities at zero and use the median rent when the median rent likely includes utilities. That's a difference of $600 to $800. Is could potentially be a loss.

Ok bigger pockets I have land and a site it has a single wide on it the trailer is un livable I am going to replace it and rent it out but lack funds what could be a good way about going about it. I was thinking of airbnbing it out after then going on from there maybe do more BNB then maybe multiple apartments or such. Also I'm 46 is it to late to do this and make a good amount of money to live the rest of my days better then I am now working on third shift miserable. Thank you
