What is the difference between Design &build and EPC contract

Engineering, procurement, and construction (EPC) contracts, sometimes called turnkey contracts are similar to design and build contracts, in that there is a single contract for the design and construction of the project, but generally with an EPC contract, the client has less say over the design of the project and the contractor takes more risk. On a design and build project, the client may produce an outline design upon which tenders are sought. On an EPC project, the client may seek tenders based on a performance specification and then have no input into the design, other than if variations are instructed.

What does this mean in terms of WS3? surely the client will have to appoint an MEP team, architectural, structures etc. I'm not sure how the contractor can be responsible for the design when that is what the MEP team does for example.

Hi Elliot, With Design and Build the contractor in charge does what it says on the tin. The client requests a project to be completed and the contractors design and build the project. What you're explaining in your comment is a traditional procurement route. Here, the Client would design (or hire a design team) and then contractors bid for the work. Although design and build is increasing in popularity, traditional procurement is still the way the majority of contracts are handled.

@@Metroun Hi, thanks for the response. I work for a building services design firm and was speaking to an engineer today and I've been receiving conflicting information. We are involved (apparently) in many D&B contracts. Where the client will appoint us the design team and then after we finish the WS3 it is then the contractors responsibility to take on this design and take it to construction. And the contractor will sub contract the work. Does this sound incorrect? Thanks in advance.

@@elliotmott1869 it does slightly yes but construction can get a little.... blurry. In these videos, there are 3 distinct methods; traditional, design and build and management BUT firms also like to merge and amend contracts and route to suit them. So it sounds as if you're contract is one of these examples: it's not a true traditional route or design and build route but a mixture of both. If we were to label it, we'd say this was a traditional procurement route. 1. Client hires building design firm 2. Contractors bid for work based on completed design 3. Contractors complete works Hope this helps

In design and build, the main contractor is the single point of responsibility, contractor takes the risk of the design and construction, more control cost and time
