My 25-year-old son works at Amazon making just under $20 an hour. He has a car payment and other living expenses and he is still home with me. in Las Vegas there’s no way he can move out on his own without getting multiple roommates. I’ve been in my house for 24 years and I mentioned to him last night that I bought this house when I was his age on a combined income of $18.50 an hour with $3500 down. It blew his mind he couldn’t believe it. The world has changed and this is not sustainable. I’ve been a realtor here in Las Vegas for 21 years and I can’t believe what I’m seeing. And yes, I am so sick of hearing my colleagues say “date the rate“ it’s a very dangerous statement.

Gold is now 2040 /oz. in the early 2000’s when he was born it was 280-440/ oz the dollar had power then. It’s been downhill from there. I got an old paystub of my fathers from mid 80’s. It’s what min wage is now. But you could do things with it then. New cars were sub 20k ect.

Just wanted to affirm your efforts of seeking the truth about our real estate markets. I sold homes & property for 32 with RE/MAX in metro Washington, DC. I retired 4 years ago and very pleased I did. It’s IMPOSSIBLE for our markets to not have major issues with 10 years of crazy offers over the asking price … just to secure a property. Rates were also falsely kept low for years. A major correction has begun and the country will see this correction over next few years. Painful. Keep seeking the truth!

After the financial crises of 2008 all the politicians, at least of G7 countries, said we do not want to have too big to fail banks anymore. Instead of constraining the size of the banks i.e. by balance-sheet caps or higher capital ratios, most regulation did exactly the opposite: complex regulation as reporting requirements, EMIR, MIFID or clearing obligations as well as the central banks NIRP/ZIRP policy drove up the cost-floor of banking business so drastically that concentration was the only answer by bank management to cover the cost-base. Now we have a few global super-banks that are far bigger than ever before and could ruin complete states instead of a large sum of small houses. Small and midsize banks just got crushed.

Do you know the only city in California that doesn’t have a tent city occupying it? Coronado California. The reason is that corner bridge on one side, and the navy base and the Silver Strand State Park make Coronado a virtual island. set up a tent in Coronado, and the police will remove you within minutes. They take you for, “ Help,” downtown. Most likely St. Vincent de Paul center which does help people with drug problems. And serves over 10,000 meals a day. My sister-in-law was a Director of volunteer services for decades there.

I am genuinely baffled. First Republic down the street closed and shortly after that they are renovating it for Citizens Bank. I found out at the beginning of your video they’re also in trouble. At this point, it looks like banks just don’t know how to manage money or risks.

As always a man of integrity great job Todd, I'm always for open and frank debate but understand that some actors are confined to a corporate script and may not stray from their mandate albeit a personal story or two. Anyone who was expecting a whistle blower exposure of the banking system were being unrealistic, and I think by now those with any free thinking skills understand the industry and its need to use deposits to invest in markets often impacting the working man/ women's ability to buy for example a house. The current system works against the depositors and needs to change as does the pension fund investments lets get all this money out of the real estate investment make basic housing affordable and linked to average wage, lets be honest about inflation, unemployment, government budgets, tax on investments, off shore investments, luxury taxes, inheritance taxes, small business taxes and realign social services for the in need. Lets get back to basics where housing is a necessity and not an investment for massive corporations.

Why should I care who buys my bank? My bank is the best local bank in Boston, something I didn't know until I checked. But even if it wasn't, all that would happen is another bank would have my account. As for bank stocks, I'm doing good. Most are down a little, one is up a little, but the dividends are solid.

I agree, that's the more reason I prefer my day to day investment decisions being guided by an advisor seeing that their entire skillset is built around going long and short at the same time both employing risk for its asymmetrical upside and laying off risk as a hedge against the inevitable downward turns, coupled with the exclusive information/analysis they have, it's near impossible to not out-perform, been using my advisor for over 2years+ and I've netted over 2.8million

I disagree. SVB did have a sizable and risky MBS book but it was the selling of their bond portfolio at a loss that caused their demise. Also GM for sure got a bail out and Ford did not...though Ford did get a government loan to retool it's production lines.

Coming from the perspective of someone who sold July 2023 and purchased Sep 2023 it seemed that sheer demand in both situations combined with well prepared buyers were keeping the prices elevated. It seems as time goes on the pool of well prepared buyers is growing faster than desirable locations to live.

Too big to fail doesn't exist anymore. Title II of Dodd Frank forbids the government from bailing out the systemically important financial institutions, or SIFI's. Instead Dodd Frank requires the orderly liquidation of the SIFI's if they are facing failure. That liquidation process would involve the formation of a new holding company bank that may be funded through a bail-in whereby the deposit funds of depositors in the failing bank are used to shore up the new holding company bank. And those depositors would receive shares in the new bank in exchange for their deposit funds that are used to fund the new bank.

You can only expand debt (via credit creation) so far until wages can no longer keep up to service the debt. It ain’t rocket science. Fractional reserve banking has resulted in bank “bail-in” legislation back in 2018 here in Australia which clearly shows the systemic risk our banking sector is exposing themselves to excessive leverage.

Not knowing how much an egg cost is part of the problem. Most people find that they’re spending comes up to their income. When President Biden canceled the keystone pipeline, Saudi Arabia raised oil price is 42% two days later. My grocery bill doubled. Doubled! So, if I was just making it, I would be in a world of hurt. Not to mention the fact that gas prices doubled, and energy prices at home too. One indication that there’s a real problem with consumers is the fact that consumer debt has reach $1 trillion for the first time.

General Motors did get bailed out and yes their stock did go to 0 and new shares were issued and purchased by our treasurer Timothy Geithner which we the low earner tax payers LOST MONEY ON. And no, the Ford Motor Co. was not bailed out.

A stock market crash will drive the housing crash. Mortgage rates and inventory/supply levels will then adjust because of it. Segments of the equity/crypto market will reach meteoric levels first - Bitcoin to $115K+, the Nasdaq to 26-30,000 range, NVDA stock to $1,000+ / share. This won't be a multi-year run. I think it reaches these levels very quickly in June/July/August 2024 through a euphoric burst. Sounds crazy, but that's what technicals are pointing to.

If you do not believe in bail outs, then you are against the FED buying rates down like the bail out they have done since early 2000s for the consumer correct? Why bail out the consumer but not the businesses? Also, I would to say this video was great. Its very rare to see a realtor take actual info from real people in the know. As someone who worked in banking for years, it always blew my mind especially lately how people are comparing this to 2008. It has nothing to do with home values or home prices, it has everything to do with people not being able to pay. There is a lot that cost that and most of it was not home prices. Plus, that is why the gov and banks are doing programs to help people afford more, as long as payments are made banks dont hurt, plus when you look at most the down payments now its more then 3.5% so people still can sell. It is going to take a true high unemployment recession to hurt the banks. Love this video man! 100% agree banks should never get to be 1/10 of the total banking, that was the worst thing coming from 2008 was the big banks got so big. However,the bank bail out had to happen last year because that bank did a lot of lines of credit and account sfor businesses. if those went under more unemployment, the bail out was for the people, not the bank

As inflation soars, those that buy quality assets with "low" interest debt will be wealthiest. Assets increase in value at the REAL rate of inflation, while the debt is also decreased by the rate of REAL inflation minus interest rates, which are typically the rate of REPORTED inflation. Todd, love you man..how and why did you get this banker to interview? Total mismatch, sorry to say you all seem like fish out of water. The normal guests you have fit in well and you can ask really hard questions and there answers are sincere. These guys are like typical realtors that are trying to sell what they must to stay alive. you can't ask these guys any real questions because if they tell the truth they dont eat again. i hope maybe this was your point, but as a viewer it was a waste of time. sorry

America's advisories have until January of 2024 to completely destroy us. So far, they are ahead of schedule. Mayorkas is unimpeached, Janet Yellen, the felon is still in charge of the economic policy and no dictator fears our military. My crystal ball says soon, very soon. @@rlvilla5128
