The credit system in Canada is a joke. Trans Union is a joke. I have hard enquires on my credit from 2008. I also have hard multiple hard enquiries for the same purchases. You get dinged if you successfully pay off loans. And you don’t get credit for home rental payments.

Canada is my first experience with a credit score system. I find it odd that every hard check affects your score - even if it’s a landlord check. Why should such checks lower my score? It doesn’t make sense. That, and your ability to service your mortgage faithfully isn’t considered when renewing or refinancing your mortgage. How does that make sense? The actual payment of your mortgage isn’t a factor when negotiating terms of a mortgage 🤔 Nolan, can you explain more on how the system works and why it works the way it does? And maybe what ought to change about it?

Interesting.. I'm about to be a first time home buyer and just received a notification that my bank has offered a line of credit.. was wondering if that would help or harm my mortgage application.. also, should I just accepted what was offered or can you negotiate?

I've had a credit card for 24 years and I have no clue nor care what my credit score is. I know my credit limit because it's in my statement but that's about it.

What's the best way to get rid of credit cards that have annual fees to them? Close those cards or ask the bank to switch towards something no fee?

on my credit score I have something saying closed accounts are bad , is there any way to fix this ? 4 open accounts and 5 closed accounts. So like old credit cards I no longer wanted and a line of credit I closed. but these are all long gone now. all paid off nothing owing just sitting there forever as closed acocunts. Thanks in advance.

Not anything to worry about, but in the future if they aren’t costing you any money to keep open, then try not to close down old accounts.

Accounts closed at consumers request would not affect his credit rating IF he has positive history with other accounts. Having a long history of nothing worse than a R1 or I1 (1 = pays on time) is what boasts your score. R stands for revolving (credit card) and I stands for instalments (loan). O is open - like the old Amex charge cards that had to be paid off in 30 days. Having too much available credit is usually a trait of people that CAN get into credit issues. Remember that credit scores are a ranking system that basically tells lenders the likelihood that you could default. The lower the score the more likely they could see you default. As for having the collection company remove it - well if they are honouring their agreements with Equifax or Trans Union they can only remove a collection if it was there in error. Paying it would negate that. Also … assuming they improperly removed the collection … the R9 from the initial company would still be there.

Isn’t it actually not advisable to accept pre approved credit increases? Because this can in turn reduce your eligibility when applying for home loan? Ex: if you have a credit card with a limit of say 20k then the banks assume you have an open line of credit that you “might “ utilize and hence reduce your eligible amount? Even if you actually don’t use it.

As a mortgage broker my advice would be to find a better bank. One that looks at utilization rather than availability.
