This is why its so important to get the plumbing rough in installed correctly. Really the best, and as far as I'm aware, the only legal way per code, to fix this is to change the pipe in the wall, and raise the stub out. I do not like air admittance valves for anything, including venting, because they will eventually fail and need to be changed out. Plus I think they just don't work as well as a properly designed plumbing system. Super easy to change the pipe in the wall once you have access

In old houses, the waste drains were typically very low in bathrooms... the issue is that the waste drain is a TEE, which is also venting the system. So, opening the wall and moving the waste is pretty involved. Ironically enough, I have to do this all the time in kitchens, where the waste is typically too high to accommodate modern, deep basin, undermount sinks with disposals....

agreed. this is a common problem I see in construction projects. we are asked often to come in after the fact and sort out problems that have caused costly damage and require opening walls and redoing work that was not done right the first time. clients always say "i spent so much money on construction already" and they do not feel they should have to spend more money. if it was done correctly, with plans etc from the get go, then this would never have been an issue.cutting corners never pays off.

PLEASE BEWARE! I'm not being a Karen I'm trying to help. The only way to do this is to open the wall and move the drain up. The method used in this video will create an "S" trap which is not only illegal IN ALL 50 STATES, but let's forget about the legality of it and focus on the reason it is illegal. The "S" trap creates a siphon when draining or even flushing a close toilet. This will empty the water out of the P trap and leave an opening for sewer gas to come into your home. do not do this!

You should attach some pipe,. maybe with a fernco... to 90 up, then have your waste come out, say 4" higher... it's basically an S trap... but, as a plumber... that's how I do it... you still lock out sewer gas, and the short drop of "fast drain" isn't really going to affect anything. Good job correcting your mistake, explaining the mistake and posting it. As another commenter posted, I don't like using those air admittance valves either. And they're actually prohibited in some municipalities. If storage space was your main concern, then the air admittance valve is your option, I guess. BUT if you can't use those valves, you could have brought the p-trap as low as possible and run the horizontal pipe to an elbow and connect it to the wall drain stub out. The reason your configuration makes it an "S-trap" and illegal is b/c of the long vertical run after the trap. Gravity will pull and siphon the water out of the trap. If you configure your pipes so the water has very little momentum, it won't pull the water out of the trap.
@vonkanon3091

What about lowering the P-trap as low as he can then use 45-degree fittings to gradually run down to the wall pipe?
@lauram7803

@@vonkanon3091 This is my question. I'm about to repair (replace the whole innards) of a kitchen sink with a floor drain. I can put the p trap at the floor a little ways from the down turn. Room really isn't a factor if there's a possibility of flooding from an air admittance valve. I just found out there was an old version also called AAV - "Automatic Air Vent" - less reliable and gave AAVs a bad name.

Great job trying to figure this out, however, this would never pass inspection and the configuration will pose problems. KZitem is great. I recommend wacthing several videos by reputable construction plumbers and getting code approved diagrams - understanding and adhering to rough-in needed prior to closing up the walls (with plans) would have helped from the onset of your project and prevented this exact problem. The bottom line here is that the wall needs to be opened and specific work completed to ensure this has been installed to code. Code exists for a reason. Completed plumbing to code will ensure the drain system from the fixture will perform correctly. Corrections include, but are not limited to; making sure pipe elevations, minimum and maximum pipe lengths, proper pipe run slope, correctly installed and connections to the santee, and drain and vent runs and connections both under the sink and in the wall and possibly thru the roof and under the subfloor. That said, drywall is cheap and getting this corrected now is still more cost effective than down the road.
